I noticed that Inman News is advertising the Inman Beta Site on Active Rain. I've signed up for it because I already receive the daily news updates- which I really enjoy. It appears that Inman is building a community of real estate professionals to expound upon or react to industry news. I'm too new to it to make heads or tails of it. Has anyone dug deeper? If so, what are your thoughts on the service? I'd love to know. (0 comments)
Photo Credit "0814" by "Sundevilstormin" - an amazing local photographer. ------ Is it possible to live in the United States but to also live near foreign territory? Yes... to some degree. In Arizona, and other states, there are reservations that serve as independent and sovereign nations. There are also duty free zones or "Foreign Trade Zones." These are locations where, typically, no taxes are charged on goods entering the area. In many cases any items manufactured or sold may also be free from taxes upon "export" to the local and national market. Often you'll find such duty free zones in (2 comments)
Is the Bubble Leaking? - 02/22/08 06:50 PM
I'm seeing a trend. Until I see more evidence... well... I can't call it a definite movement but.... the local Phoenix market shows signs of a market uptick. Here's a few observations: Homes in several east valley cities appreciated Homes in some neighborhoods are selling quicker Certain home builders sales are improving These movements are singular. The east valley cities are: Tempe Mesa Scottsdale In Mesa for instance the average home sold at a price $10k higher (Jan 2007 to Jan 2008). Other cities saw depreciation. So- this indication could be spurious. In Tempe, an area that I farm has homes (4 comments)
Active Rain Success Story- First Time Home Buyers Found Me - 02/21/08 08:42 PM
Can I admit to favorites? Here's the story. First time home buyers used the net to find someone to help them. I was a first time blogger. I had posted new home buying tips on Active Rain. They found me ... I give them advice about establishing credit. They followed that advice and last night we went into contract. They couldn't be more excited that they now own a home. It was a first for both of us- each using the internet... Each of us happy as can be that we'd found just the (29 comments)
Q: What's a short sale? A: Short sales occur when a lender allows a property to be sold for less than the amount owed on a mortgage and takes a loss. Typically home owners will sell homes at a profit. Real Estate tends to build equity (accumulate value). During market downturns homes may lose value. When owners become financially burdened they may be unable to pay their bills. They may see that they will need to sell their home but may be unable to find a purchaser for the owed amount. Among their remedies are: Put together a list of (0 comments)

Do you have this form? Try out Docstoc - 02/09/08 11:39 AM
For those who troll my blog, you may notice a prevailing theme: I like information. As an agent I realize I've done my job if a person is able to find a place that they can happily call home. I know I've helped the investor if they're able to say, "this is a good property!" Behind the scenes though there's a lot of math and administration. Due diligence and the filling of forms. Sometimes it's a matter of finding the form. As agents we have access to most of the forms we need through or affiliation with membership boards. For the (6 comments)
Helping the Buyer through Rental Valuations- What's a "Zilpy"? - 02/09/08 11:14 AM
Currently I seem to have two types of client: Investors who want to purchase properties with positive rental cash flow First-time home buyers who no longer wish to rent Each needs to know the same thing- What's the answer to the 'rent vs. own' equation? To answer that question I do this: summon my keen sense of value- based on a vast depth of knowledge & experience (feel free to smile). OR look at the numbers. I like to use the MLS to look up historical values of homes & then compare them to rental rates... as seen (7 comments)
Mesa Gated Community House and Guest House- Video Slide Show - 02/06/08 11:38 AM
Here is a slide show for the property I recently listed that is located at 2505 E. Lehi Rd #15 Mesa AZ 85213. The property includes a main house and guest house that also has a very large office and game room. This short sale home sold for $950,000 last year but is now listed at $750,000. It's in a private gated community that has to be seen to be appreciated. For further information contact me, Chuck Willman at 480.292.0600. (9 comments)
Nearly thirty years ago my family, after a lifetime of roaming, settled on Gilbert, Arizona. For my father, who would retire from nearby Williams Air Force Base, this approximated his Illinois farmland upbringing. For the rest of us, it was something new. Yet something wonderful. Here are my most pronounced early memories: Dairies in every direction- no matter which way the wind blew, well... you knew there were cows nearby. The crop rotations. The cotton fields that would go from green to white and the corn that shot up quickly. The crop dusters. I know... who knows what those pesticides (2 comments)
"Is this a good Deal?" The investor asked me as we looked at a model home. I replied that it is and then did the research to back it up. Here's a simple way to verify the "deal" status of a new home. The investment buyer will want to know two things: 1. What's the marketability for this home? 2. What are the rents for this type of home?Let's use a recent purchase as an example. The buyers looked to purchase a new home (after incentives) for $144K. They hoped to be cash-flow positive. Their target monthly payment for this home would (1 comments)
There are three flavors of Real Estate Investors. Each flavor has a different personality. The Long Termer / Buy and Hold Investor The Buy / Rent & Sell Investor The Flipper The Long Termer will be most interested in buying well. They may be less interested in buying as low as possible. This investor has confidence that the property will increase in value. Of greatest interest is value and, perhaps, location. This investor will also most likely be concerned with purchasing a property that has a great potential for equity build-up. This can be done by paying attention to a (2 comments)
