Getting preapproved for a loan is the first step in buying a home. Many times I will get asked to show properties when a buyer hasn't talked to a lender yet. Most people don't really understand the steps in the home buying process.

Step 1. - Get Preapproved

Tell the lender where you want your house payment to be with property taxes and homeowners insurance. It is important to find out about the different types of loans. Are you a Veteran? A VA loan is the best type of loan available. A VA loan can be used over continuously, many people think it can only be used once.

Did you know that certain areas allow for an agricultural loan called a USDA loan? The USDA loan is a no money down loan. It is the only no money down loan besides a VA loan that is available today. There is a map outlining qualifying USDA loan areas, you may be surprised!

Does a home you are interested in need too many repairs? An FHA203K rehab loan may be just what you're looking for. This loan allows you to borrow for repairs made to the home and roll it into your mortgage.

Are you a first time home buyer? Many areas have first time home buyer down payment assistance programs. Your lender will know what is available in your area and can let you know what the qualifications are.

1. Getting preapproved let's you know what price to keep your home search under.

2. Preapproval will help narrow your search criteria to homes that will fit the types of financing you are considering.

3. Preapproved home buyers are in a better position to negotiate when they do find the right home.

4. Many sellers are requesting that only lender qualified buyers view their homes.

5. The loan process and ultimately closing on your new home will go much quicker if you are preapproved.

Northwest Indiana Parkinson’s Disease 4^th Annual Symposium will take place on April 21, 2012 from 8:15 a.m. to 2:30 p.m..

The educational seminar will be held at the Avalon Manor, 3550 U.S. HWY 30, Merrillville, Indiana.

Start the day with a continental breakfast. There will be a variety of vendors with information on anything and everything to do with Parkinson’s related issues. From health and nutrition to Tai Chi exercises to home health care options there is something for everyone. Browse and chat with the vendors, enjoy breakfast, then get set for the main event.

Advertise your listings for free. Sounds good, right? LinkedIn, Facebook, Trulia, Zillow, Yahoo local ads are great places to advertise and get your name out there, right? How many of you remember what websites you’ve signed up for online?

Now I know I am definitely guilty of this too. Earlier in the day I wanted to find the email address for an agent. I thought I’d just Google their name and find their website. Quicker than logging in to the MLS at that moment. Guess again.

The first link I chose was the website with their name as the domain name. Good pick, huh? The website is no longer functioning. To make a long story short, out of the thirteen websites that I went to only two had an email address listed on it.

Some of the websites were not functioning at all. Most had a phone number, some had a contact sheet. I was simply looking for an email address, wanted to send a quick note with an attachment. I did not want to fill out a contact form.

I guess this was an "aha" moment for me. I was in a hurry and did not want to call. It made me think about those who weren't READY to call. Perhaps they just wanted to ask a quick question. Those who weren't READY to fill out a contact form.

I love teaching people about real estate and how it all works. I love helping people buy and sell homes. I want to be accessible to everyone.

Needless to say, I will be spending one day (in a week or two, still studying for my brokers license) going through my websites to see how accessible I am!

Look what the snow revealed! - TRASH

The other day I was driving to a home to take some photos of the new listing.

While driving I started to think about how nice it was that the snow was gone. We didn’t have much snow this year so I really can’t complain.

I love the look of a fresh snowfall. Everything is all white and clean looking. It’s beautiful when it clings to the leafless tree limbs.

On this particular day, I happened to notice all the trash lying all over the place. You know how once something is mentioned then you start to notice it everywhere.

All I saw was TRASH everywhere! It seemed like every place I went, whether it was a stop sign, store parking lot, or driving along a country road there it was. I was amazed at how much of it there is along our roadsides.

Since I had my camera, I just had to take a few pictures. The picture with the apartment building the background, the white you see in the field is not snow, those are plastic bags, newspapers etc...

I think they should have more programs for cleaning up the land. Whatever is being done is definitely not working.

Easter Egg Hunt in Chesterton Indiana

I came across this Easter Egg Hunt and thought it was a bit out of the ordinary. How cool is this? TheRoad to Life Church is sponsoring an Easter Egg Hunt in Chesterton and the eggs will be dropped from a helicopter!

They are going to drop 20,000 candy filled Easter Eggs. The event will take place at Friendship Park in Chesterton Indiana. The park is located off of 5^th St. and Morgan Ave. in Chesterton.

The free event for all kids will include games, face painting and more. What a fun way to spend a few hours of your day. I can’t even begin to imagine what 20,000 Easter Eggs would look like falling out of a helicopter!

The big event will take place from 1:00 - 3:00 pm.

Crown Point Indiana Parkinson's Disease Support Group - Meeting March 19 7-9pm

The support group meets the third Monday of the month at the Marion Education Center, Franciscan St. Anthony Health, 1201 S. Main St., Crown Point, Indiana 46307
Time is 7 p.m. to 9 p.m.

This Monday the guest speaker will be Louise Thompson. We will be having a hotdog/picnic type of potluck. Hotdogs and buns will be provided. Bring a topping (chili, cheese, onions, peppers, etc.) or chips to share!

The Parkinsons Support Group meets to share information, give mutual support, and talk about coping. Parkinsons patients and caregivers are welcome to join this free group.

Parkinsons is a disease that has unique symptoms for everyone that has it. An estimated 1.5 million people in the US have Parkinsons.

Come join us to share your challenges and triumphs. We have guest speakers and usually potlucks of some sort.

Foreclosures and vacant homes are a big part of our market in Northwest Indiana. The condition of these properties is often less than desirable. They are dirty, moldy, and occasionally smell like rotten eggs. Sound familiar?

How many times have you given feedback to a listing agent and said “we smelled gas in the basement”. I did that just last week and it is my hope that the particular agent had it looked at.

Tuesday afternoon a local real estate agent, Pat Conforti, was meeting a young family at a vacant home in the Gary/Merrillville area. She got to the property before her client. One click of a light switch was all it took to make the home explode.

Earlier in the day the utility company was at the home with the seller and turned on the gas and electric. They are still investigating the explosion.

The home was a brick ranch. The explosion blew the bricks off. The force of the explosion ripped her clothing into pieces and she has burns over a significant part of her body. She was taken to a burn unit in Chicago, IL. It would have been worse if the young family had been with her.

I never thought much about the gas smells in these homes because it is all too common. I will certainly be on my guard from now on.

My For Sale Listing is being advertised for RENT BY SOMEONE ELSE!

We all get the occasional phone call asking if our sellers are interested in renting their home. I had two such calls in a row today. The calls were one right after the other.

I asked the second caller where she had seen the property advertised for rent. She said it was on Trulia listed for rent. Now my listing is on Trulia but as for sale by BROKER. I quickly looked it up and sure enough there it was under for rent. It showed up as newly listed. There is a disconnected local phone number with the “listing” and an agent

I scrolled to the bottom to see that it was syndicating from Postlets.com. I had used Postlets.com prior to the Zillow take over when it was an independent pay website. Once Zillow took over, I had deleted all my listings.

The second lady I talked to said she had been in communication with my seller. I asked who she had been in contact with thinking it couldn't have been my seller. The home is currently rented but it was an unusual circumstance and we never advertised for rent anywhere.

She proceeded to tell me all about the wonderful family in Mesa, AZ. This is the email that was sent:

"We are pleased that you have an interest in our house, Our lovely home is still available for lease and we want responsible adults/family who are neat and also believe that they have what it takes to take care of our house as if it were theirs. My wife and I initially had it up for sale but had a change of mind in leasing it out ourselves because the agent that was in charge of our rental property was asking too much of an agent fee and also making it difficult for people who cannot afford the rent, stay away from renting my house.

The reason why our house is up for lease is because I got transferred from my place of work to MESA,ARIZONA , I will be away with my family for at least 4 to 5 years because of the love I have for them, I have decided not to sell our house and also assuring them that we only have few years to spend here and will be willing to lease it out to person/family who is willing to assure us of taking absolute care of our home and pay their rent on time. I will start by telling you more in regards me and my family. I have a daughter named Kate (20yrs) who attends University of MESA,ARIZONA as a medical student, she has a lot going for her and she is also down to earth in all that she does to keep us happy and when she is back home on vacation, she also assist her mom in the house work when am at work. I work as a Robotic Programmer & Welder/Fitter here in MESA,ARIZONA and got married to a lovely wife who is a member of Joyce Meyer Ministries . We will be very pleased if we can find the right tenant to rent our home, a person who is a clean freak and does not tolerate anything that has to do with dirt... we also would like to know more about you and your family, your renting experience and how long and when you plan moving into our home. These 3 bedrooms and 2 bath full home are very specious and neat.

I immediately informed my mls. Called my sellers to alert them and so they could alert their tenant. Tomorrow will be spent calling the Attorney General's office, Zillow, Trulia, federal Internet Crime Complaint Center and goodness knows where else to see what can be done to trace this email or how to proceed with a complaint.

MOST IMPORTANTLY!!! The public needs to be aware that such scams are going on. Notice the poor grammar in the above email. Please do not send money anywhere without viewing a property in person with the landlord or property management company. Never wire funds through a wire service or give out any financial information.

Funny thing is that right under the pictures on Trulia is a disclaimer:

The benefits of working with one agent as a buyer

Well, they told me it would happen one day. I lost a buyer that had verbally told me they would work with me exclusively. I work hard to go above and beyond for my buyers and sellers.

When I first meet with people I explain that agents do not get paid until they close on something. We do all the work and carry all the cost until that time. In return I simply expect loyalty in return.

After a year of working with a buyer, my “client” was not comfortable signing an exclusive buyer agreement with me for a year. Exclusive buyer agreements should be used for exactly the reason that transpired.

An exclusive buyer’s agreement is similar to a listing contract for sellers. It simply states that a buyer will work with you exclusively. If they see a home they are interested in they will contact you to view it.

Open houses, for sale by owner, new construction, and other broker listings are the types of properties your exclusive buyer’s agent will be able to help you purchase. The buyers are agreeing to hire you to exclusively represent them with their home purchase.

The benefits of working with one agent as a buyer may not be clear to those unfamiliar with the home buying process.

An exclusive buyer’s agent will have a better relationship with their buyers. There is no pressure or worry of not getting paid after devoting time and money to assist someone with their home purchase.
An exclusive buyer’s agent is paid by the seller, so the seller is paying for you to have your own representation.
An exclusive buyer’s agent will have a better feel for what the buyer is looking for since they are the only agent showing properties.
An exclusive buyer’s agent will keep you informed of your options during the home buying process and you will have the comfort of knowing they are representing your best interests.
