Of the 700+ members of the Sierra Nevada Association of Realtors, I was nominated and selected to receive the Realtors of the Quarter award. It all stemmed from a bank owned listing. Many of you know I represent banks as a listing agent for REO properties. I received a call about 45 days ago from an agent I'd never worked with before in neighboring Carson City about a property I just listed in Dayton, Nevada. Many of you know that I am an REO agent. I actually work VERY HARD to make sure that every buyer's agent that works with me gets great service. I personally strive to never let the sun set on an email or a voicemail. I answer my phone 99% of the time. I want buyers agents to know that completing an REO sale with me is not akin to pulling teeth, giving birth, or having a colonoscopy! Over the last five months, the real estate market conditions in the Carson Valley Nevada area have changed substantially. Just as buyers were reluctant to accept the slide in values over 2006-2009, it seems that buyers are reluctant to accept the fact that the market is moving much more quickly. Bank owned properties appear to be the reason why our market has changed direction. SO! Lots of you read my post about "REALLY??!?! with your host Christianne Gordon"...I have an update! We had a Round 2 go round on Wednesday...here's the low-down... The Highest and Best offer was required to be submitted by 10am on Wednesday. The request for Highest and Best was given to the listing agent by the bank Monday afternoon, but it was not transmitted to me until Tuesday morning. The proper designation is CDPE...And no, it's not an incurable disease and it's not some weird workout program....it is the Certified Distressed Property Expert designation, and you not only want it, you NEED it - whether you know it or not. This designation is a MUST HAVE and the course is a MUST TAKE! I can't say it any simpler. One of the greatest tragedies in America today is the fact that there are so many bank-owned properties on the market that could have been successfully divested as short sales.
