Has Anyone Tried the Inman Beta? - 02/23/08 10:13 AM

I noticed that Inman News is advertising the Inman Beta Site on Active Rain.
I've signed up for it because I already receive the daily news updates- which I really enjoy.
It appears that Inman is building a community of real estate professionals to expound upon or react to industry news. 
I'm too new to it to make heads or tails of it.
Has anyone dug deeper?
If so, what are your thoughts on the service?
I'd love to know.

Is it possible to live in the United States but to also live near foreign territory?
Yes... to some degree.
In Arizona, and other states, there are reservations that serve as independent and sovereign nations. 
There are also duty free zones or "Foreign Trade Zones."
These are locations where, typically, no taxes are charged on goods entering the area. In many cases any items manufactured or sold may also be free from taxes upon "export" to the local and national market.

I'm seeing a trend. Until I see more evidence... well...
I can't call it a definite movement but....
the local Phoenix market shows signs of a market uptick.
Here's a few observations:
Homes in several east valley cities appreciated Homes in some neighborhoods are selling quicker Certain home builders sales are improving These movements are singular. The east valley cities are:
Tempe Mesa Scottsdale In Mesa for instance the average home sold at a price $10k higher (Jan 2007 to Jan 2008).
Other cities saw depreciation. So- this indication could be spurious.

Q: What's a short sale?
A: Short sales occur when a lender allows a property to be sold for less than the amount owed on a mortgage and takes a loss. 
Typically home owners will sell homes at a profit. Real Estate tends to build equity (accumulate value).

For those who troll my blog, you may notice a prevailing theme: I like information.
As an agent I realize I've done my job if a person is able to find a place that they can happily call home. I know I've helped the investor if they're able to say, "this is a good property!"
Behind the scenes though there's a lot of math and administration. Due diligence and the filling of forms.
Sometimes it's a matter of finding the form.

Currently I seem to have two types of client:
Investors who want to purchase properties with positive rental cash flow First-time home buyers who no longer wish to rent Each needs to know the same thing- What's the answer to the 'rent vs. own' equation?

Nearly thirty years ago my family, after a lifetime of roaming, settled on Gilbert, Arizona. For my father, who would retire from nearby Williams Air Force Base, this approximated his Illinois farmland upbringing.
