A DoD HAP Sale Is NOT A Short Sale - 02/29/12 07:09 AM
Let me repeat that.  The Department of Defense Homeowners Assistance Program sale is NOT a short sale. The only common denominator between the two is that the homeowner is upside down on their mortgage.
An active duty servicemember who meets the qualifications for HAP does not interact with their lender in any way regarding the sale of their home.  They do not have to provide to their lender or the United States Army Corps of Engineers, who administers the program, anything that resembles a short sale package.
They do not have to prove a "financial hardship" to sell their home using HAP.  … (14 comments)

A Plethora Of Misinformation Always Makes For Interesting Discussions - 02/28/12 04:31 PM
One great thing about social media is when inaccurate information surfaces you quickly recognize your own and fellow agent's hot buttons.Even though it's still early in the week two of my hot buttons have been hit and by the reaction of a few other agents who also have seen the information, theirs have as well.   The first was a blog post written by an agent (I won't include a link) stating that a veteran or active duty military member would lose their benefits if they completed a short sale or foreclosure.  Say what?A veteran or military member who completes a … (98 comments)

I'm Sorry But It's Only February In Northern Virginia - 02/27/12 01:06 PM
After checking in on my listing at the Forest at South Run today I decided to make a quick stop at Burke Lake Park.  If you follow my blog it's one of my favorite spots when there is free time in my schedule to walk the 4.7 mile trail or a quck out and back.Today I was stopped in my tracks when I realized that the Cherry Trees in the park were almost in full bloom..  It's FEBRUARY folks.  Normally in Northern Virgina at this time of year we are still bundled up in our down jackets or shoveling snow. This year … (6 comments)

Say Goodnight Gracie - 02/26/12 03:27 PM

Unlike other jobs Realtors® don't necessarily get weekends off.  But if we are lucky we do get to enjoy seeing the pictures that Mother Nature paints for us.  Boat owners in Belmont Bay are anxiously awaiting for warmer weather so they can enjoy evenings on the Occoquan River.

What's The Value Of Stainless Steel Appliances When Buying A Home? - 02/26/12 12:35 PM
Stainless Steel appliances, you either love them or you hate them.  Personally having been owned by them for the last 6 years in my house I could do without them.  However that's not the question.
If you have two homes one with stainless steel and one without, what is the true value of the difference in appliances?  We are talking about appliances of an identical age and condition.   We are also talking about properties that are 95% identical as well.  In fact if you were sleep walking the appliances might be the only thing that made you realize you were in … (12 comments)

St Mary's Of Sorrows-Where The Seeds For The American Red Cross Sprouted - 02/26/12 10:22 AM
We see signs all around Virginia that say "George Washington Slept Here" but unless you take a step often the beaten path you won't find some of the other signs and sties that helped shape our nation.  One of those signs is hidden in Fairfax Station at the St. Mary of Sorrows Church just off of Route 123.
St Mary of Sorrows Church was built from 1858-1860 with lumber milled locally by railroad workers living in the area. The only item that was purchased to complete the church was the bell installed in the tower. In 1862 one of the worst … (6 comments)

Run Don't Walk To Find Your New Home in Fairfax Station Virginia - 02/24/12 05:49 AM
It won't be long before the trees will bloom again in the South Run neighborhood in Fairfax Station VA.  Located just 25 miles south of DC in Fairfax County, the South Run neighborhood exudes southern hospitality and old fashioned neighborhood charm. With BBQ's in the summer, pool parties, Halloween activities the neighborhood has an active neighborhood social committee that plans dozens of events a year.

If Ducks Could Read They Might Not End Up On Tonight's Dinner Plate - 02/23/12 03:35 PM

After my closing today I slipped out for an hour to enjoy a walk through Mason Neck State Park.  In multiple places along the shoreline were signs announcing it was hunting season.  The ducks seemed to be testing their luck by swimming right in front of the duck blind.  Was that a Na Na Na you can't get me I heard?

My Buyer Said "I Didn't Know This Road Went To A Neighborhood" - 02/21/12 10:40 AM
My buyers thought I'd made a wrong turn when we headed down an unmarked two lane road in Woodbridge, VA.  But I hadn't.  We were headed to look at a listing in the Coventry Glen community just off of Greatbridge Road.  At first you might think you were headed into the River Falls neighborhood but a quick right onto the "country road" will take you Coventry Glen.Coventry Glen is a small enclave of 80 homes built by Airston Builders in 2005-2006.  With no through streets and it's tucked away location the community feels very private.  The homes in Coventry Glen range … (12 comments)

And Then There Was One-The Last Africian-American School in Prince William County VA - 02/18/12 03:13 PM
Located among residential houses in Manassas, Virginia the Lucasville School can be easily overlooked.  However it is the last standing African-American school left in Prince William County.  The building has had a rough life.  It has been moved twice and after it closed as a school was used as a barn at a local farm.

Built after Virginia created a free public school system for all children, the school operated from 1885-1926.  It was a traditional one room school house with benches, chalkboard and wood stove to keep children warm in the winter.  As was typical with most African-American Schools … (12 comments)

When The Phone Rings The Memory Of A Past AR Post Leaps To Mind - 02/16/12 11:07 AM
It was 8 AM when the phone rang.  Since I was only half-way through my first cup of coffee it took a minute for the number to register.  It was an overseas number.  Quick answer it.Sure enough the call was from a family in Germany who would be relocating to the DC area.  Top of their list from where to live was schools.  And not just any school, a school that offered a German language immersion program.  BAM!  Localism post to the rescue.  A few years ago I wrote a post on registration for the language immersion programs at Fairfax County … (12 comments)

Birds Of A Feather - 02/12/12 01:35 PM
Try to stay warm together.

Even snow geese are smart enough to know that there could be a warmth if enough of them gather together.  Unfortunately if they are looking for snow they need to fly a little further north.  It may be cold but we've missed our snowmegdon so far this year.

Seller Says The Price Is Firm-What Message Does This Send To Buyers? - 02/07/12 05:44 PM
Recently my clients sent me a listing in Northern Virginia they were interesting in seeing.  The description indicated the owners were not willing to negotiate on price or provide any closing cost assistance to the buyers.  It made me wonder, is this the reason the house has been on the market for over a year? There aren't any sellers I know who are happy to get a "low ball" offer on their home.  However an offer is an opportunity to negotiate.  By saying you won't go any lower are you keeping potential buyer's at bay?  Your home may be competitively priced and … (40 comments)

Undertanding Northern Virginia Can Be Confusing At First - 02/06/12 09:57 AM
Relocation is always stressful.  It doesn’t matter how many times you’ve made a move the minute you get the word to pack your bags you need to learn the “language” of a new area. In Northern Virginia part of that new language is deciphering the difference between our cities and our counties.  Northern Virginia has a mixture that often leads to confusion.  For example we have: Fairfax County and Fairfax City Alexandria City and Alexandria (postal address) in Fairfax County Falls Church City and Falls Church (postal address) in Fairfax County

Once you have figured that out then you … (2 comments)

Active Rain Contests-Taking Your Hard Work To The Next Level - 02/04/12 03:07 PM
Ever wonder what to do with all of the great blogs you write for Active Rain contests?  Active Rain offers all of us an opportunity to create a great deal of content.  A few years ago one of the contests gave me an "AH-HA" moment.  We were challenged to right a series on one subject.  As I worked through the series I realized it would be one that I could use over and over again.  But how to put it together for prospective customers and clients to use? After some research and some experimentation I came across ISSUU not to be confused … (73 comments)
