The Home Buyer Tax Credit Law Extended

There has been a lot of conversation and questions on what will be happening with the homebuyer tax credit. I just received information from the NAR, so I thought you would like to know.

Congress has both extend and expand the homebuyer tax credit to continue stimulating the housing sector of the economy. The Senate voted 98-0 on Wednesday and yesterday the House voted 403-12 on legislation that includes the extension and expansion of the credit. The President is expected to sign the legislation, perhaps as early as today.

This is a great victory for the economy, for homebuyers, and for all of us who own real estate. This bill will continue to help stabilize our real estate market.

HP Pavilion dv5-1235dx Notebook is a piece of junk - don't buy one

HP Pavilion dv5-1235dx Notebook

For anybody thinking about purchasing a notebook computer, I would strongly recommend staying away from HP. About 6 months ago I bought a HP Pavilion dv5-1235dx Notebook and about a month ago the screen started flickering really bad. I called their tech support and they sent out a box for me to ship it to them to fix. I was without the laptop for about 1 1/2 weeks. When I got it back it stopped flickering. However 1 month later it started flickering again.

So at this point I am wanting a new laptop. They obviously sold me a defective one. So I called their customer support and talked to Nikki. I told Nikki I was having the same problem and wanted a new laptop. Unfortunately Nikki could not accommodate my needs. She said that they require 3 consecutive tries at fixing a single issue before they would consider replacing it. So that would mean I would have to be without my computer for almost 2 months before they would consider replacing it. I don't know about you, but I think that is unacceptable. I requested talking with a supervisor, but they were about to have a meeting and would not take the time to talk with me.

So if you are going to buy a notebook computer any time soon, I would strongly recommend staying away from HP (hewlett packard), and especially the HP Pavilion dv5-1235dx Notebook. It is a piece of junk. Also my touch-pad button is having issues where it double clicks when I single click it, and my mouse cursor jumps around all the time. Junk, Junk, Junk.

If you know anybody thinking about buying a notebook, please pass this on to them so they don't make the same mistake I made.

A New Place for Your Business in Central Ohio

Plans are underway for a 90-acre Fairfield County industrial and office park providing a campus setting for growing businesses in the U.S. Route 33 corridor of Violet Township.

The new business park, Sycamore Crossing, takes its name from the creek that borders the development. It is located on Basil Western Road along U.S. Route 33, approximately 7 miles from I-270. Features of the park include:

*Flexible land use which allows parcels ranging in size from 2 to 60 acres.

*M-2 Zoning which allows for light industrial, office and other commercial applications.

*No corporate or personal municipal income tax for businesses locating at Sycamore Crossing.

*Development standards and deed restrictions which will ensure high quality development and help guarantee property values.

*All utilities to the site provided by Fairfield County Utilities.

*Enterprise zone tax abatement availability.

*U.S. Route 33 visibility.

*Space for a 20-acre office park.

*Excellent highway access at the nearby U.S. Route 33 and Hill/Diley Road interchange.

Managing partners, Michael Arcari and John McGory, believe the growth of Fairfield County and the location of the park will make it a success.

"Our target market is small to mid-sized, owner-occupied facilities that need a place to grow. With an average yearly growth rate of 5 percent in the Route 33-Pickerington-Canal Winchester area, our plan is to provide the expanding market an attractive campus setting for development," said Arcari. "Smaller businesses have been overlooked in central Ohio marketing efforts. Sycamore Crossing will be geared to their needs and we will assist them throughout the development and building process."

Zoning for the business park was approved by the Violet Township Trustees in January. The M-2 zoning allows for a wide range of uses. Arcari said the development will target light manufacturing, service and office uses.

Arcari cited other nearby projects such as the planned Mount Carmel/Fairfield Medical hospital and office complex and the soon-to-be-completed Meijer store as examples of others capitalizing on the area growth. Cincinnati developer KCDG has also announced a new 350,000 sq. ft. commercial retail power center to start construction in the Diley Road area later this year.

McGory said the unique feature of the project is the combination of centralized water and sewer and no corporate or personal municipal income tax on companies and their employees locating at Sycamore Crossing.

"Fairfield County has spent millions of dollars over the past decade developing a utility system along the Route 33 corridor to help encourage economic development. Since our property is zoned and located in the unincorporated area, companies are not subject to municipal income tax. This represents a tremendous benefit to both company owners and employees," remarked McGory.

Sycamore Crossing will promote a business campus look by providing development standards and deed restrictions for buyers. McGory says this will help the park maintain its value over time. Andrews Architects of Dublin, Ohio wrote the development standards and will review architectural plans to ensure compliance.

"Sycamore Crossing will be a well-maintained business neighborhood. Buyers will be able to choose their own builders but we will require them to go through an architectural review process to ensure quality building product in the park," said McGory.

The managing partners are expecting a spring 2008 ground breaking. They are presently negotiating with several companies considering locating in the park.

Arcari indicated their marketing effort would be coordinated with the Fairfield 33 Development Alliance regional marketing initiative. "We believe the 33 corridor has a lot to offer new and expanding businesses, and working together with other organizations in the area is the best way to make that happen," said Arcari.

How Long Can Agents Last Not Embracing Technology?

As a technology guru, I am always promoting technology to my real estate agents... The better they know technology (computers, email, Internet etc) the better agents they will be in today's real estate... However, there are still real estate agents that refuse to learn the technology... Right now they are getting by (although they complain a lot about not doing a whole lot of business) but the question I was wondering, How long will they last?

My opinion is, the real estate agents that have not embraced technology will not be around 3-5 years from now... If they can't figure out how to check email, set up an automated home search through their MLS, provide a website with IDX, or learn how to look up the information of a house on the auditor's website, prospective buyers / sellers will find an agent that can...

I know I am preaching to the choir here... if you have the sense enough to take advantage of a great community like Active Rain, obviously you have embraced technology to some degree... but I was just curios what others thought about the agents that haven't embraced technology...

I found a great website for lawn and garden care that could be useful to real estate agents with websites. The actual website is http://www.greenviewblog.com and because it is in blog form, it has an rss feed which you can add to your real estate websites. It has a lot of great articles about various aspects of lawn and garden, and I refer back to it often for my lawn and garden.
