In Cambridge Lutheran Softball Show Down - Team #1 Wins Big! - 06/30/09 11:16 PM
Tonight marked the first ever meeting between Cambridge Lutheran Team #1 and Cambridge Lutheran Team #2 in softball action. Both teams came into the game tied for 2nd place in the league with a 5-2 record. So a lot was riding on this mid season battle! Team #2 lead early by a score of 5-3 with some solid hitting through 2 innings. Team #1 finally tookk the lead in the top of the 4th inning by plating 5 runs and lead 10-6 after that frame. The game was still at 13-9 through 6 innings partly because I forgot how to field the ball this (0 comments)
Minnesota Weekends - Everyone is Out of Town - 06/25/09 02:53 PM
In Minnesota we have about 5 nice days a year...okay maybe 3 months. When summer roles around it seems that almost everyone is out of town or has something going on every weekend. This is mostly a good thing. People all deserve a break and these weekends are you for doing things people love to do like: fishing, camping, visiting friends, cookouts, playing softball, and so on. This year more then ever in the summer I rarely am showing homes on the weekend because of the recreation the people I am working with are involved in. So I will (2 comments)

In this market if you wait ONE DAY to see a HOUSE it is now often too late. They get listed and have several offers by the end of the day. So how can a buyer find a house and get an offer accepted. 1) Be prepared to offer $10,000 to $20,000 over the asking price. 2) Be ready to write up an offer right after seeing the house. 3) Be flexible with closing dates. 4) Get approved for CONVENTIONAL FINANCING ... some bank still won't take FHA or VA loans. ------- Either that or come back in December. -30- Chuck Carstensen (5 comments)
Browerville, MN Celebrates 125 years with 2009 Browerville Days - 06/24/09 04:42 PM
Need to give my hometown some love! This weekend is the big Browerville Days. Browerville is a small town of under 1000 people but when I comes to this annual event it blows up. People flock from miles around to have a great time! This year is the all school reunion! So there are even more people expected and more events going on including a Street Dance all three days. Updating Listing Status in the MLS - 06/24/09 12:45 PM
Yesterday I noticed our Twins Cities Area MLS home page stated that its a fine not to update the status of our listings in the MLS. What is happening is that many of the homes out there are selling fast. Offers are getting accepted, but for whatever reason the listing agent does not communicate that with the front desk and showings still happen. Of course then the buyer likes the house and wants to make an offer only to find out that it was sold yesterday. Its frustrating for the buyer and buyers agent. Tuesday night in Isanti featured two of the top four teams in the league in Church League softball action and Cross Point came out a winner 10 to 8 over Cambridge Lutheran Church Team #1. Cross Point put four runs on the board in the 1st inning and held the lead the rest of the game from there. CLC #1 stay close with 3 in the first and 2 in the third and trailed 6-5 after 3 innings. Cross Point lead 10-6 and held on as CLC #1 plated two runs in the bottom of the 7th and I grounded out (0 comments)
Home Search Criteria Yielding Fewer Matching Homes - 06/22/09 05:58 PM
In the last month or so I have noticed a sizable drop off in the number of homes that match my buyers search results. A search that used to yield 10 homes a week, now might only return 3-4 homes. Then the homes that are coming up are priced great and sell right away. SO WHAT DO YOU DO IF YOUR A BUYER? 1) Be prepared to make an offer today! 2) Make sure you are current on your loan pre approval. 3) Bring your check book to cut an earnest money check! 4) Know that most homes are selling for above (4 comments)
Cambridge Lutheran Moves Into a First Place Tie With A Win - 06/17/09 11:54 AM
Cambridge Lutheran Team #1 won on Tuesday night 22-17 over Karmel Covenant Team #2. With Grace Gospel losing for the first time the two teams now are tied for first place at 5-1. Game Recap: CLC #1 lead 3-2 after one inning and 7-2 after 2 innings. Karmel tied it in the third, but CLC #1 blew the game open with an 8 run 4th inning and lead 15-7. The lead with extended to 22-9 after five innings and we hung on for the win in a wet night in Cambridge, MN. Nate Smith was 4 for 4 with 6 rbis (1 comments)

Its sort of humorous as you read blogs, listen to the news, or spend time around the water cooler what we sometimes say about other people. A lot of times what we talk about is what is NOT GOOD about them. Its time to make it a focus to LOOK FOR THE GOOD IN EVERYONE. This is not always easy. I have an ex-wife and fall short in that area a lot. However, she and everyone else has a lot of good in them. Even that agent that won't call you back has good in them. Does anyone actually like short sales? Perhaps a couple agents who list them and work them well enough to make a good living, but for the buyer and the buyers agent is there anything to like about them? I choose to focus on the positive. If you read my blogs I am normally positive. I have 3 short sale offers just sort of hanging out there. One is over two months old, one is a little over a month old and the other is a little over two weeks old. Of course I prepare people that these take a while to (8 comments)

People have tightened up their purses. We are coming out of a period where a lot of the reports on the economy have been that of the doom and gloom variety. A lot of people mock the THOUGHTS BECOME THINGS THEORY. However, I think if you test it you will find it to be true. What is your mindset about money and finances: 1. That you are surrounded by wealth and abundance. 2. That you are just hoping to hang in there and make your payment, get the next sale and so on. 3. Here is the update from this Tuesdays game. Sorry to my five dedicated readers for the late update. Cambridge Lutheran Team #1 beats First Baptist Team #1 in Church League softball action this week in Cambridge, MN. Cambridge Lutheran jump out early and lead 9-0 thanks to a first inning 3 run homer by Josh Norby and a 3rd inning 3 run homer by yours truly. Things tightened up from there and First Baptist left had the tieing run at the plate in their final at bat but could not come back and now fall to 2-3 on the season. Cambridge (1 comments)

Do you ever find your self thinking about things that bring you down? Or perhaps thinking of events that did not go your way that you cannot control? Or perhaps you catch yourself thinking about how you can get back at someone? I think if you take a deep breath and step back you will find that these sort of thoughts are all pretty draining. They take your time and energy and probably end up causing a little extra stress for no good reason. This is why its so important to watch our thoughts. Do you have a vision problem? Not talking about one with your eye sight. I am talking about the vision for your life. I am talking about your purpose, your driving force, the desire within to make a difference in the world. If you are like most people you probably stop after that last couple of sentences and think something like..."I dont really know my purpose." Or perhaps you have not taken the time to define a vision for your life. The truth is we need to set a VISION for our life. This will help guide us to our purpose (6 comments)

Prices have fallen significantly around the country in the last couple of years. However, its important to keep in mind that real estate is local. Today I want to focus on Isanti County, MN. Home prices in Cambridge, Braham, Isanti and surrounding areas have seemed to hit bottom for the time being. In Isanti its possible to get a clean home with 4 br and 2 bath (split entry) for under $120,000. Move right in! In Braham if you are on the look out you could get a 2 br, 1 ba split entry style home for around $80,000 right now. But (1 comments)

A little bit of a late update this week! Right now I am up and ready to go for an 8am softball game here in Cambridge, MN. We got the bad draw. We lose a 14-12 game to a tough team in a Mens Tournament at 7:50 and now bounce back and play an 8am game. (I just hope everyone shows). Back to the subject. Cambridge Lutheran wins 22-5 this week in church league softball. A 7 run first inning put it away early and an 8 run 5th inning sealed the deal as opponent DALE #2 had a rough game (1 comments)
