Question: Will Uncle Sam Impose Rent Controls? - 01/15/09 07:04 PM
Just a quick question…in tough economic times, governments often resort to price controls. Nixon did this of course. They cap prices on things like bread and such. During times of massive inflation, as we are in today, governments have been known to cap the rent you can charge to tenants as well. How do you think this would affect real estate values? Look, failure is part of life! Yeah, like you haven’t heard that one before, right? Yet look around, and you’ll see we avoid it like the plague. We’re not in a the kind of market where playing it safe is going to keep you safe. I’ll go one step further…fear of failure just may be what causes your business to go under in the next few years. We need to embrace risk, we need to embrace fear, and we need to accept the possibility of failure. I’d submit that fear of failure is one of the top reasons most people don’t

Is Now the Time to Buy? - 01/07/09 11:57 AM
This is a follow up to my last post... Will buying now make you a millionaire? Have we seen "the bottom"? I don't pretend to know exactly what will happen in the next 5 years. There was a rally on the dollar and downward pressure on gold as recently as Obama's last talk on his new "stimulus" deal. So yes, there will surely continue to be ups and downs, as is always the case. But the general trend is toward the downside. And I don't think that trend is doing anything but picking up steam right now. I'll stick my neck

I would encourage all Realtors to not be waiting for the market to "come back around". Cuz it's not gonna. The boom we just experienced was the *problem*...this recession is the cure. We need this. We've been coasting on artificially low rates, easy money and bad lending practices. That's not normal...or healthy. Additionally, it's proven itself unsustainable. Those of us wanting things to "go back to normal" or who are watching for the market to "come back" will be waiting forever. Sorry...Obama's inflationary "stimulus package" is not going to help. Why is success so scary? This question has been coming up a lot lately for me. Why do we tend to quit right before we win? Why do we think small? Mere complacency can be a factor. Sometimes it’s the reason altogether. But there are other self-sabotaging elements that can cause this. A colleague of mine referred to this recently as “success suicide”. People will literally work their tail off and get right up to the door of meeting their goals, and then something will happen. Many of the people in my network are Realtors, as am I. So this blog is naturally going to be at least 50% real estate-related. That said, I think what’s happening in real estate to be a good benchmark and applicable to many other industries. We’re going through a time of grandiose, wide-sweeping change. I get a lot of questions from people considering the real estate business, and it’s occurred to me lately that this is exactly the kind of reason I want to have my own site. I’m going to write a post on it and refer people here. Surely I’ll need to update my thoughts on this from time to time, but I want to get this post up now, because lot of people are thinking about getting into real estate these days. It’s kind of interesting, because there are a lot of people getting OUT of real estate these days as well.

Short Sales…How Far Will Home Prices Go? - 01/03/09 03:54 PM
All over the US, we’re seeing a massive number of short sales…people selling their homes short of what they owe. What are your perceptions of this? How does it affect your business? Obviously it affects me directly, because I sell real estate. Talking with home owners has taken on a completely different tone lately. In other words, fewer positive upbeat conversations and more talks containing the question “How am I going to get out of this?” I’m finding that lenders are now much more likely to work with home owners…you CAN get out of this. There are procedures, believe me…and paperwork.

Great place to visit if you’re into real estate. I’ve found it interesting to see that the changes my real estate team are common place across the land. Everyone seems to have an opinion of when re will bottom. It seems to me that real estate will reach a bottom when credit frees up a bit. That’s going to happen after our economy has recessed a bit, we’ve saved some money and built some of our wealth back. Right now the American consumer is $10T in the hole. Since we’ve devalued our currency by at least 7% this past year, doesn’t it mean you can tack on another 7% to losses in home and stock values?
