The past two years there has been an on going debate about a bill that would require co-op boards to fully disclose any board denials that they enforce for whatever reason. This is always focused on the Manhattan co-ops, but truth be told, I have seen alot of co-op boards denying applicants in the Whitestone, Beechhurst, Flushing and Bayside area. Here is a summary of how my weekend went. While I was doing an open house on Sunday a woman walk into the home, alone. She walked through the house fast and quite abruptly. When she left, I don't even think I got an acknowledgment - it was kind of like I pissed her off because I took her out of her car dragged her into the home and made her look at the home. The other day I attended an agency disclosure class. You see in NY, where I live, the DOS is changing the way Realtors do business here. As of this January, 2007 - the Department of State and the Long Island Board of Realtors have changed the way the New York Realtors should be representing a seller as well as a buyer. Dealing with sellers and working for the sellers, sometimes the buyers wants and needs get over looked. Its either a question of do you want the house or not, if so make your BEST offer. But seeing as the market has taken a turn and the buyers are far and few in between, I think agents should start thinking and focusing to the buyers. What do they want? What do they need? When a person makes the decision to sell their home they have a reason, perhaps a goal that they are trying to achieve. I love working for people when its an upgrade.
