If I'm unfamiliar with something I want someone to give me a hand.
Or at least a few rules of thumb.
Such tips can be helpful as a guideline until one acquires enough familiarity to draw larger conclusions.
Right now Arizona has quite a few bank owned properties on the market.
These are homes that have been through foreclosure. Now the bank owns them.
They have their own peculiarities... they are sold "as is"; What you see is what you get.
They will most likely be priced lower than the other homes in the neighborhood.

Two deserts and two oceans.
These are the locations many have been reading about these past few months.
The four places in the nation that saw a great run-up in price in the middle of the decade and, consequently, they have also seen a steeper decline in home pricing in the past couple years.
The two deserts are Las Vegas and the Phoenix area. The two ocean locations are Florida and California. With the news of foreclosures, potential buyers have been approaching me (and other real estate agents) with this question:

Home Sales in the Phoenix area are increasing... and so is the inventory. Investors are cashing in on these buying opportunities as there are many homes priced well below the median. Among the most aggressively priced homes are those owned by banks.
