I think with interest rates going up they may well be on the rise. For buyers though there are no bargans. I think that those people who bought ARM;s adjustable rate mortgages, may find that the interest rates are moving up. The good news is that if they still have good credit they can refinance and get a good rate on a 30 year fixed rate. Only those wtih marginal credit will have a problem. I ask this of all my listings. I often can sell the home quickly. Why because I do a lot of marketing, but most of all because I work hard with buyers to get them to list at a price that will sell. Even if they must test the high end of the market I work real hard to get price reductions planned right at the listing so we can get the home sold. Over prices listings don’t get shown, don’t get offers, and don’t sell. Homes that are priced right, have been kept nicely and are ready to show each day

I know I can even in a soft market. I have a great marketing plan. I put homes out to tens of thousands of web sites, plus print media, plus the MLS, plus bulk emails to realtors, and now I am even going to start putting it on realesate blogs. Why do I do all this to get your home sold. You have to do two things. Price the home to sell and make it look presentable. I can help you with both but cant make you do it. Over 70% of people are looking for their homes first on the web.

I think that the last year of bad storms has affected the Florida real estate market. We deal with a lot of out of town buyers. From Europe, South America and from up North. There is a dirty little secret that no one speaks about when it comes to buying your home. The secret is that the interest rate is just as important if not more important than the price of the home. That is a good question. I would say no, it is not a buyer's or a seller's market. Sellers are not getting more than a home is worth and buyers are not stealing homes for thirty cents on the dollar. It is true that there is a two year inventory of homes and condominiums currently for sale on the market at this time -- rather than the typical one year of inventory that is for sale (or the three to four month worth of inventory that has been seen in the last two years). You will actually get more money in your pocket if you have a full time professinal Realtor do the selling for you. There are a lot of reasons why.
