With the market downturn, and much less foot traffic for open houses, I was 'one of those agents'.
I even had a subdivision listed from 2005-2008 where we would go DAYS without seeing anyone stop by. 'Open houses don't sell houses, they just make the seller feel like the agent is working'. Isn't that a statement we've all made at one time or another? I even have statistics in my listing presentation demonstrating that open houses are one of the least likely things an agent can do to generate a sale.

SO! Lots of you read my post about "REALLY??!?! with your host Christianne Gordon"...I have an update!
We had a Round 2 go round on Wednesday...here's the low-down...
The Highest and Best offer was required to be submitted by 10am on Wednesday. The request for Highest and Best was given to the listing agent by the bank Monday afternoon, but it was not transmitted to me until Tuesday morning. I had to call him again at his home to find out "What's the status?".

This week's story comes to us from the sunny foothills of Reno, Nevada. Let's tune in....

I was working with buyers who found me on ActiveRain via my blog last week. We went out Saturday and saw 6 properties. They dialed in on 2 and we went back out Sunday morning at 9am to see them again.
They selected one, and wrote one hell of an offer! Great earnest money deposit, 20% down, very well-qualified, fast closing...you get the idea.

Many of you may have seen or read my blog post from a few days ago about The Untold Side of Foreclosures.
Well, I'm excited to say, our two new girls came home today: Raisin and Spice!
Here are some pictures of them at home in their new pen...

Spice is the 'blond'

Raisin is the color of, well, Raisins!
They are both 5 years old, and they are sisters. They were left behind at a foreclosure without food or water and we adopted them.

About 2 years ago, my husband Danny and I bought a home on 1.15 acres in the Johnson Lane of the Carson Valley. We were a happy family of two adults, two boys, and two Airedale Terriers.

After reading another featured post here on Active Rain today posted by David Width, Jr. commenting on Classic MLS Photos, I had to write this rebuttal post...
You see, I had to disagree with one point David made, and everything else he said was 100% spot on...the one point I disagree with is the 'closed shower curtain', if you have to photograph it at all.
Here is why I think it's 100% necessary to photograph bathrooms: Buyers want to see them!

You probably know LOL (Laughing Out Loud), ROTFLMAO (Rolling On The Floor Laughing My A*s Off), and other very common text abbreviations. But how proficient are you in speaking "text" to a client who really uses it every day? Here are some hints to help you become (or just look like) a texter:

The Carson Valley Nevada area is a beautiful little valley with cattle ranches and beautiful vistas and spectacular Sierra Nevada mountain range views to the west. The ranches and farms use flood irrigation to water their fields and there is an intricate system of ditches throughout the valley diverting the Carson River flows to agricultural uses. We actually have a Ditch Committee and there is documentation going back to the priority of water use from the river dating back to the 1850's. When the fields flood on a clear day, it looks like this:

One of the responsibilities that we consider very important in the sales process is attending the inspections. You may be surprised to hear that often, a buyer's agent does not attend the inspection on behalf of the buyer. That sounds odd doesn't it? I've heard a variety of excuses over the years - "I don't have time", or "My broker says attending opens me up to liability" - the excuses are endless.
There are three main reasons why we always attend our inspections, regardless of whom we are representing. They are:

One of the trends I like to watch to help us gauge the depth and reach of the current recession and crisis is how many bank failures we have as a nation.
Back in November, FDIC Chairwoman Sheila Bair reported that there were 117 banks in danger of going into receivership because they were thinly capitalized. The FDIC Failed Bank List only goes back to October 1, 2000. The last time we had more bank failures was 2002, when 11 banks failed.
