Thanksgiving Turkey Recipe

Happy Thanksgiving! Whether you are celebrating this weekend or next week, I hope you have a very happy and blessed Thanksgiving! I read several online recipes and used a mixture of those recipes to create my own turkey recipe(see below).

Christina's Thanksgiving Turkey with Apple Stuffing Recipe
Ingredients
1 (10 lbs.) Turkey
2 (6 oz.) boxes of microwaved Stuffing
2 medium apples, chopped
Extra Virgin Olive Oil
Directions
Preheat oven to 325 degrees.
With knife, loosen Turkey lining under skin leaving all but one edge attached.
Mix stuffing and apples in bowl.
Spoon mixture into pocket under loosened skin.
Place, skin side up, in shallow roasting pan.
Drizzle Extra Virgin Olive Oil (EVOO) over top of Turkey.
Roast 2 1/2 hours.
Baste with pan drippings and EVOO; cover loosely with foil.
Roast an additional 2 1/2 hours.
Enjoy and have a Happy Thanksgiving!

Frank Wickstead, president of the Atlanta remodeling firm WicksteadWorks, suggests five of the fastest ways to turn your home into an eco-friendly environment.

> Switch to LED bulbs: "These bulbs are rapidly becoming more affordable," Wickstead said. "They're cooler; they use almost no electricity; and they have an unbelievably long lifespan." They're also ideal for cutting the cost of those outdoor lights you want to leave on all night.

> Add new attic insulation: "The best thing you can do for your house without tearing into the walls is to put open-cell spray foam insulation in the attic," said Wickstead. The brand Icynene is among the most popular that can be sprayed along the rafters to create an air barrier, making the attic part of the building envelope. But it's not particularly cheap: "For the average Atlanta attic, it will cost between $4,000 and $5,500," Wickstead said. "But you'll notice lower heating and cooling costs immediately."

> Encapsulate the crawlspace: This is a DIY project that will vastly improve the air quality in the house. Install a vapor barrier and insulated foam boards along the side walls to create a tight seal.

> Eliminate air exchanges: Any spot where warm or cool air is escaping is an energy drain. Most homeowners are familiar with weatherstripping around windows and doors, but what about electrical outlets? An ultracheap (about 15 cents) square of foam insulation behind a switch plate can plug the hole.

> Replace old toilets: "Dual flush toilets are awesome and they start at $260," Wickstead said. "They'll decrease water usage up to 30 percent, and it's something you can change out yourself."

Ohio September Market Report

The September Market Report in Ohio for single family, residential homes in Montgomery and Greene counties (near Wright Patterson Air Force Base) shows the average monthly sales price continues to rise, proof that it has been 4 months since rock bottom. The average sale price / listing price percentage remained at 96%, which is 2% less than the Real Living Realty average. Although prices are increasing, it is not a huge market gain which still makes Southwest Ohio a great place to invest.

All About Kettering...

Kettering is a city in Greene and Montgomery Counties in Ohio.
Only a small portion of the city lies in Greene County.
It is a suburb of nearby Dayton.
Kettering is the largest suburb in the Dayton area.
The earliest resident, John Patterson, was a farmer who settled there in 1798.
In 1841, Van Buren Township was formed as the area grew.
The township was renamed in 1952 as the Village of Kettering.
Kettering was named for Charles F. Kettering, the inventor of the automobile self-starter.
On June 24, 1955, Kettering was incorporated and gained city status.
Charles F. Kettering resided in Kettering in his home, Ridgeleigh Terrace, from 1914 until his death in 1958.

It has a total area of 18.7 square miles.
There were 57,502 people, and 25,657 households at the time of the 2000 Census.
The median income for a household in Kettering was $45,051 in 2000.
The largest employers of residents in the area include: Kettering Medical Center - a hospital, Reynolds and Reynolds, GE Money - a division of General Electric, Limited Brands, The Berry Company - a subsidiary of Bellsouth which publishes the Yellow Pages directories and maintains its division headquarters in Kettering, and Wright Patterson Air Force Base.
The city population and area businesses continue to grow and expand due to the 2006 decision of the Base Closure and Realignment Commission, which is currently bringing thousands of new jobs to Wright Patterson Air Force Base until December 2010.
Kettering is bordered by Dayton and Oakwood to the north; West Carrollton and Moraine to the west; Centerville and Washington Township to the south; and Beavercreek to the east.
Kettering has 20 parks totaling 284 acres. The Fraze Pavilion is a major outdoor entertainment venue that hosts the summer concerts of the Dayton Philharmonic.

Dayton Ohio Housing Crisis

Congressman Michael R. Turner spoke publicly today with the Northeast-Midwest Institute about the impact of the national housing crisis in the Dayton, Ohio area.

"Over 6,000 foreclosures were reported across Ohio's Third Congressional District in 2008. This represents a three-fold increase from a decade ago. Each of these foreclosures symbolizes a family, a neighbor, or a friend who have lost their home. There's no question that mortgage foreclosures have played a major role in destabilizing the foundation of our economy," Turner said. "The influx of toxic mortgage loans and economic destabilization has led to increasing home foreclosures, home abandonment, and falling housing prices throughout the country. The Dayton area has been particularly negatively impacted by this crisis. It is my hope that this discussion will generate ideas for further federal policies to help address this issue."

Although the Dayton Ohio housing crisis and foreclosures have increased over the last decade, recent home sale prices have drastically increased over the past 3 months. The July Real Estate Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties near Wright Patterson Air Force Base shows rock bottom is a thing of the past. In July 2009 versus June 2009, the average sale price/listing price remained at 95%. The Real Living Realty average is higher, netting more money for the sellers represented (98%). The average days on market in June 2009 was 132, which is 47 days slower than the Real Living Realty average days on market (85). It is a great time to buy an investment property in the Dayton Ohio area!

Check these necessary precautions off the to-do list this August for home maintenance:
-Clean dryer vent duct.
-Test the sump pump.
-Replace any broken bulbs and make necessary repairs to outdoor lighting.
-Use grass clippings as fertilizer.
-Be sure all residents know the location of water and gas shut-off valves.

$8,000 Tax Credit Running Out

The $8,000 tax credit is running out! It's a great time to purchase the home of your dreams! Interest rates are low and first-time homebuyers are in luck. Congress passed an act which includes a tax credit for first-time homebuyers of up to $8,000.

In fact, you may be classified as a first-time homebuyer and not even know it. If you haven't previously owned a home, you fall into the category of first-time homebuyer. But did you know that if you haven't owned a principal residence in the past three years, you also constitute a first-time homebuyer? It's true. If you fit either of these categories, the government has created a tax credit that you can take advantage of if you choose to purchase between January 1st and December 1st, 2009. With the deadline quickly approaching, it's important to act fast. In most cases, in order to close on the home by December 1st, you must have an accepted offer on a home by November 1st - which is less than 3 months away as of today.

The government is offering lesser of 10 percent of the cost of a home or $8,000 to qualifying first-time homebuyers in the form of a refundable tax credit. That means, if you owe $5,000 in taxes, you will receive a check for $3,000. If you don't owe any taxes, you may qualify to receive the full $8,000 credit. If you're lucky enough to have the government owe you money in taxes-let's say $1,000-then you could potentially receive a credit of up to $9,000.

The best part about this credit is that there's no repayment as long as you don't sell the home within three years of purchase. If you choose to do so, the entire amount of credit is due back to the government at the time of sale. But this only applies to homes purchased in 2009.

If you fit these qualifications, then congratulations! You're on your way to a great real estate deal.
