minnesota home listings: A Few More Good Listings Needed

Looking back at what I have seen come on the market and go off the market the first month in the North Metro of Minnesota I can tell you that the good listings are not lasting long. Good listings are the ones priced at or below market. They could be bank owned, short sale, or traditional sellers. Either way they were selling if the value was there in the eyes of the buyer. In fact areas likes Monticello, Otsego, Elk River, St. Francis,Princeton and surrounding cities seem to need a few more quality listings. Sellers do need to know the prices … (4 comments)

As new buyers come into the market its important to know that in the Twins Cities Area in Minnesota the new listings and homes reduced to the right price will sell fast once they are priced to get attention. Knowing this you will want to be pre approved for a mortgage when you are ready to move because not doing so could keep you from ever getting that great deal. I am working with several buyers who are looking for a house trying to get into one before the $8000 tax credit expires. Right now in Sherburne, Isanti, Anoka and Wright counties there simply is not much out there. I have not been seeing many new listings. The ones that do come on the market are getting multiple offers and selling fast. A few of the homes that are lasting are because they are in terrible condition and really need a cash or rehab loan buyer. So what do you do if your a buyer? 1. We have not had to worry much about if its light out with summers long days. But now that we are trending back toward days where the sun will be down before 8pm its important to be prepared as you look at homes. Since most homes are vacant BANK FORECLOSURE type of homes you never know if the power is off or if some of the lights are out. Definitely bring a flashlight when looking at homes. Equally important is the fact that BANK FORECLOSURES tend to have more defects. So seeing these homes in the day light is optimal. Repairs … (0 comments)

If your looking to get in on the up to $8000 tax credit for a home purchase in Minnesota there is 91 days left before this expires.
