      <description>&lt;p&gt;If you are a Realtor in town, you very well know that there is a relatively "untapped" market that really never gets penetrated that much.&amp;nbsp; I mean, sure, Realtors come up with all different kinds of marketing ploys to 'lure' the unsuspecting For Sale By Owner into their trap.&amp;nbsp; By in large though, this market is a tough nut to crack.&lt;/p&gt;
&lt;p&gt;If you are a For Sale By Owner in &lt;a href="http://www.christophersmithrealtor.com/" target="_blank"&gt;Cedar Rapids&lt;/a&gt;, you are no doubt besieged by phone calls, pop-bys, emails, snail mails, etc.&amp;nbsp; All of these are in an attempt to convince you that a Realtor can and will sell your home faster and for more of the asking price.&amp;nbsp; In fact, statistics help me out here.&amp;nbsp; In &lt;a href="http://www.christophersmithrealtor.com/" target="_blank"&gt;Cedar Rapids&lt;/a&gt;, a For Sale By Owner sells his/her home for approximately 94% of the original asking price and/or current buyer's value in today's market place.&amp;nbsp; A Realtor can sell your home for between 97.5 -98.5% of the original asking price and/or current buyer's value.&amp;nbsp; Let's break down the numbers.&lt;/p&gt;

&lt;li&gt;Post your listing to the top 100 Realtors in towns website, 30 local, regional, and national real estate websites for maximum exposure. &lt;/li&gt;
&lt;li&gt;Blog about your property on two of the most read real estate blogs in &lt;a href="http://www.christophersmithrealtor.com/" target="_blank"&gt;Cedar Rapids&lt;/a&gt;, and in the state of Iowa.&amp;nbsp; Hundreds of people read this blog each week.&amp;nbsp; What are the chances that a potential buyer is amongst them. &lt;/li&gt;

&lt;strong&gt;Have a list of potential buyers in your price range?&amp;nbsp; I have a database of hundreds of buyers in all price ranges looking for the perfect home.&amp;nbsp; Fact:&amp;nbsp; Most Realtors don't do enough business to even have a database, much less a "list" of buyers in any price range.&lt;/strong&gt; &lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Have a website on page one of Google?&amp;nbsp; My website receives over 100 visitors per day looking for Cedar Rapids real estate.&amp;nbsp; Fact: If a Realtors website is not on the first page or two of any key search phrase, they will NEVER be found.&lt;/strong&gt; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Honestly discuss with you the price you can expect to receive for listing your home?&amp;nbsp; Any Realtor in town can list a home for 5-10K more than it's worth because they have been "strong armed" by the seller.&amp;nbsp; Fact:&amp;nbsp; I walk away from more listings because the seller will not agree to a price that will sell their home, and not let it sit on the market for six months.&amp;nbsp; &lt;/strong&gt;&lt;/li&gt;

&lt;strong&gt;Receive a text message when a visitor comes on his website searching/inquiring about one of my listings.&amp;nbsp; I've sold several of my listings because of this feature that allows me to be in touch with a buyer for one of my listings in "minutes."&amp;nbsp; Fact: A large percentage of Realtors do not use this technology to it's fullest extent.&lt;/strong&gt; &lt;/li&gt;

&lt;strong&gt;Market your home 24/7?&amp;nbsp; My website, blogs, &amp;amp; video blogs showcase your hom to more potential buyers than any other Realtor/Brokerage in town!&amp;nbsp; Fact:&amp;nbsp; Most Realtors feel that if a sign is in the ground, and the listing is on our MLS (Multiple Listing Service), that it will sell.&amp;nbsp; This is actually true!&amp;nbsp; The listing will sell, in about six months because it wasn't properly marketed by a Realtor who uses technology and the Internet to expose your listing to as many potential buyers as possible.&lt;/strong&gt; &lt;/li&gt;

&lt;strong&gt;Promise to market your house on their TV show?&amp;nbsp; Fact: I just reached over to change my babies diaper while watching the TV show and I missed my listing which was being showcased on Sunday morning.&amp;nbsp; Fact:&amp;nbsp; A TV show spot for 15 seconds will not sell your home, period!&lt;/strong&gt; &lt;/li&gt;

&lt;strong&gt;Promise to advertise your listing in the newspaper?&amp;nbsp; Fact:&amp;nbsp; The Stefan Swanepoel Real Estate Trends Report for 2009 declares, "Newspaper advertising for homes is dead.&amp;nbsp; More and more customers are turning to the Internet to initiate and captivate their home search."&lt;/strong&gt; &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Promise to do Open Houses?&amp;nbsp; Fact:&amp;nbsp; an Open House invites 8 out of every 10 people into your home that are not even qualified to purchase your home.&amp;nbsp; That same 8 out of 10 people do not even have a Realtor they are working with to represent them.&amp;nbsp; Six out of every 10 people still have a house to sell first, before they can even consider buying yours!&lt;/strong&gt;&lt;/li&gt;

      <title>Cedar Rapids Real Estate is Alive and Well While Service is DOA!</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.christophersmithrealtor.com" title="Success in real estate at the SERVICE of others" target="_blank"&gt;Cedar Rapids real estate&lt;/a&gt; forecast has never been better.&amp;nbsp; I've spoken with a few brokerages this past week, and they say the same thing.&amp;nbsp; "Business is booming."&amp;nbsp; In fact, some go as far to say that we are setting record months for sales.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.christophersmithrealtor.com" title="Traditions Real Estate at your SERVICE!" target="_blank"&gt;Traditions Real Estate&lt;/a&gt; is no different in that with our flexible commission plan, our dedication to SERVICE FIRST, and our attention to the little details, our business has been blessed with record sales as well.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If you're a buyer, there is plenty of inventory to choose from and all price ranges and locations are fully stocked and ready for your perusal.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If you're a seller, you are starting to compete with a lot more inventory so make sure of two things!&lt;/strong&gt;&lt;/p&gt;&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;Your home is priced right.&amp;nbsp; &lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Your home has that WOW factor on the inside as well as on the outside.&lt;/strong&gt;&lt;/li&gt;
&lt;/ol&gt;&lt;p&gt;&lt;strong&gt;While Cedar Rapids real estate is alive and kicking, it appears from one source (myself) that SERVICE is sorely missing from our fellow Realtors in town.&amp;nbsp; How do I know this?&amp;nbsp; Observe the comments I've received from clients that I received after hearing there horror stories about other Realtors.&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;This Realtor wouldn't drive on the other side of town to show me a house because it was a waste of gas.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;A Realtor I worked with wouldn't show me houses unless I was prequalified and ready to go with a lender.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;I was told by another Realtor that he would not show me acreages because they were a nightmare and a waste of his time.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;I was working with this Realtor but everytime I called her, she didn't call me back for at least a week.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;I was told by this Realtor that she doesn't do Open Houses because they don't sell houses&lt;/strong&gt;&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;These are just a few of the comments I've received from disgruntled clients that are now working with me.&amp;nbsp; Why are they working with Christopher Smith of Traditions Real Estate?&lt;/strong&gt;&lt;/p&gt;&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;I haven't forgotten that I work FOR the clients and they don't work for ME.&lt;/strong&gt;&lt;/li&gt;

&lt;li&gt;&lt;strong&gt;I too understand that Open Houses don't sell houses, yet I do them anyway to appease and promote good spirits between my sellers and I.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;There are lots of different types of properties out there.&amp;nbsp; We would all love to sell the 300K houses with no problems and brand new furnaces, A/C, and roof so there are no contingencies to the sale of the house.&amp;nbsp; Problem is, that's not reality.&amp;nbsp; There are fixer uppers, lower income properties, distressed properties, near foreclosure properties, acreages, and other properties that require WORLD CLASS SERVICE and ATTENTION.&amp;nbsp; Those that follow through with this SERVICE are GOLDEN to their clients.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;We all know as Realtors that gas is six billion dollars a gallon, but if you can't drive across town to service a client, get out of the business and stop wasting your money.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;COMMUNICATION is a HALLMARK of being a REALTOR.&amp;nbsp; If you don't have the decency to communicate with your clients either by email, phone, snail mail, etc., once again, hang up your R pin and let someone else do the job that's motivated and honored to represent the profession.&lt;/strong&gt;&lt;/li&gt;

      <description>&lt;p&gt;&lt;img title="Cedar Rapid's Real Estate's Finest" src="http://activerain.com/image_store/uploads/6/2/5/5/6/ar119298888065526.jpg" height="312" alt="Gary and Melynda Wolter" width="534"&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;In 2004, my family and I had the opportunity to move back to Cedar Rapids/Marion area where I grew up and 90% of my family still resides.&amp;nbsp; Nine months before I actually moved, I met Gary and Melynda Wolter and my life has never been the same since.&amp;nbsp; People don't just come into your life by accident; as I've always believed that God puts us into the paths of other's in order for us to grow and grow we did!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;In Texas, I had two unfortunate experiences with Realtors.&amp;nbsp; To put it mildly, they were awful.&amp;nbsp; These people just put a sign into the ground and I never heard from them again until we had an offer.&amp;nbsp; No communication, no personal touch, no nothing.&amp;nbsp; Would I recommend these Realtors to anyone else in the Austin area.&amp;nbsp; I mean, how would I since I would soon be moving to the midwest.&amp;nbsp; Believe me, I made a point to make sure that all of my friends knew about these two Realtors and to never use their services again.&amp;nbsp; Then along came my friends Gary and Melynda, who work for &lt;a href="http://www.skogman.com" title="Cedar Rapid's Real Estate" target="_blank"&gt;Skogman &lt;/a&gt;Realty.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I informed Gary and Melynda that I would probably be a year out from moving and so they wouldn't need to really help me at this time.&amp;nbsp; Perhaps direct me to a few listings so I could see how the market was in the Cedar Rapids area.&amp;nbsp; Gary stepped right in and told me that he would be in touch with me at least once a week.&amp;nbsp; I thought to myself, "That's a noble claim but I doubt if anyone is going to communicate with me and be that persistent."&amp;nbsp; I was wrong.&amp;nbsp; Gary set me up with a listing notifier that sent me listings when my search criteria came across a new listing.&amp;nbsp; So, almost every day, I would receive a new listing from &lt;a href="http://www.garywolter.com" title="Cedar Rapid's Real Estate's Finest" target="_blank"&gt;Gary's website&lt;/a&gt;, which by the way is fast becoming Cedar Rapid's most comprehensive website for buyers, sellers, lending, and relocations.&amp;nbsp; Once a week, I would receive a quick phone call from Gary.&amp;nbsp; He would leave his name and number and was just wondering how I was doing and if I needed anything.&amp;nbsp; He made himself available even though he didn't have to.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;When I moved to Cedar Rapids in June of 2004, my wife and I moved on blind faith, meaning we had no jobs but at least we had family and friends right?&amp;nbsp; Once we got into town, we met with Gary and Melynda and went over the scenario of qualifying for a loan with our (soon to be) new jobs, searching for the perfect home, how to write a competitive offer, and the negotiating of the purchase sale contract which Gary is legendary for in Cedar Rapids real estate.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well, it wasn't long before we had our jobs and so we were ready to buy.&amp;nbsp; Gary must have taken us to 30-40 homes, so we could rule out or in whatever home we wanted to settle down in.&amp;nbsp; Once we found our home in Marion, Gary and Melynda sat down with us and we wrote our offer.&amp;nbsp; It was accepted within the same day and we had the ball rolling.&amp;nbsp; Thirty days from that point, we would move into our new home!&amp;nbsp; Throughout this time as many of you know it's one of the most stressful, negotiating through the whole house inspection, termite inspection, radon inspection and financing.&amp;nbsp; Gary and Melynda kept us informed daily on the progress of our home sale.&amp;nbsp; It was if we were connected to a email ticker that gave us daily updates on the stock market!&amp;nbsp; Well, it wasn't long before we were in our new home over Labor Day of that year, and we have been extremely happy ever since.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You would think that if I ever became a Realtor, that I would owe my enthusiasm and zest for helping others to Gary and Melynda Wolter.&amp;nbsp; After all, look at Gary and Melynda's track record:&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;

      <title>Cedar Rapid's Realtor Chooses to Give, Share, and Care!</title>
      <description>&lt;p&gt;&lt;strong&gt;Ever since I was a little punkin' head.&amp;nbsp; No, I take that back, I was never little.&amp;nbsp; Ever since I was a young lad, my parents instilled in me that we are among the richest people in the world.&amp;nbsp; We have a home, we have clothing, we have food, we have transportation, education, and everything to succeed.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Since my family was blessed with this abundance of riches, I (as well as my brothers and sisters) were taught to give back to the community, share with others who are less fortunate, and care about problems that plague our city, state, country, and world.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Mentoring students has always been one of my strengths as a person.&amp;nbsp; God gave me the ability to reach children who could not be reached by other outreaches.&amp;nbsp; I always said when I was teaching elementary school, that if I could just work with one child at a time, the impact of that learning would be great and far reaching.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I've compiled a list of things we can do as leaders in our community to show we care.&lt;/strong&gt;&lt;/p&gt;&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;Adopt a homeless person - I'm not saying to bring this person home and set up quarters for him or her.&amp;nbsp; I have chosen one person in town who is homeless.&amp;nbsp; I deliver money, clothes and food to this person every week.&amp;nbsp; He knows me by my first name and he says, "God bless you."&amp;nbsp; It warms my heart!&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Sign up as an organ/tissue donor - There are lots of websites that will administer this life saving gift when you die.&amp;nbsp; You can also designate this on your driver's license in most states.&amp;nbsp; What a gift to give when you are no longer able to use what has been given so graciously to you!&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Volunteer a lot or a little - This can be as simple as bagging your own groceries to help out in the store.&amp;nbsp; People look at me funny like, "There's people that get paid to do what you are doing."&amp;nbsp; I don't care, it's just my way of helping out.&amp;nbsp; Or, you can volunteer your time at Red Cross, Salvation Army, or other activity centers that cater to those who are less fortunate as you are.&amp;nbsp; Notice I didn't say anything about money.&amp;nbsp; The concept of tithing is not exclusive to the almighty dollar.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Practice random acts of kindness.&amp;nbsp; I visit businesses and drop off a dozen or two donuts a couple of gallons of juice (of course I have my business cards and/or magnet calendars handy)&amp;nbsp; I always get a kick out of the people's faces when I do this.&amp;nbsp; Something totally unexpected carries an emormous imprint in those lives that you just "touched."&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Give money - For those of us who are more successful and have the available funds, money can go a long way in helping those less fortunate than we are.&amp;nbsp; Pick a local charity if you want your funds to stay in town.&amp;nbsp; Adopt a child in a third world country through the many outreach programs available.&amp;nbsp; After you set up this donation and start it, make sure to not tell anyone about it.&amp;nbsp; Don't brag about the fact that you just sent over XXX amount of dollars to help someone out.&amp;nbsp; Then, wait!&amp;nbsp;&amp;nbsp; Wait and be patient because whatever you have done to your brother, it shall come back to you tenfold!&amp;nbsp; &lt;/strong&gt;&lt;/li&gt;
&lt;/ol&gt;&lt;p&gt;&lt;strong&gt;Here is hoping that you have made the decision to give of yourself, share your time and money, and care for those who don't have, and you will be blessed, because you are among the richest people in this world!&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;
