September 2009 Dayton Valley Nevada Real Estate Market Report
We had 27 home sales in the Dayton Valley in September 2009, another 100%+ volume increase over September 2008 when 13 homes sold. September makes the second month in a row where sales volume has doubled year over year.
Here is a snapshot of our market indicators for September:

We have had a few new Northern Nevada bank-owned properties assigned to us recently that have had tenants in place. Each time, the Asset Manager for the bank has authorized us to offer a Cash for Keys agreement to the tenant in the property in exchange for the tenant to move out within a defined period of time.

Today there are 136 homes for sale in the Dayton Valley area. This is down from 146 homes available for sale from a month ago. Of the 136 homes available for sale, 21 are bank owned and 27 are short sale. That means 51 - or 35% - of the market is distressed.

That means 43.1% of the market of available homes is distressed. This is substantially higher than Carson City at 27.7% and the Carson Valley at 17.9%.
Compared to January's Dayton numbers, this market is looking much better. In January, there were 245 homes on the market and 53% of the market was distressed.

Today there are 245 homes for sale in the Dayton Valley area. Of the 245 home available, 132 are distressed (either short sales or bank owned properties). That means 53.8% of the market of available homes is distressed. This is substantially higher than Carson City at 29% and the Carson Valley at 17.9%.
Currently there are 42 homes pending in Dayton, which is a good sign, however, only 12 homes sold for the month of January.
