The period from December 11, 2007 through January 8th, 2008 continued to see a drop of active listings for the following cities: Aliso Viejo, Dana Point, Laguna Beach, Laguna Niguel,San Clemente and San Juan Capistrano. We started this period with 2270 active listings and ended with 2072. This has been the trend for the past several months because if we look at Oct. 30th, we see that we had 2557 active listings. Laguna Niguel and San Clemente tied for most closed escrows with each city having 36. These are actually not bad figures considering that this time of year is considered the slowest time for the market. People are buying and selling folks and they will continue to because people need to sell for job relocations, growing family needs, etc... Laguna Niguel had 36 homes sell in the weeks from 12/8/07-1/8/2008. This is just over one house a day closing escrow. Not bad at all considering this time of year is typically the slowest. There wasn't one price point that domintated the market during this time as several had an even amount. Condos and four bedroom properties were where most of the action took place. Even if you are not interested in buying or selling a home at this time, one does usually want to know about Forclosure and Short sale activity in the area. San Juan Capistrano seems to be the hardest hit as of 12/13/2007 with 29.8% of their active listings under short sale or forclosure status. Followed by Aliso Viejo with 28.9% of their actives in either Short sale or Forclosure status. Below you will find the Real Estate Activity Report up to December 18th. There is a continued trend in a drop of active listings for the South County area which is good news for sellers. As of December 18th, Aliso Viejo leads in the number of Closed Escrows with 38. San Clemente and Aliso Viejo tied for the number of homes in escrow at 46 and San Clemente also lead in the number of active listings with 511. San Clemente has seen alot of activity these past four weeks. And for the first time in several months the most active price point was not the 1 million and over mark. The most active price point was the $800,000-$999,999 price range with 17 homes sold. Out of all the So. Orange county cities, San Clemente leads the total number of homes closing escrow in the period from 10/27/2007-11/27/2007 with 51 closings. Way to go San Clemente! Below you will find the Activity Report for the last 4 weeks for the South Orange County Area. The area saw a drop in overall listings with an increase in overall closed escrows. San Clemente lead the activity with this past week with most properties in escrow,57, most active properties on the market, 552, and most closed escrows, 51. Another interesting note is that in the last 4 weeks we have seen an overall increase in the total amount of closed escrows starting the period with 145 and ending with 170. There also was a decrease in the amount of active homes on the market as we started the period with 2479 and ended it with 2349. These numbers are good news for sellers. Pumpkin Pie Martini Mix 1 oz. Vanilla Vodka, ½ oz. Licor 43, 1 oz. pumpkin liqueur, ½ oz. Bailey's Irish Cream, a splash butterscotch Schnapps and ice.
