Independence Day is coming. Some folks are taking to the roads and others will stick close to home. No matter where you are it most likely will end with fireworks filling the sky. It is also another day to take a moment to remember that for 232 years men and women have fought and scarificed to keep our country free. No matter where we are and no matter what our politics we should stop and say thank you for those who have made the ultimate sacrifice for our freedom.

What Happens When Banks Get into the Real Estate Business?

A few years ago Realtors® were up in arms about the thought that banks might get into the real estate business. Letters were fired off, hearings were held and the NAR spent thousands to make sure that banks stayed at arms length from the real estate transaction.

Fast forward to today and across the country, banks and lenders ARE in the real estate business. In fact in some areas of the country there are more bank owned properties listed in the MLS than there are seller owned properties.

What makes this so frightening is that the banks and lenders have no clue how a real estate transaction works. It isn't that they aren't trying but the employees behind the scenes have never handled the listing or sale of a home in their lives. So when a contract comes across their desk they have no idea what they might be seeing.

Over the last two weeks I have been involved in a transaction that has completely baffled not only me, my clients and my broker but I am sure the other agent who also has an offer in on the same property. As listing agents one look at the contracts and we would have been able to give our seller a simple recommendation. Offer A is for x dollars and Offer B is for y dollars. Offer A is higher and all other terms and conditions are the same so let's select offer A.

However the bank decides to ask both Offer A and Offer B to make a best and final offer. What happens? Both Offer A and Offer B come back with identical amounts and terms. Alright wise ones now what do you do? You send both offers a counter outlining the price and subsidy that you will accept. Excuse me you send both offers the same counter offer instead of letting them choose what they want to counter?

What did the bank think would happen? Perhaps that someone would blink and pull out of the process? Instead they get back the exact same accepted response to their counter offer. So you still have the same offer from two prospective buyers. Would an experienced agent ever have gotten a seller into this predicament? I highly doubt it. While the bank is trying to sort all of this out both agents submit contract amendments changing the amount of their last offers.

Now Offer A and Offer B are back to being different again. Does the bank decide that enough is enough and it is time to select the current highest offer in their hands? No they ask once again for best and final offers. At what point does this go beyond stupid to the point of ridiculous? Meanwhile they have a home that could be two weeks closer to settlement

If banks want to be in the real estate business then they need to hire brokers and real estate agents in house to unlock the mystery of how a real estate transaction works. I'm not going to tell them they can't be in the real estate business because folks that ship has sailed. Instead now we have to figure out a way to get inside their doors and help them understand the process and that when you have multiple offers you don't under any circumstances counter with the exact same terms to TWO different contracts!

The Bombs Bursting In Air-Indepence Day is Almost Here

Having had the good fortune to grow up up in the DC area I've had the opportunity to watch the Nation's Capital fireworks from a number of different perspectives.

As a child my father used to park the car on the side of the road just outside of town with a great view of the Washington Monument. In my late 20's and early 30's I joined the masses on the Mall to listen to the Beach Boys and enjoy a picnic. When my children were small we found a special perch at the inside the gates of Fort Meyers in Arlington. Last year I had my first chance to watch the fireworks from a boat in the Potomac River.

No matter where I am though I stop and say THANK YOU to all of the men and women who have made the 4^th of July possible. Without their sacrifice I wouldn't be able to enjoy a day filled with family and friends or an evening filled with awesome fireworks.

I hope as you prepare to enjoy yourself on Independence Day that you might take a moment to do the same.

The Top Five-Things You Most do While Visiting the DC Area

Trying to pick the top five things to do in the DC area is like a Smothers Brothers comedy routine. Mom always liked you best; no she always liked you best, how are you supposed to choose? But choose I must. As a native of the area I've had the good fortune to run up the stairs of the Washington Monument as a child with my out of town cousins and dip my feet in the Reflecting Pool on a hot summer day. Since the stairs of the monument are now off limits and the Park Police frown on cooling your feet you will have to settle for a few snapshots of my favorite places in the DC area.

Lets face it no one can resist a Panda Bear. So of course you have to put the National Zoo on the list. Besides the Panda's there are of course Lions, Tigers and Bears. With the beautiful setting nestled in Northwest DC the National Zoo is a place that you can enjoy at any age. Bring a picnic and make a day of it. Personally I'm always taken in by the Otters. Any creature that gets to lie on its back in the water and shuck oysters has my vote!

No trip to DC is complete without visiting Arlington Cemetery. Though it isn't a place that you hear people laughing, it is a place where you find reverence and history. Whether you are stopping at the eternal flame at JFK's gravesite, watching the changing of the guard at the Tomb of the Unknowns or looking over the grounds from the Lee-Custis Mansion you can't help but reflect on all of hero's known and unknown that keep America free.

Great Falls National Park in McLean Virginia is one of the wonderful National Parks in our area that residents and visitors can enjoy. With over 800 acres and 15 miles of trails weekend hikers can find plenty of room to roam. Even more impressive than the trails are the falls themselves and watching the kayakers who take them on. Watching the daredevils on a summer day can't help but cool you down a bit and make you think about the first travelers who may have pondered how to cross the river at this awesome spot.

You can't help but feel a little smarter knowing that you are surrounded by so much knowledge when you visit the Library of Congress. Started with the donation of the Thomas Jefferson book collection in 1815 the library now houses the largest rare book collection in the U.S. The books aren't the only attraction. The architecture of the building which was once considered controversial was called "the largest the largest, the costliest, and the safest" library when it was officially dedicated in 1897.

The fifth choice is definitely the hardest. If I'm forced to stop at five then I'll have to go with the Lincoln Memorial at night. Designed after the Parthenon in Athens the 36 columns represent the number of states in the union at the time Lincoln was assonated. Famous for not only honoring our 16th US President but also where Martin Luther King stood and made his famous "I have a Dream Speech" in 1963 and where so many gather today to reflect how far our country has come.

If you are coming to visit the area this summer make sure you bring plenty of water and call on your local Active Rain friends for a tour of our town. We always love to show off the famous and infamous spots around town.

You Can Smell the Bacon Sizzling on Active Rain

While reading posts this week by my fellow local bloggers Ken Montville and Patricia Kennedy about discovering a connection to Lenn Harley in the middle of transaction, I began to wonder how many connections could be made on Active Rain. With 90,000 plus members you have to suspect that there are more connections than we could imagine and possibly some lost relatives to be found.

As I was pondering my phone rang and it was my brother calling from Florida. A few weeks ago I had the good fortunate to attend my nieces wedding in St Petersburg. After I came back a random comment on a post by Sharon Simms unearthed that her office was only a few blocks away from the hotel where the wedding took place. Unfortunately due to my schedule I had missed a chance to have a cup of coffee with her.

While my brother and I were talking about his latest commercial real estate deal I mentioned Sharon's name. I should mention that my brother only "dabbles" in real estate, his full time job is a successful dentist. As soon as I said her name he said oh sure I know Sharon she has been a patient of mine for years. So faster than you can say Kevin Bacon I had a connection to another Active Rainer.

So how many connections have you made on Active Rain? I'm sure there have to be some great stories to share!

Please Can't You Just Make It Stop?

Admitting that you have a problem is the first step towards a new beginning. At first it seemed that this post should possibly be marked as members only. Letting the public in on an issue that your family has been tortured with for years might be a cathartic experience or it could possibly ruin your real estate career. I'm going to take the chance that the public will understand and perhaps even be able to help.

Being tormented by a song in your head is a terrible thing. Even worse is the fact that no one can pin down the reason that this particular song is taking up precious space in my brain. It would be understandable if the song had been sung to me as a child or even if it represented some long lost love. My parents never had the record and I know I never saw the entertainer that made the song famous in concert. But still it is there rattling around in my head.

To make matters even worse I only know the first few lines of the song. It might help if I could belt out a chorus or two but no, I get just a few lousy lines. We have reached a critical junction in our family now and if we can't cure this problem another generation can and will be inflicted with the song. I've already slipped up once or twice with my granddaughter but fortunately I don't think any damage has been done yet.

So what is the tune that has caused so much agony in my life? Well here it is. To my dear family this is actually how the song sounds. The rendition that tumbles out of my mouth announced and unwelcomed in no way resembles the wonderful tune you are hearing here.

Perhaps the issue with Strangers in the Night is related to why I play the same two lines of Beethoven's Fleur di Leis over and over again whenever I get near a piano. Who knows but one thing is for sure if you find the cure my family will be eternally grateful!

The PCS orders have arrived! The phone has been ringing as military families around the world have gotten the word that their next duty station is in the Northern Virginia area. The first few days after the PCS orders arrive all the questions about housing, schools and transportation can lead to sleepless nights. Don't worry it is easy to find your way through the maze of options and get you settled in the area in no time.

Most military personnel headed to the area choose to live in either Fairfax, Prince William or Stafford Counties and whether you are going to buy or rent there are plenty of neighborhood options for you to choose from. If you are thinking of buying a home, the current Northern Virginia market provides you the chance to find a good value on homes in neighborhoods scattered through out the area. Military personnel are dusting off their VA Certificate of Eligibility and checking with local lenders about the options available to use their VA loans. If buying is the plans make sure you have talked to a lender prior to making your house hunting trip. Sometimes You Have To Kiss A Few Frogs

I doubt that either of these two terrific people ever had to kiss a frog in their lives but they certainly learned that when it comes to looking for a new home that you do have to look at a few frogs before you find your prince.

In this case we found a few homes that frogs would definitely love. A little bit of water in the basement, overgrown yards and a few bugs for sustenance. However as with any house hunt you just have to keep on looking. We named a few of the houses along the way "granite house", "squishy basement house" and "overgrown yard house." In the end we found just the right house and yesterday it became theirs.

With a little bit of paint (who doesn't love a camouflage basement), carpet cleaning and a new refrigerator this home will be a gem. The home even got the parents approval, an important piece of the puzzle. Thanks to a VA loan, a cooperative bank (foreclosure) and an listing agent who stayed on top of their side of the transaction, we went from contract to closing in 3 weeks.

So another foreclosure in Prince William County is off the market and in good hands. Congratulations you two and may you have many happy years in your new home!

A Trio of Great Northern Virginia Neighborhoods for Military Families

If you haven’t been stationed in Northern Virginia before one of the first things that you want to become familiar with are all the different commuting options available. Depending on the neighborhood you may have the option for an express bus, a metro ride, VRE or slug line. Many who “slug” in the morning take a bus home in the evening, so you are not stuck with just one choice of how to come and go.

Once you have an idea of your commuting options then we can take a closer look at some of the Fairfax County neighborhoods that have always been popular with military personnel. This tour takes you down Old Keene Mill Road one of the main throughfares in Springfield. One of those neighborhoods is the tree lined neighborhood of Cardinal Forest located in West Springfield.

With well maintained homes spread out on large lots, the ability to walk to Accotink Park and express Metro bus (18G) service to the Pentagon this area has been a prime location since it was built in the late 1960’s.

Just around the corner is the townhouse community of Charlestown. Built to reflect Colonial Williamsburg the all brick homes are well maintained by the homeowners and the association. Having lived in and owned a townhouse in Charlestown for five years I can personally attest to the popularity of the neighborhood and the convenience for commuting to DC. The HOA is responsible for all of the exterior maintenance of the homes, including a three year paint cycle for trim, brick courtyard walls, roofs, front yard mowing and trash removal.

Just as with Cardinal Forest you can walk to all of the same recreation, shopping and commuting options. The largest model town houses the Concord and Hermatage have 2500 square feet of living space on three levels.

The final stop on this tour down Keene Mill Road is the neighborhood of Orange Hunt Estates. Orange Hunt also is on a direct bus line to the Pentagon and is only minutes away from one of the major slug lines and connector bus points in the area. Just like Cardinal Forest the homes in Orange Hunt Estates sit on large tree lined lots and have been maintained well over the years by the owners.

Close by is Huntsman Lake, South Run Community Center and Burke Lake Park. Our family called Huntsman Estates home (connected to Orange Hunt Estates) home for seven years and would ride our bikes from our house to Burke Lake Park and back, a perfect 11 mile loop to enjoy on a nice day.

All of these neighborhoods are part of the West Springfield HS Pyramid.

So if you are looking for affordable neighborhoods in Fairfax County with loads of commuting options to the Pentagon, Fort Belvoir or other military bases in the area, consider these terrific neighborhoods. Getting Your Home Sold-A Balancing Act

To sell your home in Northern Virginia you have to find the right balance between price and condition. Many buyers think that the "bargain" house is the one with the big foreclosure sign in the front yard. But if they dig a little deeper they may find the gem in the neighborhood may actually be the home that is owned by an individual who has to move for reasons that have nothing to do with their mortgage payments.

When a savvy buyer begins to balance the costs, both real and hidden, of a foreclosure they can often be shocked to learn that a house just a few doors down that is priced well is a better deal in the long run. Besides just the dollar factors associated with repairs there is the peace of mind factor that comes with something as simple as the ability to conduct a real home inspection.

So what does this mean for most sellers? It is a fact that in today's market you must price your home right the moment that you put it on the market. You don't have the option to overprice your home and hope that a buyer will overpay. Certainly if your home is in top condition then you would expect to get more than the foreclosure down the street, however does that property just need cosmetic work to make it the same as yours or does it need a total overhaul? If the foreclosure only needs cosmetic work and is priced right then you can't price yours $20,000 more and hope that it will sell.

The market in Northern Virginia is tough. Homes of all types are selling and many are selling in a reasonable period of time. Don't be fooled into to thinking that your home is worth more than it is. Some buyers will pay more for the peace of mind that comes from buying a home where they can talk to the owner. But they won't overpay. Appraisers won't overvalue and lenders won't lend more than today's market value.

Find the right balance for your home and the sold sign will follow.

Lemons Are Great for Lemonade but Not for Your First House

In Virginia there is a Lemon Law on the books to protect consumers who purchase a car which is later found to have serious defects. However, there is no such law when it comes to protecting buyers when they are purchasing a home. "Bargain" homes at first blush can look to be outdated but in decent shape. However sometimes when you start to look a little deeper you can start to uncover more serious issues.

Buyers in today's market who are focusing their search on foreclosure properties are the latest buyers who may find themselves caught in the newest version of the Money Pit. Buyers who don't have strong handman skills or deep pockets need to understand what they are getting into when buying a foreclosure. Banks rarely make any repairs and with properties with all of the utilites off making even a cursory examination of the appliances, plumbing or air condition is impossible. Most buyers are given the option to have a home inspection "for information purposes" but that phrase doesn't give you an out in your contract.

For buyers who are working directly with a private seller the option for a home inspection is front and center. The home inspection can give you peace of mind and the opportunity should you find serious defects in the home to walk away from your contract. This is a rare occuarance but let's face occassionally we do find lemons and no matter how hard we try we can't make lemonade out of them. When that happens the ability to void the contract is well worth it.

So as you are out looking at homes to buy in Northern Virginia you need to look at the whole picture. It’s New, It’s Huge and It’s Extraordinary

Our stomachs were rumbling and when we opened the refrigerator door all we found was a bottle of ketchup and a can of tuna fish. We were desperate and knew that the time had come; we had to make a trip to the grocery store. Our mailbox had been filling with coupons and store specials from some new comer to the area and we decided oh what the heck lets check them out.

So off we went for what we thought would be a simple run to the grocery store. As soon as we pulled into the parking lot I was ready to run the other way. But I was outvoted and in we went. It was HUGE. I'm talking MEGA. And it was crowded. I can't remember the last time I saw that many people at the grocery store at one time. Especially on at noon in the middle of the week. Don't these folks have jobs somewhere?

Could I find goat cheese? Yes about 10 varieties. Could I find seafood? Absolutely and some of it was not anything I had ever seen in this part of the world before. Vegetables including the "dreaded" tomatoes, with "it's okay to eat these signs", were front and center. The list of what you could find or not because the store is so big is incredible.

Despite my protests we managed to spent time checking out what we might want to eat should we want to get a bit more exotic than our easy and light summer cooking. The thought did cross our minds to pull up a chair at the seafood bar and have some oysters but we grew up with the mindset that you don't eat oysters in a month without an "r" in it so we passed. Plenty of other folks were filling up the chairs both at the seafood bar and at the outside patio with prepared sandwiches.

So what is this new and extraordinary addition to Prince William County? It is Wegmans. Part of the new and upscale stores planned for the Shops at Stonewall situated between Route 1 and I-95 off of Nebesco Road. If the crowds at Wegmans are any indication of how long the residents of Prince William County have waited for the store to open, then the county planners have made the right decision.

It might take me a little while to get up the courage to fight the crowds again. In the meantime we have enough food to keep us happy for awhile.

A Favorite with Military Families-Westridge in Prince William County

Tucked in the trees just off of Old Bridge Road in Prince William County is the quiet community of Westridge. Coming down the main tree lined drive you come upon the large community center, pond and fountain and you know you are in a neighborhood that makes you feel welcome.

Within easy driving distance to Fort Belvoir, featuring a reverse commute to Quantico and multiple commuter lots close by offering access to the Pentagon the neighborhood is a great oassis for military families stationed in the area.

Some Mothers are “Fathers” Too

Today is Fathers Day. The grills are being fired up and the hardware stores are full of guys doing their best Tim Taylor imitations. It is a bittersweet day for me.

As a single mom I handled both the role of mother and father as my children were growing up. Obviously they watched other children celebrate Fathers Day and realized that they were missing something. One year out of the blue on Fathers Day I realized my kids were up to something. There was some giggling and running around outside my bedroom door.

A few minutes later the door opened and they appeared with a card. It still makes me I smile when I think of what they had done. Together they had put together a card that said:

"To the best father a mother could be.
We love you and realize how hard it is for you to fill two pairs of shoes."

So today I want to send out the same message to the other single mothers who might be a little down today. Even though it may be Fathers Day you are remembered for all the extra work you do. So go on out and do your best Tim Taylor imitation you've earned it!

What is Hot in Northern Virginia besides the Weather?

Sales in Prince William County would be the answer. Sales may be stagnant in other parts of Northern Virginia but buyers are flocking south to Prince William to take advantage of the lower prices and great bargains in the area.

Check out the total sales comparisons between 2007 and 2008 in two zip codes in Prince William County.

So why the sudden interest in Prince William County? Obviously it is due to the significant price drop which has happened over the past year.

Neighborhoods in 22191 include both the newer subdivisions of Port Potomac, Belmont Bay, Rippon Landing and River Oaks. Older neighborhoods such as Georgetown Village, Marumsco Woods and Newport have been some of the hardest hit with foreclosures. Neighborhoods in 22193 include Dale City, Lake Terrapin, Winding Creek Estates and Pearsons Landing.

Does this mean that Prince William County is out of the woods yet? No as there are still a significant number of properties for sale and there is anticipation that more foreclosures will be coming on the market through the summer. However as new properties are listed the expectation is that we will see additional price reductions in certain neighborhoods in Prince William County creating even more values for savvy home buyers.

For investors, who are looking to buy and hold for a few years, and particularly buyers who are looking for a new home that falls well within the limits of a FHA or VA loan there are terrific homes and neighborhoods to explore. From the starter home in Lake Ridge to the luxury mansion in Haymarket you can find a deal in Prince William County.

A New Game- Realtor® Myth Busting

Chances are most children don't pretend to be Realtors® when they are little unless their families were in the business. As kids we thought about being fireman, policemen or teachers. A few of you might have had more lofty ambitions and considered a run for the presidency or flying the space shuttle but the closest most of us got to a real estate career was a game of Monopoly.

Recently I was asked to speak to a group of high school students about careers (I've had a few) and how I ended up as a Realtor®. The crazy character side of me thought about taking the Rodney Dangerfield approach, let's face it sometimes we don't get a lot of respect, but the professional side won out and I think it was an eye opener for many of the students.

I created a new game called "Realtor® Myth Busters" for the kids to play. The first myth I busted was that Realtors® can set their own schedules. Anyone else want to bust that one too? The second myth was that Realtors® were "bored" housewives. Anyone want to tackle that one? And the third myth was that a "million dollar" producer actually makes a million dollars. There were many more but I'm sure you can make a list of myths that you would like to bust as well.

What was sad was that there wasn't a single student who thought of a Realtor® as a business owner when I started. By the time I was done with myth busters and the components of building a business there was at least a glimmer of recognition that the word Realtor® does have meaning and that there is more to real estate that wandering around looking at houses. Speaking with the kids was a great opportunity to spend some time with the "younger" generation and maybe even get one to think about real estate as a future career.

Whatever You Do Don't Open That Door

....to the fridge that is. No matter how many times I give out the warning to buyers as we walk in the door of a foreclosure property it happens. It is a habit that just can't be broken.

Obviously knowing what condition that appliances are in when you are thinking about buying a home is important. The problem is that most foreclosure properties have the electricity turned off. Even if the fridge was clean it gets stale when the door is closed and no air is circulating. However that isn't the problem. Occasionally when the electricity goes off the fridge hasn't been thoroughly cleaned and as a result....well I don't think I have to draw that picture for you.

So if you are out touring foreclosures with me and I tell you "don't open that door" trust me you really don't want to open the door!

Condo Special Assessments-A New Problem in Today’s Market

When most people think of special assessments for condo owners they think major common area improvements. In the Northern Virginia area condo owners often see them when it is time to repair the balconies, upgrade the amenities or redo the lobbies but in today's real estate market we also see special assessments for another reason.

Delinquencies and foreclosures are sapping associations of much needed income to keep current on the everyday bills. A few years ago condos in Arlington and Alexandria were flying off the market faster than they could be built. Unfortunately among the buyers who were excited about a new home close to the metro there was a large group of investors out to make a few dollars with a quick flip.

When the market made its dramatic turn the first properties to be hit were condos. Hundreds of flippers suddenly found themselves with units worth less than the paid for them even at pre-construction prices. So what is the first thing they stop paying? They stopped paying the condo dues resulting in large deficits for the associations. Associations in desperation to try and collect some of the dues hire attorneys to put liens on the condo in hopes of collecting some of the past due funds.

However this just adds to the money worries by larger legal bills. Putting a lien on the property isn't going to do the association any good. When the property goes to foreclosure there isn't any money to pay the back dues and the lender isn't responsible for any past dues. When the property is sold the lender will pay the dues from when they owned the property but while it sits on the market the debt continues to rise.

For a buyer today looking at a condo purchase they need to pay careful attention to the association budget. They need to make sure that the see the latest budget that shows the real numbers. Most lenders will not pay a special assessment and a buyer could get a surprise after closing to find themselves with fees to be paid that they weren't expecting. Today's market is full of twists and turns. A special assessment because your neighbors aren't paying their bills is a new one to watch out for.
