In June (The Market Has Two Bottoms) I reported that home sales are up in the Phoenix Metro Area. Fast forward to last month (September) and we see that the trend continues.
September marks the second best sales month for the year. One may conclude that the bottom has been reached with regard to quantity of real estate sales.
Homes sales are climbing, this time by double digits.

As Fannie Mae and Freddie Mac continue thier free fall one very rich man has decided to pass on investing.
In an interview on CNBC Warrent Buffet says the "game is over" for the two. He sites a lack of net worth as a major factor. This increases the speculation that the government will need to get involved in a bail-out.
In other news, here's what Warren Buffet (investor/richest man in the world) had to say about the current defit situation and the varied economic factors facing today's market.

I'm asked this question all the time. Since the market is varied, the answer is different depending on the sector. If we were to take the pulse of the market right now here are a few trends we'd notice:
New Homes: It's not a great time to be a builder. Profit margins are down- and it will probably stay that way for a while. This is good news for the buyer. The selection is phenomenal. I'm breaking from tradition here. I can't for the life of me find a graphic for this title. If ever I do, I'll post one... if not- this may be a text only post- defying my personal blogger goal- to marry each topic with symbolic imagery.
Now- to the point, the market has two bottoms. One is quantity of sales; the other is pricing.
According to some of the latest research, the Phoenix metro area's bottom has been achieved in one regard. Sales have increased.

As a buyer's rep whose clients very often desire new builds over existing homes- I'm often asked who the biggest builders are. This is an ever changing list as no one builder "owns" the top seller designation. One builder may sell the most units while another builder garners more revenue. Which builder is biggest? Depends on how you define big.
