cambridge: 736 Joes Lake Road, Cambridge (HUD HOME) - $92,000 - 11/23/09 03:38 PM
736 Joes Lake Road, Cambridge is a new listing I noticed on the BEST ASSETS website. I have not seen the home come up on the MLS yet so this is a home that a lot of buyers might not know about. The link to the info is here: http://www.tenmanagement.com/listings/property-detail.do?list=2009-11-20&code=MN&case=271-889779 The initial bidding period ends next Sunday 11/29. I have been finding a lot of good deals on HUD homes this year and this one is price below market value now. So if you or someone you know whats to take a look at it let me know. cambridge: Cambridge Lutheran Now 4-1 on the Season - 06/13/09 06:21 PM
Here is the update from this Tuesdays game. Sorry to my five dedicated readers for the late update. Cambridge Lutheran Team #1 beats First Baptist Team #1 in Church League softball action this week in Cambridge, MN. Cambridge Lutheran jump out early and lead 9-0 thanks to a first inning 3 run homer by Josh Norby and a 3rd inning 3 run homer by yours truly. Things tightened up from there and First Baptist left had the tieing run at the plate in their final at bat but could not come back and now fall to 2-3 on the season. Cambridge

cambridge: Good Deals Available - 02/17/09 01:39 PM
I work with a lot of First Time Buyers and Investors looking for homes in the lower price range. Each time I run a search it amazes me how cheap the homes are. There are good clean town homes in cities like Cambridge and Isanti for around $70,000. There are many single family homes in those cities and other cities such as Big Lake, Zimmerman, Coon Rapids, Anoka and surrounding areas now approaching $100,000. This is a great time to buy! These homes are at BOTTOM prices or at least VERY CLOSE TO the bottom prices. If you do the math

cambridge: Homes Under $100,000 in Isanti County - Minnesota - 01/30/09 09:21 AM
Lets look at the positive of the down market...THE PRICES ARE WAY LOWER SO NOW MORE BUYERS CAN GET INTO A HOME AT A GREAT PRICE. If you are looking to purchase your first home or a rental property now is a great time. For buyers in Isanti County in Minnesota (cities such as Cambridge, Braham and Isanti), there are a lot of good homes for under $100,000. In fact many of the town homes are nice, clean, newer and move in ready for about $80,000 right now. It makes sense for most people to buy that nice newer town home

cambridge: Attention Investors: Great Deals in Cambridge and Isanti (Isanti County, MN) - 11/07/08 05:40 PM
With Isanti County in Minnesota being one of the largest per capita foreclosures areas in the state this presents a great opportunity for REAL ESTATE INVESTORS! Almost daily I talk to someone who needs a RENTAL and just is not able to buy because they have credit problems. Many of them are currently in the Foreclosure process. Of those people many of them over estimated future value and got into a bad mortgage such as an ARM. Cambridge and Isanti, MN has started to hit a price bottom. Especially this time of year. Some of the BANKS have finally dropped prices

cambridge: Cambridge, MN Real Estate - 10/28/08 08:10 PM
Cambridge, MN Real Estate...many deals for buyers! Its a great time to buy a home. The proof is in the numbers. $130,000 is an affordable home for many people. I pick this price because you can stay close to $1000 on the monthly payment. There are also homes around $100,000 and with that you might be at $800/m on the payment. At those prices you should be a HOME OWNER and not a renter. Right now there are 59 active listings under $130,000. There are currently 16 sales pending in that price range meaning the supply and demand is still out

cambridge: Cambridge, MN Has Great Gas Prices - 10/18/08 08:33 PM
Amazing how much gas prices have dropped! Today I purchased gas in my home town of Cambridge, MN for $2.39/gallon. I was on 1/4 of a tank and I had to force the amount to get up to $25.00 even. When I was at my brothers in Rochester, MN yesterday I fueled up for $2.76. I went through many other cities in the last two days and Cambridge has the best gas prices I have seen! Perhaps you can share what gas prices are at in your area? -------------------------------------------------------------------------------------------------------------------- FOR A FREE COACHING ASSESSMENT CALL ME AT 763-635-7228

cambridge: Cambridge Lutheran Sneaks Past Harvest For Round One Win - 08/14/08 11:02 PM
The Dalbo Ministerial League Softball Tournament is now underway with 7 games tonight. My team Cambridge Lutheran #1 got the 7th seed and faced Harvest Evangelical Church the #26 seed and got a big scare sneaking out a 6-5 win. We simply could not string together any hits. Thankful they did not string together many hits either. Chris Goebel our normal pitcher was gone and my sister Michelle Carstensen convinced me to let her pitch and thankfully she pitched awesome which was key for the win tonight. Brandon Erickson, Michelle, and Al Wolfe had 2 hits each tonight to lead the

cambridge: Cambridge Lutheran Church Softball falls to 7-5 with loss - 07/29/08 09:12 PM
I don't really like talking about the loses on here. This one hurts a little. But I know I have a few faithful readers so I am following through with the weekly softball post after we (Cambridge Lutheran Team #1) loses 15-13 at Salem tonight in Dalbo Area softball league action. We scored 9 runs in the first inning and against one of the bottom teams in the league you would think that would hold up. Unfortunately we had a terrible 3rd inning defensively and gave 9 runs back and we did not hit well after the first inning so we

cambridge: Cambridge Lutheran Suffer Another Loss - 06/24/08 09:48 PM
I know I wrote earlier today that I would keep with the INSPIRED them in my blog for a while. Unfortunately this post is not in line with that since Cambridge Lutheran played very uninspired softball tonight and lost 14-7 vs ELIM. We fall to 4-3 on the season. We were not very good at anything tonight so I am not sure what to talk about. The highlight is we had about 30 fans come to watch the game. (Which is a large number) I think we averaged two fans per game coming into this evening. I wonder if they will

cambridge: Flood of Townhomes on the market in Isanti County - 06/18/08 02:43 PM
One of the counties hit the hardest by the market downturn is Isanti County. I live in Cambridge, MN which is the largest city in the county. I actually do a large portion of my business in surrounding counties. Now because of the drop in the prices there are currently some great deals out there. I was checking to see how many townhomes and condos are currently available in Isanti county and there are 115 active listings. To put that in perspective there are only 12 pending sales and 7 total sales closed on these type of homes in the last

cambridge: Cambridge Lutheran Church suffers second loss in Softball - 06/17/08 09:41 PM
Springvale Baptist Church has our number it appears as we lose our second game of the season in a low scoring 7-6 game. Hits and runs were hard to come by in this one. We went up 3-0 in the top of the third and Springvale answered with 5 runs in the bottom of the inning. We cut the lead to 5-4 the next inning. They scored two more in the fifth for a 7-4 lead. We staged a rally that fell short in the 7th inning scoring 2 runs and leaving the tieing run on 3rd base as the game

cambridge: Its June 11 and I Turned the Furnace ON... - 06/11/08 08:59 PM
I am not a big follower of the weather. I get up and do my thing. If it rains (like today) I keep plugging away because it does not bother me or depress me in anyway. I came home late in the afternoon and my house was pretty cool. So I turned on the furnance. Who would have thought that I would be doing that in June? Minnesota weather is crazy. It looks like there is a lot of weather situations in other cities. I am thankful that we have not been hit by hail or a tornado in Cambridge, MN

cambridge: Cambridge Lutheran Church Team #1 is Now 3-1 on the Season - 06/03/08 10:32 PM
I know everyone is waiting by the computer for my weekly Church softball update...so here it is. Cambridge Lutheran Team #1 (my team) rebounded from their first loss last week with a 14-6 win over Long Lake Lutheran Church of Bradford. We got off to a slow start and trailed 2-0 through two innings. We scored our first run with two outs in the third inning on a single and an error. A couple batters later I tripled to center field scoring two runs and I came in to score on the play after a throwing error and we never trailed

cambridge: Cambridge Lutheran Church Team #1 Suffers first loss of the season - 05/27/08 10:07 PM
Coming into the season I would have be extremely happy with our 2-1 record as we lost tonight to Cambridge First Baptist Team #1 (The defending league champions) 17-13. It was a great game. I feel we should have won. We gave up 6 unearned runs in the six inning. Plus I had a lineout to the gap in the 4th inning with 2 outs and the bases loaded and the Right center fielder made an amazing catch. It would have likely been an inside the park homer since the fences are so deep. So of course I come home feeling

cambridge: Cambridge Lutheran Church Team #1 is Now 2-0 on the Season - 05/20/08 10:32 PM
I always look forward to Tuesday nights in the summer playing in the Church softball league. Tonight we played Lewis Lake Team #1 out of Mora, Mn. Last year this team was 12-1 in the regular season. Tonight it appeared they have a few different players from last year where they beat us 16-6. Tonight we exploded for our biggest game that we have had since joining the league last year...we won 30-12. Including a 14 run 3rd inning. We only scored 14 runs in more then 3 games all of last year. Next week comes the real test. We play

cambridge: When Mom Visits - 05/18/08 08:27 AM
My parents recently sold their farm (I was the agent!) and now my mom has a little more relaxed schedule so she can come visit for longer. Being a single dad with too messy kids this is great. Yes! She helps clean the house for me. I must say before she arrived the house was destroyed but I actually did spend a couple hours pre-cleaning so it was not so terrible. When she got here I actually left with the kids to a housewarming party. (For buyers out there I throw a house warming party for people who buy a house with

cambridge: My Real Estate Stress Release - 05/13/08 09:31 PM
My real estate stress release is playing softball. I am so excited that the season has finally start. I play in a church league (29 total teams). Our team - Cambridge Lutheran Church (Cambridge, MN)- finished 7-6 last year and because of the size of the league we got placed in the top half of the league. Technically making us the worst team in the top half of the league and we don't get to play any of the teams lower then us this year. Anyway, it rained for abour 4 straight hours today and was about 45 degrees at game
