When I work with buyers, after getting a feel for what they want, I start sending them property information that matches their search criteria. At the beginning, when we are in the 'exploring' phase, there may be many possibilities that come up. It's quite easy to narrow down the list with the latest to the market. Since my buyers view this info online there really is no sense in sending them listing information that doesn't include photos, so those are eliminated from the info sent, as well.

With the advantage of showing off the property with maximum 20 photo spots, I'm surprised that Realtors don't take advantage of this. It doesn't have to be professionally taken photos but ones that should show off the features and benefits of the property.

If my buyer is looking for something specific like a potential suite or extra parking, I'm looking for that detail in the description and in the photos. But when the information isn't supported in the photos, I wonder about the validity of the information.

Here's an example of what I'm getting to. My client needs parking and plenty of it for his vehicles and for his kids'. I look at the details of over-sized double garage, RV parking, parking pad, etc. and in the description to find out more description. But if the details tell me there is ample parking for many vehicles and there isn't one photo to support it, I begin to wonder how valid the claim is for this benefit or feature.

Think of these photos telling a story about the property. Just like in a children's picture book that has few words, kids look at the pictures in the book to get the idea of what it's all about and fills their mind with possibilities of where this story can go. It gets them excited, right?

So if there is a feature or benefit of your property why not flaunt it! This might lead my buyer to a happy ending of moving into your home, instead of someone elses.
