You can buy a HUD home in Minnesota for as low as $100 down! The FHA loan options even allows you to use the FHA 203k loan to get the "fix ups" needed financed in the home.  Or you can simply escrow smaller repairs as part of the FHA 203e loan.
I am noticing Minnesota HUD listings starting to hit the market in heavier amounts now.  There are good options for HUD home purchases for both first time buyers and investors in Sherburne, Washington, Hennepin, Anoka, Isanti, Wright, Ramsey and Mille Lacs county.

I am working with several buyers who are looking for a house trying to get into one before the $8000 tax credit expires.  Right now in Sherburne, Isanti, Anoka and Wright counties there simply is not much out there. I have not been seeing many new listings.  The ones that do come on the market are getting multiple offers and selling fast.  A few of the homes that are lasting are because they are in terrible condition and really need a cash or rehab loan buyer.

If your someone looking to find Contract for Deed properties in Minnesota its still valuable to contact a real estate agent. 
One reason for that is because there are several Contract for Deed properties listed in the local MLS.  Perhaps that is where you can find what your looking for and by having a Realtor keep their eyes open for something that fits your search criteria may be what it takes to get you the right place at the right price and terms.

Right now in Isanti, Sherburne and Anoka Counties in Minnesota home listings have really thinned out.  As I run my searches for my buyers less homes are matching their search. I look in the papers and see a lot of homes in the process of foreclosure but right now options are limited compared to just a few months ago.

Active listing under $100,000: 11
Pending sales: 23
Pending Sales Under $100,000: 6
Closed listings year to date: 17
Closed listings under $100,000: 5
Sales have picked up in Zimmerman as of late. There are many nice clean homes closing in on $100,000. I like to focus on the $100,000 in these posts because for most people at $100,000 they really should own instead of rent if the credit allows.

Its amazing how many great homes you can now find in Sherburne County under $100,000.
Sherburne County includes the cities of Big Lake, Zimmerman, Elk River, Nowthen, Princeton, Becker and surrounding areas.
Right now in Zimmerman and Big Lake you will find a number of homes built around 2000 that are below or approaching the $100,000 mark.
Many townhomes in these cities are clean and move in ready in this price range as well.  Payments on these homes are LESS THAN RENT in most case.

 Here is what is happening in the market in Big Lake, MN:
Currently there are 235 single family homes for sale with 31 sales pending and 28 closed sales in the last month. Again the $200,000 and under price range is where the bulk of the activity is with 23 of the closed sales coming from that price range and 25 of the pending sales in that range.  There are also 139 listings that are under $200,000.
