Twin Cities/Minnesota Weekly Market Update For the Week Ending Nov. 19th - 11/28/11 09:31 PM
I skipped relaying this report last week because its sounds like a broken record. Listings down year over year and pending sales up. LOOK at those numbers below! Pending sales are 30% higher then they were the year before. Good news for sellers. However, not good news is that prices are down almost 10%. Reminder though these are good numbers overall for buyers and sellers because we are about to turn the corner in this market! Buy with confidence! In the Minnesota MLS we can add up to 18 photos to the listing. In most cases you can find a way to use 18 good photos to help market your listing. With that we only have about 260 characters to describe the house in each the agent and public notes. That space can go real fast. I have to admit that I am not an experienced black Friday shopper. Never before have I waited in line to get in a store to get the 'EARLY BIRD ' deals. I have gone in the mornings before and gotten some of the deals, but last night was the first time I waited in line to get into a store. (Oh what a wait it was). I am normally not a shopping type. If I go shopping I go, get what I want, and then I leave. It tests my patience to just look around. I can only take it for so long. Everyone hears about how many foreclosures are out there for sale. Buyers new to the market salivate over the deals they are going to get when buying a bank owned home. The only problem is right now there are really not that many bank owned homes available. The trend continues with the number of listings done once again and overall the inventory is noted at 21,930 listings for sale. That's the lowest I can remember for a while. Buyers are still out there at a lot stronger force then they were a year ago as well. Can the purchases stay strong the last two months of the year? Twin Cities/Minnesota Weekly Market Update - 11/01/11 09:10 AM
Below is more data taken from the MPLS Association of Realtors on some of the market stats. Again the trend is the same. Listings are down from last year (a good thing) and pending sales are up (a good thing). Probably the only thing that seems slightly negative is Days on the Market is up about 5-6%. Part of that might be that there are a lot of short sales that stay listed as Active for long periods of time. Overall the Twin Cities real estate market continues to look like one that is at the bottom of the market especially
