Not first in the contest of cheapest gas prices in the nation that is... According to AAA MidAtlantic our neighbor to the east edged us out for the title of the lowest average gas price in the country. The average gallon of gas in New Jersey is now $3.421 per gallon compared to $3.445 in Delaware for Regular. Delaware's gas prices remain about 20 cents below the nation's average. You can fill up at $3.27 per gallon at a Gulf gas station in Dover, Delaware! Well this news isn't great (because it is still expensive), every penny helps.

August 2008 Existing Home Sales Report for New Castle County

Technically summer is not officially over, but in the real estate industry...This is fall and one of the hottest times of the year. It is always good to know how the market is performing and today I am going to provide you with the August Existing Homes sales numbers for New Castle County, Delaware. Now remember these statistics are of a very narrow period of time and should not be foreseen as a trend, it is for informative purposes only. All figures are deemed reliable, but not guaranteed and are sourced from TREND MLS.

In August of 2007 we saw 1175 homes listed compared with 838 homes in August of 2008, a 28.68% decline year over year. 388 homes went pending and 465 homes settled compared to 524 homes pended and 702 homes that settled in 2007. The average sold price was 267,661 with an average of 62 days on market compared to 261,216 and 49 days on market in 2007.

The inventory in Delaware continues to climb as we have seen a net addition of 1391 units over from January to August. We have seen a combined total of 8,201 houses listed in 2008 and only 7,867 homes pended or sold. From January to August in 2007 it took a home an average of 51 days to sell compared to 69 days in 2008, an 18 day difference. While there is a lot of bleak news in these statistics I personally believe the most important indicator is the average sold price. In 2008 from January to August homes sold for an average of $275,602 compared to $296,598 in 2007. This is a 7.08% decline in home sales from January to August of 2008 compared to January to August of 2007.

As I always say, Real Estate is a long term investment. Purchase a home because you fall in love with it or can see the potential of the diamond in the rough. Do not purchase a home for the quick buck; those are the people who in the end get hurt. Hang in there, Delaware continues to be one of the best performing markets in the Country! If you are a first time homebuyer, then this might be the time to buy. For 2008, the government is offering a $7,500 tax credit for first time homebuyers and a homeowner can also write off the interest on their home loan! The Next Governor of Delaware…

The first state has narrowed it down to two... The fight for the Governor office is now down to the State Treasurer Jack Markell for the Democrat Party and former Superior Court judge Bill Lee for the Republican Party. This primary turnout was a record shattering turnout with nearly 103,000 people voting.

In yesterdays primary Jack markell defeated Lt. Governor John Carney Jr. with 51.2% voting for Markell and 48.8% for Carney. The Democrat primary results are considered to be major upset as Lt. Governor Carney was favored to win. Former Superior Court judge bill Lee defeated Mike Protack with 71.9% of the vote. Bill Lee is following up with his second Governor bid after losing to Governor Minner in a close race in 2004. Protack's name will still appear on the general election ballot for the Independent Party of Delaware.

So far it has been the costliest gubernatorial race in Delaware's history with over $5 million spent so far.

I guess foreclosures aren't that bad for this family of Bobcats. A family of Bobcats have taken over a foreclosed home in California. I have yet to hear of anything other then termites taking over a Foreclosure in Delaware. Just wanted to share a funny story of a rather bleak situation.

15000 Points in My First Month On Active Rain!

Originally my goal was 20,000 points in the first month, but I guess I can settle on 15,000! With this post I will have cracked the 15,000 mark and it feeeeels good.

Amazing as I have only been on active rain for a month that so many of my blogs actually come up in searches about Delaware. I have yet to receive any leads, but am hopeful as I continue to put more things out there.

My goal for the month at the end of September is to have 25,000 points. This is a great community where I can pass time and have found lots of helpful information.

Brandywine Town Center - The Final Chapter

If you live in North Wilmington, Delaware then you know where to find the Brandywine Town Center. There are soon to be some minor changes to the configuration of the shopping complex.

The deed is going to be amended to allow the current owners, Acadia Realty Trust to lease about 6,000 square feet of empty space beneath the large glass dome. Acadia will also be allowed to build a 45,000 square foot detached building on the site.

Other future changes to the site will include:

• The commuter park-and-ride lot near a day care at the back of the complex by Lowes will be moved to a new location near Naamans and Shipley roads.

• Two undeveloped restaurant pads will no longer be developed and will now become open space that will include a children's play area and new walking paths.

The battle between the Brandywine Town Center and the North Wilmington Community dates back to the mid-1980's. The site was originally home to a racetrack and was rezoned for commercial use. The shopping center was originally promised to be an upscale mall to rival Concord Mall; however plans were reworked to house a commercial facility ancored by large retail stores like Target, Petsmart, Lowes, Christmas Tree Shops and a 16 screen Regal Cinema.

Delaware SAT scores ARE GOING UP!!!

The golden rule in real estate is location, location, location. One of the most important factors in the location equation are the local public schools. It is always good to see Delaware's SAT scores improve on a year over year basis.

The College Board has realeased statistics that show that the combined average score is now 1487 which is now only 24 points lower then the national average. Delaware seniors saw a two point increase in both the Reading Portion and Math Portion of the exam as they rose to 499 and 498 respectively. The average writing score improved by 4 points to 490.

Delaware public schools have come a long way and continue to get better. Lets hope our current college bound seniors will break the 500 barriers in both Math and Reading next year!

What to LOOK for in a Agent when Selling Your Home...

It use to be that choosing a listing agent was a pretty easy task. Choosing a real estate agent has never been as important as New Castle County, Delaware inventory levels have swelled to historic highs and home pricing has become a lot more competitive. This decision should NOT be based on:

The fact they charge the lowest commission as discounted service most likely leads to disappointing service. Ask what their marketing plan entails as discounted service normally leads to less marketing!
A friend of a friend knows the person and has "heard" they sell a lot of real estate. Ask for facts and figures about the person such as how many years and how much real estate they have sold in their career and last year.

Here are a couple things that you should be looking for and expect from them when choosing someone to sell what is most likely your largest investment in Delaware:

An Internet Presence That Google & Yahoo love: Did you know that 84% of home buyers will begin their search on the internet? Before you choose an agent, take the time and see THEIR website presence, not the corporate website presence. A high internet presence results from aggressive advertising and networking on the internet that often results in $thousands more for a home a owner. Search some of the phrases that a home buyer would be most likely to use such as: Wilmington, Delaware Real Estate, North Wilmington Delaware homes For Sale, North Wilmington Delaware Real Estate, Hockessin Delaware Real Estate.
Local Market Knowledge & Information: A knowledgeable real estate agent has never been so important as competitively pricing a home is the most important part of your home's marketing plan. The longer a home sits on the market the more "stale" it gets and statistics show that this will lead to a lower sales price.
Advertising that buyers see: It is amazing to see how many agents that think it is still acceptable to put only one photo of a home on the MLS. A home must have the maximum amount of photos possible that help highlight all the positives of a home. More exposure comes from more pictures. Simply put, the more pictures, the more someone is going to be interested.
Honesty: Selling your home in Delaware is a partnership between you and your agent. Your agent should be willing to tell you the good as well as the bad in regards to buyer feedback and what improvements need to be done before selling your home. If a person is only telling you the good, then you won't have the opportunity to improve and thereby might continue to lose potential buyers to the same problem. 6 Year Anniversary of My Husbands Death

It was 6 years ago today that my husband passed away while over in New Jersey helping my son with his Produce Company. He passed away of an Enlarged Heart on August 26, 2002.

We were married for 30 years and had been together for 35 since we were 15 years old...High school sweet hearts at Mount Pleasant High School. We started our first business venture in College. It was a local produce company called Billie n' Steve's Produce located on Silverside Road in Wilmington, Delaware. In 1997 we created the Chubb Realty Group and began working real estate together. He was the inspiration that helped drive the success of what our company is today. He put the systems in place and created the marketing materials that put the company on track to be one of Delaware's largest Real Estate Teams.

He was a great man and continues to be an inspiration to both my sons and myself. On this day, every year; it is always impossible for me to forget how short life really is. For him 50 years was not enough. I hope that you live your day in its fullest and are thankful for each memory you have shared and for each memory you have left to share.

Wesley Snipes really isn't in jail, because he was spotted at the Rusty Rutter on Saturday night!!! Both Wesley Snipes and Denzel Washington were being hosted by Butch Lewis who has a home in Bethany Beach. Reports say that this was a quick trip to discuss a possible political fundraiser in Delaware and to prepare for a funeral for friend Isaac Hayes.

Housing Starts Tumble... What it means to you!

The news is out and home building projects started for single family homes in July fell 11 percent to the lowest annual rate in more than 17 years, while building permits tumbled 17.7 percent nationwide.

So what does this mean for someone who lives in Delaware? Well if you live in the northern part of the state that has a mature housing market, then not much. The raw land around Wilmington, Delaware has already been developed and therefore building permits and housing starts don't really play a significant factor in the housing market.

However, this news may affect those who live in Kent, Sussex or the lower part of New Castle County like the Middletown area. Believe it or not, but this is GOOD NEWS! If fewer new homes are being put on the market then that means less inventory will come online. You see anything over a 6 month supply of homes on the market is not considered a "balanced market". If inventory is greater then the 6 month mark then we are in a buyers market vs. a sellers market for a timeline less then 6 months. Currently in New Castle County we have an 8 month supply of homes on the market and therefore are in a buyers market.

The bad news is that as fewer new construction homes are coming on the market, it is a certainty that more foreclosures are to come. Remember that in general what you read on the internet and in newspapers are figures based on a national level. You wouldn't know it from reading every doom and gloom headline, but Delaware is fairing much better then the national market. Foreclosure or Short Sale - What's Your Best Option

There really isn't an easy answer to this question as each person's circumstances are different. The first question to ask is why you can't afford your home anymore. Is it because of an adjustable rate that has reset, economic hardships like the loss of a job or did you bite off more then you can chew and buy a house that was really out of your price range.

If you are having hardships due to a rate reset, then run to the phone and call your mortgage company the second you are done reading this posting. The more a mortgage company is able to assist you depends on how pre-emptive you are in dealing with the problem. Many mortgage companies will work with you and lower their rate. Now don't expect this to be a "Hi, I am having problems paying my mortgage. Will you lower my rate?" type of conversation. You basically will have to re-apply for the loan. They will ask you for financial information including your salary and your monthly expenses. They will then decide what they will lower the loan rate to based on this information. It is a lengthy and complicated process, but it could be the difference of you keeping your home and not keeping it.

If you are having difficulities due to economic hardships or purchasing a house out of your price range then you still need to contact your lender. In these cases the best option is for you to sell your home. A bank foreclosing on you is NEVER a good option. A foreclosure will stay on your credit report for 7 years. This will effect future big ticket purchases where you need credit, your credit cards and even your job. Employers look at some peoples credit report on a regular basis. A foreclosure can be grounds of immediate reassignment or termination. If you are in this position then you NEED to sell your home. Even if you owe more then the home is worth, together we can work with the lender. Believe it or not, but it is not in the best interest of the lender to foreclose on your home either. It costs them a lot of money to foreclose on a property and a short sale is normally their best option as well. A short sale is where a bank forgives the amount of debt that is the difference of the loan amount and market value of the property. If a bank knows that you are working with a real estate agent and actively trying to sell the home then they will slow down the foreclosure process. Remember that this isn't out of the kindness of their hearts, but because financially the best case scenario for them as well.

I put my name on the list to purchase the Chevy Volt. I don't know if you have heard about it, but it is a car that will be able to go 40 miles on battery charge and can be charged from a regular wall outlet. The car is estimated to go 400 miles on one tank of gas.

Other then the car helping to reduce gas costs, I figure it will be a great conversation starter. "Oh, I am a Realtor, do a lot of driving and this car helps reduce my fossil fuel use." Bye bye Mercedes and hello to Chevrolet.
