This week an offer came in on one of my my listings in Northern Virginia.  It was a good offer, well written with terms and conditions that could work for the sellers.  However there wasn't a lender letter included which is a key piece of an offer.   When I called the agent their answer floored me.  "But they are VA eligible so we don't need a lender letter."For any agent who isn't familiar with a VA Letter of Eligibility perhaps it could be confusing.  In Northern Virginia we have a lot of active duty and retired military who are eligible … (18 comments)

It Was A Double Down Down Day in Belmont Bay - 07/27/12 03:58 PM
Today was double down day in Belmont Bay in Woodbridge VA.  No I'm not talking about a great hand of poker but the closing of two of my Belmont Bay listings.
The first was a 1750 SF waterfront condo in Harbor Point West.  The property was a cash transactions and settled for $375,000.  The second transaction was in the Harborside Condominium building for a non-waterview condo for $322,000.  It's been a busy year in Belmont Bay for Cindy Jones and CJ Realty Group.  We have settled 5 condo sales transactions and handled 5 rental transactions as well.

Red Is For Barns-Or Maybe It's Yellow Or Blue Or Green - 07/24/12 02:46 PM

Last few days have been a mind numbing whirlwind of real estate deals and packing for a move.  I've been trying to figure out the color scheme for my living room and was reminded of the photo of this barn I passed.  Appears the owners were having the same trouble I am.  As a result they ended up with a patchwork barn.Not bad but I'm thinking I'll go with a blue and white scheme.  At least until the cat sheds on the couch and then it will be more gray than white.

It's always informational and fun to have a home inspection with Billy Jays oh now I mean Jay Markanich.  And of course it was a hoot to find Lenn Harley's card sitting on the counter.  Looks like Active Rain was crossing paths on Saturday in Woodbridge.

I've written blog posts about Fairfax County Virginia's last one room school house, Sydenstricker School aka Pohick School #8 since 2007.   Along the way I've had the chance to learn a bit more about the school with contacts with it's current caretakers the Upper Pohick League.Though the school is a distinct red color, when it was operating as a school it was white, not red.  In fact up until the late 1950's the school was a traditional white clapboard color.  The first school house on the site was built somewhere between 1897 and 1900.  However the original school burned in July … (4 comments)

There are times when you get an email that just flat out makes you angry.  I realize it's a scam and would never fall for this.  However almost daily we hear about someone who has been sucked in by a scam that has cost them thousands of dollars if not more.  Since I work with dozens of military families every year, many recently who have served multiple tours in Afghanistan and Iraq this is about as low as a scam can get in my opinion.

The End of a Crazy Weekend in Belmont Bay - 07/01/12 05:39 PM

Just about 48 hours ago we were listening to the warnings of severe thunderstorms rolling in to Northern Virginia, DC and MD.  The "Derecho" storm arrived at 10:30 PM and instantly knocked about power to over 1/2 million people in the area.  Belmont Bay was black for almost 24 hours with power coming back on at 8 PM Saturday night.  Fortunately in our area the damage was minimal.  The Belmont Bay marina and boats suffered no damage.For others they weren't so lucky and some are still without power tonight.  It's a reminder to make sure you have emergency supplies on … (13 comments)
