A few weeks ago, an investor client of mine put in an online bid on a HUD home in our area. We won the bid and were very happy. I am a newbie with regard to HUD sales, so part of the problem is my ignorance, of which my investor is happy to work through with me. We made an ALL CASH offer on a home and wanted to close in 2 weeks. To add further complications, the home is on leased land (Indian leased land).

Carson City Nevada Homes Sales Data: May 2009 - 06/10/09 12:00 AM
Carson City saw a marked increase in the number of homes sold in May compared to April. In May, 40 homes sold, a 33% increase over April when 30 homes sold. 85% of the homes that sold in May sold for less than $300,000, demonstrating that home affordability is back in our state's Capitol. Half of the homes that sold in May sold for less than $200,000, so the lower-end is where the majority of the sales are occurring.

Dayton Valley Nevada Real Estate Market Update: May 2009 - 06/09/09 11:31 PM
Today there are 136 homes for sale in the Dayton Valley area. This is down from 146 homes available for sale from a month ago. Of the 136 homes available for sale, 21 are bank owned and 27 are short sale. That means 51 - or 35% - of the market is distressed. How is the absorption rate looking for Dayton? Let's take a look... Dayton currently has 136 homes on the market. In May, 28 homes sold 136 / 28 = 4.85 months In April, the absorption rate was 6.6 months. In March, the absorption rate was 10.55 months. Many of you know that I am an REO agent. I actually work VERY HARD to make sure that every buyer's agent that works with me gets great service. I personally strive to never let the sun set on an email or a voicemail. I answer my phone 99% of the time. I want buyers agents to know that completing an REO sale with me is not akin to pulling teeth, giving birth, or having a colonoscopy! Over the last five months, the real estate market conditions in the Carson Valley Nevada area have changed substantially. Just as buyers were reluctant to accept the slide in values over 2006-2009, it seems that buyers are reluctant to accept the fact that the market is moving much more quickly. Bank owned properties appear to be the reason why our market has changed direction. Here is what the market looks like today for bank owned homes in the Carson Valley Nevada area:
