&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: medium;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;em&gt;Mailers, large, small or colorful they are a way to reach out and touch someone. Mortgage insurance on a conventional loan is terminated once the balance of the mortgage reaches 78% of the value of the home. FHA requires mortgage insurance to be paid monthly for the TERM of the loan regardless of future loan to value. &lt;br&gt;&lt;br&gt; 2. Mortgage insurance on a conventional loan has several options as stated above. On FHA loans, Mortgage insurance is paid upfront AND is paid monthly.&amp;nbsp;&lt;br&gt;&lt;br&gt; &lt;br&gt;If your buyer has the ability to put at least 5% down payment, going the Conventional route could be more cost saving than putting 3.5% down payment on an FHA loan.&lt;/p&gt;

&lt;p&gt;Are you one of those fortunate people that grew up speaking another language at home? Perhaps you are first,&amp;nbsp;second..... generation American or dedicated years studying to gain proficiency in another language. If that is the case I would love to know how you would use this second language to help and inform your clients. I just happen to be a Spanish speaking agent.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How to reach out to that foreign speaking client?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yesterday I had a very sweet and humble women walk into the office here in Passaic County, asking for a Spanish speaking agent.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Maria's meek and humble attitude touched my heart&lt;/strong&gt; she was so anxious and hopeful that there would be someone that could speak to here and help her in her search. Just like Maria there are other people out there that may have very little knowledge of English and the home buying process and &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;need our help.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;The Wall Street Journal reported that regulators have established new mortgage rules and that these rules have been set to prevent&amp;nbsp;the problems that&amp;nbsp;exist in the lending practices of the past&amp;nbsp;decade. These new rules also give the borrower greater legal rights against financial institutions that grant mortgages that are not affordable to the buyer.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Lending institutions will be required to document buyers ability to pay the loan and this intern will mitigate possible lender liability if borrower defaults.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Will interest only loans disappear?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Many non qualifying loans have or will disappear. These are loans were very adaptable to the affluent sector. These new guidelines may stir and change things even further.&lt;/p&gt;

&lt;p&gt;Having proper representation in my opinion is the start of good negotiations and avoiding liability. Just as buyers and sellers in a transaction never use the same attorney, wouldn't that principal&amp;nbsp;also apply&amp;nbsp;in regards to&amp;nbsp;the real estate agent? Yes I know its nice to get both ends of the commission but intrinsically there are many risk to this double representation.&amp;nbsp;For the real estate agent representing the buyer and the seller in a&amp;nbsp;the real estate transaction can increase your liability.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Real estate liability exist because it is impossible to give both parties the same degree of loyalty and the confidentiality of the transaction could be compromised.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;As a buyer's agent I breath so much easier knowing I work for the best interest exclusively of my Buyer Client. Negotiations become just that and not responses to keeping everyone happy.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is a buyers agent, dual disclosed agent, transaction broker, etc?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;To avoid real estate liability work closely with a real estate agent that is an &lt;span&gt;ABR&lt;/span&gt;....things will go well and closing will be successfull.&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;How to keep bed bugs away?&lt;/p&gt;
&lt;p&gt;These little critters are so nasty and you can't even see them. They come out at night to crawl into your bed and feed on you. It is easy to bring an insect or egg to your office and even worse to your home.&lt;/p&gt;
&lt;p&gt;What can you do to stop a bed bug?&lt;/p&gt;
&lt;p&gt;There are many insecticides available but who wants to spray that stuff all over?&lt;/p&gt;
&lt;p&gt;An easy remedy to avoid bringing home bed bugs.&lt;/p&gt;
&lt;p&gt;After doing some research I discovered that alcohol distroys bed bugs and their eggs. Well guess what? Cologne has alcohol. I went out and bought a large bottle of inexpensive cologne. In my car I&lt;span class="Apple-style-span" style=""&gt;&amp;nbsp;keep a small refillable spray bottle. Every time I enter a property that is questionable (you know what I am referring &amp;nbsp;to.) before I enter my car I spray my shoes, cloths and purse to kill eggs and insects? I smell great and bugs are gone. &amp;nbsp;When in doubt just spray everything!&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;Townhouse: 1.&lt;span&gt;&amp;nbsp; &lt;/span&gt;fashionable row house: a two- or three-story house, semidetached or in a row of similar houses and with limited yard space, usually in a fashionable neighborhood.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;strong&gt;For insurance purposes are there any differences between Condominiums and townhouses?&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Calibri;"&gt;Condominiums and Townhouses in North Jersey are different when it comes to nsurance. For condominium coverage, it would be more like renters insurance with added liability insurance within your unit and additional insurance to protect your investment. On the other hand a townhouse would be covered by a policy that is closer to a homeowner&amp;rsquo;s insurance policy. In both scenarios the administrator of the common areas would impose shared additional insurance fees to the owners in the development.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;Many of us can use a few words of wisdom to cope with the current changes in the real estate industry. It makes no difference if we are in involved in global transactions or just helping buy and sell in the local real estate market of&amp;nbsp;Wayne NJ, such is my case.&lt;/p&gt;
&lt;p&gt;Noah was on the right track and we can be as well.&lt;/p&gt;

&lt;p&gt;I just came across this free real estate advertising tool. The Advanced Marketing Website offers this tool that will analyze your headline to determine the Emotional Marketing Value or&amp;nbsp;EMV of your advertising headline.&lt;/p&gt;
&lt;p&gt;I tested this tool using the following headlines:&lt;/p&gt;
&lt;p&gt;"Buy now, real estate at bargain prices and low interest rates."&lt;/p&gt;
&lt;p&gt;versus&lt;/p&gt;
&lt;p&gt;"Free search luxury homes at bargain prices, and low interest rates."&lt;/p&gt;
&lt;p&gt;The first headline scored a EMV of 18.18% and the second scored a EMV of 25% making the second headline my choice. Although I should play around with the tool a little more since the site informs me that a copywriter would&amp;nbsp;try to achieve a 30% to 40% score.&lt;/p&gt;

&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span style="font-size: small;"&gt;Two of the reports researched the economic benefit of consolidation in the local government functions and public school districts.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span style="font-size: small;"&gt;As per NJAR&lt;sup&gt;&amp;reg;&lt;/sup&gt; Chief Executive Officer Jarrod Grasso, "The two reports on consolidation concluded that, while the potential for lower property taxes is high by reducing the number of governmental units in a county that cost savings for taxpayers would be subject to other fiscal decisions made by local governments facilitating the consolidation. These include contract decisions for employees in the jurisdictions where the consolidation occurs."&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style="margin: 0in 0in 10pt;"&gt;&lt;span style="font-family: Calibri;"&gt;&lt;span style="font-size: small;"&gt;The third report details how property taxes can be controlled and ultimately lowered by the new 2.0 percent property tax cap that took effect at the beginning of this year.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: small;"&gt;&lt;span style="font-family: Times New Roman;"&gt;According to Dr. Dagney Faulk, Director of Research for the Center for Business and Economic Research at Ball State University, &amp;ldquo;In New Jersey, the full effect of the levy caps that were implemented this past January will be economic growth of roughly 1.5 percent, 78,500 more jobs and effective growth in income of more than $1,100 per household.&amp;rdquo; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;We are well aware of the devastation that the flood waters have had on our beautiful communities. Many homeowners have been displaced and are trying to get their lives back together.&lt;/p&gt;
&lt;p&gt;On the other hand the flood waters have also caused devastation in the business communities.&amp;nbsp;This&amp;nbsp;could be a double&amp;nbsp;effect for those residents that own businesses and live&amp;nbsp;in the areas that have been flooded by waters from Hurricane Irene. These local Business, run by trusted local business men and women are the commercial core of&amp;nbsp;our communities. Their devastation, is a community devastation and affects us all.&lt;/p&gt;
