31 days of may: How Long Do You Leave A Listing Active On Your Website? - 05/29/11 02:04 PM
Today some past clients contacted me to see if I could help them out.  It seems the house they purchased over 2 years ago still shows as Active on the listing agents website.  Now that might not be such a big deal...okay it is...but what makes it even worse is as a result of it being Active on the agent's site it is still Active on other sites as well. They have had people knock on their door and ask if the home was still for sale or ask if it was a "coming soon" listing.  It also gave them pause as … (8 comments)

31 days of may: When a Blog Post Sparks A Comment That Sparks A Post-Knowing Your Local Market Pays Off - 05/28/11 02:57 AM
Do you remember the song "there was an old woman who swallowed a fly?"  It felt a bit like that today when I first read a post by Tammy White "Is Your Business Built for Speed or Endurance and then a follow-up by Lenn Harley "Train Like a Champion and You'll Become One".  As I was making a comment on Lenn's post it hit me, his could be a post of it's own.
At least once a week I make time in my schedule to tour new home communities to discuss inventory, incentives, timeframes, models and more.  Since I've been marketing … (12 comments)

31 days of may: Dear Sellers-The 70's Called And They Want Their Disco Ball Back - 05/25/11 10:50 AM
You see the buyer's whince as soon as they walk in the front door.  No matter how you try to say it's "only cosmetic" they stand in awe of the job in front of them. What is it that causes the issue?  A roll of paper stuck to your walls with paste...wallpaper paste that is.  It doesn't matter if you've upgraded the carpet or even the bathrooms if the house is covered with 1970's shiny wallpaper the buyers are instantly calculating the cost to have it removed and repaint the house.  What it might actually cost to do the job is irrelevant.  … (22 comments)

31 days of may: Original Ideas-They May Be Few And Far Between So Give Credit Where Credit Is Due - 05/24/11 12:15 PM
The great thing about the internet is the ability to easily share ideas.  The bad thing about the internet is when you share ideas others pick up the idea and claim it as their own.  Recently I ran across a website and author Brene Brown.  She may already be known to some of you but following Internet breadcrumbs from Ree Drummond aka The Pioneer Woman, I found her site.  Poking around I came across her "Free-Range Social Media" blog post and the philosophy about standing up and saying, "I will do my best to make my online space cruelty, cage, and … (26 comments)

31 days of may: Don't Worry I'll Get To It In My Own Time - 05/17/11 01:55 PM
Today has been one of those days.  I feel a bit like my friend here moving in slow motion between each task on my "to do list." The good news it isn't because there isn't a lot going on.  With multiple properties under contract the team is tracking contract dates and addendum's.  Working on a couple of new listings coming up sand on final construction drawings with the architect for Marina Landing in Belmont Bay.I suspect it is the gray skies and intermittent rain showers that are making me move in slow motion.  I helped my turtle friend across the road … (17 comments)

31 days of may: HUD Homes-What Images Come To Mind? - 05/01/11 05:22 AM
For many the idea of a HUD Home brings to mind the image of a home that is completely run down and perhaps in a less than desirable section of town.  The realty is that Northern Virginia HUD homes come in all sizes, styles, condition and neighborhoods, the same as any other home for sale in the area.
I tour Northern Virginia HUD homes on a regular basis and many of the homes are in nice condition, not perfect but they are priced competitively for the neighborhoods where they are located.   HUD does allow and encourage inspections of their listings and … (19 comments)
