For those who don't want to pursue a short sale, yet don't want to compete with the frenzied bidding that sometimes occurs with bank owned homes, in Arizona, there's an opportunity to pick up a home "at the courthouse steps."

In Arizona, it's not uncommon to find many homes priced in the low $100's.
Such homes will have monthly mortgage payments just above or below $1,000/month - depending on the loan.
When comparing homes, the buyer will normally be able to add the other monthly responsibilities:
Telephone Water Electric Cable Transportation Normally the Telephone and cable bills are very easy to compute. The water bill is not difficult either... they tend not to vary to much from location to location. Transportation costs are a function of location- so this is not difficult math either.

On 9/12/2007 I posted what I thought would be very cool news.
The post was titled, "The Housing Giants Sortable List of Builders"
The post included a link to a list that HousingZone.com has been keeping ... a list of the top builders in the nation.
The best feature is this: you can sort by revenues or closings.
I used to work quite heavily in the new homes arena. It became important for me to know how the builders were doing.
Though I still keep track of new homes, I don't concentrate on that segment as much as I used to.

If I'm unfamiliar with something I want someone to give me a hand.
Or at least a few rules of thumb.
Such tips can be helpful as a guideline until one acquires enough familiarity to draw larger conclusions.
Right now Arizona has quite a few bank owned properties on the market.
These are homes that have been through foreclosure. Now the bank owns them.
They have their own peculiarities... they are sold "as is"; What you see is what you get.
They will most likely be priced lower than the other homes in the neighborhood.

I've said it before... there's no such thing as one market. [Q. How's the Market ... A. Which One?]
I like to focus on areas that show the most potential for those who bargain hunt. That means I spend a great deal of time finding properties for first time home buyers and investors. The first-timers want as much home as they can afford that is as close to work, family, friends, etc. as possible. The investors want a bargain home that they can rent or flip.

It seems like yesterday that I filled up the tank at $1.35 per gallon.
And I showed a four bedroom two bath home near the downtown and a gorgeous golf course for $59k.
It may seem like yesterday because....
It was.
My goodness... I would have never expected such a thing.
But it's also wonderul... there are so many bargains out there for those who have been hoping to own a home.
Or to do a fix and flip.
Or become an investor.

I suppose we could say time. By accident we tend to stumble into each other’s paths sufficient to create some sort of relationship.

It's here!   Gilbert Days 2008!
Beginning 9 a.m. Saturday November 15, downtown Gilbert will be awash in small town fun and festivities.
It all begins with a parade route that travels down Gilbert road from Juniper to the Town Square.

You can't leaf through business weeklies without finding a list proclaiming which city or state has the best this-or-that.
So I often take such information with a grain of salt. However, I *am* quite pleased that Business Week came out with their list of "best places to raise your kids" ... mainly because, of the 52 cities studied, Gilbert Arizona came in high on the list.
I know. Everyone has an opinion of which town is best.

Right now I'm seeing the same type of client in larger numbers:
This is the season of the First Time Home Buyer.
Much of the time, this is anecdotal information. By this, I mean to say, that sometimes the trends I notice can be unique to me as opposed to being experienced by real estate agents in other areas. However, I'm reading that I'm not alone in this trend.

He's at it again. That Joe knows how to make friends- feed them.

arizona: Mesa Arizona Votes Whether or Not to Remain Property-Tax-Free - 10/28/08 04:53 PM

In 2006 Mesa, Arizona was named by Money Magazine as one of the best places in America to Retire. Among the positive elements behind the choice was financial.
As Mesa approaches a half million residents, it offers something no other of American city of it's size can- No Property Tax.

According to the Center for Disease Control,
"Influenza (the flu) is serious. Each year in the United States, on average: More than 200,000 people are hospitalized from flu complications and 36,000 people die from flu."
The CDC website contains helpful information about the flu vaccine that is currently available. They also have a link to the Flu Clinic Locator.
