Lower priced home sales are dominating the market in Carson City. 60% of the homes sold in Carson City in April sold for under $200,000. In addition, there was not one single home that sold in Carson City in April over $500,000.
With 30 homes sold in April, the Carson City market has picked up from January when only 10 homes sold.
In addition, the gap between the average asking sales price and the average selling price has been shrinking steadily over the last few months.

The market is definitely heating up in the lower price ranges in Northern Nevada. I put this beautiful bank-owned, NEVER BEEN LIVED IN new custom home on 5 acres on the market at the beginning of this week. We've already have a half dozen showings and 2 offers this weekend! northern nevada real estate market: Dayton Valley Real Estate Market Update - January 2009 - 02/07/09 10:32 AM
Today there are 245 homes for sale in the Dayton Valley area. Of the 245 home available, 132 are distressed (either short sales or bank owned properties). That means 53.8% of the market of available homes is distressed. This is substantially higher than Carson City at 29% and the Carson Valley at 17.9%.
Currently there are 42 homes pending in Dayton, which is a good sign, however, only 12 homes sold for the month of January.
