queen creek: Life in Boomtown- Queen Creek's 604% Growth - 02/11/09 12:09 AM

I spent a couple of my High School Years in north Texas. The official name of the city is Burkburnett- the pet name was "Boomtown". This moniker stemmed from the oil boom of the early 1900's.
I suppose you could lend the Boomtown name to any city with explosive growth.
At least that's what Business Week has done.
In their Article, "America's Biggest Boomtowns", they've made a case for the towns and cities across America that have attracted an ever increasing quantity of newcomers. These cities were evaluated for a number of statistics dating to the new century.
Listed fifth … (2 comments)

queen creek: Phoenix Mesa Gateway Airport to be the Country's Next Aerotropolis - 11/06/08 10:21 AM
Real Estate nerd that I am, I've spent quite a bit of time watching zoning hearings regarding the Phoenix-Mesa Gateway Airport. This is the area that includes the old Williams Air Force Base and the nearby General Motors Proving Grounds.
As the Valley of the Sun has continued to grow in size- these once distant locations have been eyed by visionaries and potential citizens alike as a prime destination. The city of Mesa, working in harmony with the cities of Queen Creek and Gilbert have been spending a great deal of time making sure this new population center will be well … (4 comments)

queen creek: Bargain Homes Available- Phoenix Metro Area - 08/10/08 12:19 PM

Homes are on SALE... Bargains, Bargains, Bargains!
Home prices are just unreal these days. It seems like a carnival atmosphere- the advertisements for homes are replete with astonishing price tags.
In short- homes are on sale. And... they're quite the bargain.
What are bargain homes? I suppose everyone has their own definition.
Whenever someone is looking for an investment property or starter home, I like to first search for homes with at least three bedrooms and 1.5 bath, between $80k - $130k.
Here are the current MLS counts for such homes in the Phoenix, Arizona metro area:
Phoenix: 1,803

queen creek: Major Portion of Mesa Arizona's Loop 202 Opens July 21, 2008 - 07/11/08 03:59 PM

It's Time to Round Out the Loop 202.
Metro Phoenix's massive population increase has created a strain on traffic. Fortunately the Department of Transportation created a master plan that has worked wonders in alleviating the flow of traffic.
One major contributor to this has been the Loop 202 which offers a "ring" that connects the far reaches of the valley. Those who travel from Mesa to the Southeast valley cities of Gilbert, Queen Creek, and Chandler as well as those who live in the southeast who wish to travel to Mesa or Scottsdale are in for a real treat.

queen creek: It's May in Arizona - The Schnepf Farms Peaches Are Here! - 05/10/08 07:05 PM

I love peaches. Always have. I know I'm not alone in this... there are other peach lovers out there.
The true connoisseurs will do me one better though.
They know when the peaches taste their best.
They tell me that time is right now- and the place is Schenpf Farms.
In 2006, Schnepf Farms was declared an “Arizona Treasure” by Governor Napolitano and the Office of Tourism; they're the first attraction in the East Valley to receive this designation.
Wait a minute... a 67 year old family farm is an attraction? How can … (7 comments)

queen creek: Housing Market Improving in Maricopa County's Southeast Valley - 09/23/07 06:25 PM
It's not all doom and gloom in the housing market.

For those who are interested in Maricopa County Arizona's southeast valley, here's some recent data to consider, as demonstrated in this article from the Arizona Republic's, Sept. 11, 2007 edition:
Chandler, Mesa and the city of Maricopa had more single-family permits taken out for the first half of this year than they did during the same period in 2006. Prices for new homes have dropped into the $130,000s in Maricopa, which will likely entice more buyers. And although Gilbert's permit numbers are down, housing construction remains brisk. This was written … (1 comments)

queen creek: "Domino Corridors" - New Home Pricing Phenomena- Phoenix Arizona - 09/13/07 05:49 PM
In areas with a tremendous quantity of new home communities, the competition among builders have created a phenomena I call the "Domino Corridor Effect".

As we are very much in the midst of a buyer's market, new home builders are finding several strategies to compete. Normally they use an assortment of options and upgrades that can be serve as incentives to entice the buyer. When faced with such a large assortment of incentives and options, buyers are often confused- because most buyers have one question, "What will this house cost?"
So... let's forget the different incentives. Let's talk bottom line. … (0 comments)

queen creek: Arizona's Top 25 "Quick Close" New Homes- September Edition - 09/04/07 08:38 PM
New Home Builders have many homes on the market that are in some stage of readiness. These homes will close quicker than a pure new build because the construction process has already begun. These homes tend to come with added builder incentives. I have ranked them by cost per square foot.

queen creek: Arizona- the Greater Phoenix Area Real Estate Market Overview - 09/04/07 02:57 PM
With the nationwide real estate market in flux I'm often asked how Phoenix is doing. Home prices have come down; existing homes remain on the market longer and large builders are weathering an earnings decline storm... resulting in their offering of significant incentives.

Still, there are areas of the country that appear to be outperforming. One of these areas is Maricopa County... which is the fastest growing county in the country. It includes these incorporated cities and towns:  Avondale, Buckeye, Carefree, Cave Creek, Chandler, El Mirage, Fountain Hills, Gila Bend, Gilbert, Glendale, Goodyear, Guadalupe, Litchfield Park, Mesa, Paradise Valley, Peoria, Phoenix, … (0 comments)
