Realtors from around the country are beginning to realize they may have bought a ticket on the Titanic. It's not so obvious yet, but it will be within six months. This is not front page news, because much of what is happening is quietly happening behind the scenes. Many agents are simply running out of money. Some have not made sales for months. I was recently asked two great questions:1. Would the slowing real estate market cause real estate agents to leave the profession?, and2. Would the slowing real estate market cause remaining experienced agents to change the way they do business? Sequim real estate is very precious, and when it comes to negotiating, whether you are buying or selling, it's a matter of real money, your money. I see poor negotiating at least once a month and sometimes more often. Negotiate your sale or purchase poorly, and I can guarantee you will lose $1,000's of dollars, and maybe even $10,000's. I have a lot of fun talking with prospects and clients about marketing. I've written a lot on marketing on my blogs, but I decided to share a couple of thoughts here. It is amazing how many clients understand that traditional print media advertsing is no longer very effective, and the best way to discover that and pull that out of them is to engage them in a healthy dialogue about pricing and marketing. Sequim Real Estate Prices - Average Price of Homes Sold - 06/07/08 07:23 PM
The average price of Sequim homes sold in the first five months of 2008 (from January 1, 2008 to May 31, 2008) is $324,450. The primary reason I compiled this data from our local MLS is because periodically I receive requests from someone outside the area who wants to purchase a stick built home for $50,000 to $100,000. In Sequim, the least expensive vacant lots start around $80,000 and many are $150 to $300,000. That's before a home is built on the lot. A home that is inhabitable and listed under $225,000 will be sold yesterday. They just don't exist. A

You can search over 1,500 Sequim MLS listings and Port Angeles MLS Listings from my website at: Search MLS Listings. There's a short audio on how to use the MLS search to find what you are looking for. If you are unable to find exactly what you are looking for, do not assume it doesn't exist, as the audio explains. Elwha River Bridge - 06/01/08 12:12 AM
The Elwha River Bridge just west of Port Angeles is still under construction, but progress is being made. The old bridge was a landmark and beautiful in its ancient construction, but it had become unsafe and in great need of maintenance. Click on photo to enlarge.
This bridge spans the Elwha River on the Upper Elwha River Road, which connects Highway 112 and Edgewood Road.
