In Montgomery and Greene Counties in Ohio there were 716 homes sold in May 2008, down 131 homes from May 2007, a decrease of 15%.
48 homes were listed in May 2007 and 579 homes expired. Comparatively, 1191 homes were listed in May 2008 and 665 homes expired.

I have a black thumb, not a green thumb. Everything I plant in my home garden usually dies, so I can use all the tips I get! I thought I'd share the garden advice I received in the real estate office today from two fellow Realtors. Apparently, slugs and snails cannot tolerate caffeine. Spraying coffee on your home garden repels these pests. Use the coffee in moderation to avoid harming your plants though!

Well, my agency's average sale price to list price is 98% and we sell homes in an average of 78 days. That's very quick considering we have the least days on the market of ALL the agencies in the Dayton area. It is reported that the average home sold by owner sells for 90% of asking price. We don't have steady salaries as Realtors. In fact, our salaries are SO unsteady that we went from 3,000 Realtors in the Dayton, Ohio area to 2,500 Realtors this year. So how do you manage your business expenses?
Track your expenses. Keep a detailed log of everything you spend for a month or so to see where your money goes. Quickbooks is an excellent tool to help you keep track.

It is reported that 87% of home buyers today find their homes online AND 80% of home buyers are Gen X and Gen Y. What are you doing to capture these buyers and help your sellers get their homes SOLD? If gas were cheap, there would be no incentive to change. No one would focus on conservation. Currently, hybrid vehicles are so hot that the auto industry can't produce enough to satisfy demand. Let's face it, the price of gas will probably continue to climb and the only solution is to quit relying on oil. Oil isn't the only natural resource the nation has focused on lately. I know, it's shocking, but true! One sign that the market is picking up is an increase in visitors per listing. I have personally seen a HUGE increase in potential buyers visiting my listings this year versus last year. Tracking new construction deals is another sign of market transistion. Builders are doing away with concessions, and this is a sign that the market is improving. The experts report that by the end of 2008 we will be in a seller's market.
