According to the Gilbert Chamber of Commerce website, Jim Traub of SCORE will be discussing tax strategies that could help lower liability and increase capital. As Kathy Langdon, CEO of the Gilbert Chamber, “Given the times, every legitimate deduction they can find to increase their operating funds is helpful.”

What creates a community?
I suppose we could say time. By accident we tend to stumble into each other’s paths sufficient to create some sort of relationship.
I think it’s more than that.
We become a community when we share a common bond. It may come through following the common path of witnessing a local team achieve… or, conversely, fail. It may come through collective festivities… where we party with one another.

It's here!   Gilbert Days 2008!
Beginning 9 a.m. Saturday November 15, downtown Gilbert will be awash in small town fun and festivities.
It all begins with a parade route that travels down Gilbert road from Juniper to the Town Square.
Then it's on to the Gilbert Municipal Center (South of Warner Road) for a party that lasts from 11 a.m. 'til the cows come home. (Note. The cows go at 5 p.m.)

You can't leaf through business weeklies without finding a list proclaiming which city or state has the best this-or-that.
So I often take such information with a grain of salt. However, I *am* quite pleased that Business Week came out with their list of "best places to raise your kids" ... mainly because, of the 52 cities studied, Gilbert Arizona came in high on the list.
I know. Everyone has an opinion of which town is best.

Real Estate nerd that I am, I've spent quite a bit of time watching zoning hearings regarding the Phoenix-Mesa Gateway Airport. This is the area that includes the old Williams Air Force Base and the nearby General Motors Proving Grounds.

He's at it again. That Joe knows how to make friends- feed them.
As I posted many moons ago, Joe's Farm Grill likes to have a party. This time he wants you to try his cheeseburgers, fries and drink. You won't need to open the pocket book either.

Homes are on SALE... Bargains, Bargains, Bargains!
Home prices are just unreal these days. It seems like a carnival atmosphere- the advertisements for homes are replete with astonishing price tags.
In short- homes are on sale. And... they're quite the bargain.
What are bargain homes? I suppose everyone has their own definition.
Whenever someone is looking for an investment property or starter home, I like to first search for homes with at least three bedrooms and 1.5 bath, between $80k - $130k.
Here are the current MLS counts for such homes in the Phoenix, Arizona metro area:

Attention First Time Home Buyers:
There is a very a narrow window of opportunity right now.
I'm talking about those who go into contract before October 1st.
You'll be able to qualify for down payment assistance programs that pay most (sometimes all) of your closing costs.
You'll also be able to qualify for the tax credits that will be made available through new legislation. This is a credit toward your taxes valued at up to $7,500.

The Lemonade Stand:
As we were building our home several years ago I asked my daughter what she thought of the location.
"It'll make a great place to sell lemonade!" she said.
Within a week she had her stand set up in the front yard and... turns out, she was right.
I marveled at her ability to grasp commerce. First there was lemonade... then lemonade plus fresh squeezed oranges. Orange slices were added to the collection as were otter pops, water and other items.
Then they placed signs near the street that fed into the subdivision.

Gilbert Arizona just keeps growing. The U.S. Census bureau recently confirmed it... of towns with populations greater than 100,000, Gilbert lands eighth on the list.
From July of 2006 - 2007, Gilbert added 11,308 people. That's a 5.8% year over year increase. Located south east of Phoenix, the nation's fifth largest city, Gilbert has continued to expand at a remarkable pace. The one-time farming community is managing growth admirably.

It's Time to Round Out the Loop 202.
Metro Phoenix's massive population increase has created a strain on traffic. Fortunately the Department of Transportation created a master plan that has worked wonders in alleviating the flow of traffic.
One major contributor to this has been the Loop 202 which offers a "ring" that connects the far reaches of the valley. One of the little known secrets of real estate is that there are agents who have a significant portfolio of investment properties that are not be listed.
You won't find them on the MLS or any website.

It reminded me of Mainstreet USA... the center street of the towns of my youth.
My family has been drawn to Joe's BBQ for the past decade.

Arizona has many new homes available.

Home Builders, both large and small, have noticed the valley's wild population growth patterns, and have set up stakes in this area.

It's quite the task to keep up with all the developments... but it's very much worth it, as many new homes are priced below current market.
It's a great time to buy as the competition is fierce and people are able to buy more-home for-less money.

With the nationwide housing bubble, not every developer will survive the downturn.

Gilbert was my first Arizona home. That was the early 1980's ... and the town was a sea of cotton and corn with the occasional dairy farm in between. This charming town on the outskirts of the big city has become a city of note- a destination for those who want small town charm and big city services. As it has grown up, it has not lost its charm. Nearly thirty years ago my family, after a lifetime of roaming, settled on Gilbert, Arizona. For my father, who would retire from nearby Williams Air Force Base, this approximated his Illinois farmland upbringing.
For the rest of us, it was something new. Yet something wonderful. Here are my most pronounced early memories:

According to the latest wikepedia entry, Infill is "the use of land within a built-up area for further construction, especially as part of a community redevelopment or growth management program or as part of smart growth. It focuses on the the reuse and repositioning of obsolete or underutilized buildings and sites."
In other words, Infill is empty land within an otherwise developed area.
Cities tend to grow outward. New home developments spring up on the outskirts of town because that's where the available land is.

For those who are interested in Maricopa County Arizona's southeast valley, here's some recent data to consider, as demonstrated in this article from the Arizona Republic's, Sept. 11, 2007 edition:
Chandler, Mesa and the city of Maricopa had more single-family permits taken out for the first half of this year than they did during the same period in 2006.
