The past two years there has been an on going debate about a bill that would require co-op boards to fully disclose any board denials that they enforce for whatever reason.  This is always focused on the Manhattan co-ops, but truth be told, I have seen alot of co-op boards denying applicants in the Whitestone, Beechhurst, Flushing and Bayside area. 
An article today in the NYSun.com entitled Stalled Co-op Rights' Bill Gains Backers - June 22, 2007 says:

The other day I attended an agency disclosure class.  You see in NY, where I live, the DOS is changing the way Realtors do business here.  As of this January, 2007 - the Department of State and the Long Island Board of Realtors have changed the way the New York Realtors should be representing a seller as well as a buyer.  This is a major step I feel towards buyer representation and in order to get one step closer there are a few obstacles that need to be hurdled first.

Dealing with sellers and working for the sellers, sometimes the buyers wants and needs get over looked.  Its either a question of do you want the house or not, if so make your BEST offer.  But seeing as the market has taken a turn and the buyers are far and few in between, I think agents should start thinking and focusing to the buyers.  What do they want?  What do they need?
At my last open house, I asked buyers that were in attendance, what are the MAIN things that attract them to a house or steers them away - fast.
