No, this isn't a personal question about your belly button.  Buyers moving to Northern Virginia often see the phrase "inside" or "outside" the beltway in MLS descriptions and wonder where are these locations on the map.   For those who have lived in the Northern Virginia most of our lives we have watched "outside" the beltway on the Virginia side expand far west and south of DC. Comstock Homes headquartered in Reston Virginia has announced the hiring a strategic and financial advisor to help "with the exploration of available debt restructuring alternatives, the Company has elected to cease making certain scheduled interest and/or principal curtailment payments while it attempts to negotiate modifications or other satisfactory resolutions from its lenders."

As a Fairlington owner I have posted market reports over the last few months about general real estate trends in the neighborhood.  Last month I wrote a blog titled "Saying No to Local Market Reports" in which I said I would no longer post generic information about the area.  In keeping with that promise I decided this month for Fairlington I would focus on one popular model in the neighborhood and take a look at the prices from August 2006 and August 2007.

No, this isn't a personal question about your belly button.  I have some new buyers moving to the Northern Virginia area and they have been reading some of the literature that I sent them to look over before they arrive in the area.  Many cities have unique terms to describe different neighborhoods and those of us who live in this area have some unique ones as well.  I have written about our "slugs" before but realized there is another phrase we all use liberally that needed explaining to someone new to the area.

Every month hundreds if not thousands of agents jump on the band wagon and print the latest local market reports.  Most of the data that is presented comes from the same sources and the only noticeable difference is the way some agents format the data and the delivery method (print, blog, email).  I began to wonder who is reading all of the reports that are published each month.  Is it a buyer trying to decide whether to buy now or wait until they think the market has hit the bottom?  Is it seller trying to decide if this is the right … (8 comments)

Every month in Northern Virginia a variety of reports are published by the MRIS, NVAR, Washington Post and others to provide the public with information on recent market trends.  The reports focus on comparing housing prices in a user selected zip code from the previous month and the previous year. 
When the local market was moving at a frenetic pace most of us didn't have time to look at the reports and we didn't have many reasons to question whether there was enough data included for a buyer or seller to make informed decisions.  Now don't get me wrong there are … (3 comments)

Another good sales month for Fairlington!   As I have previously reported the market in Alexandria and Arlington continue to be a bright spot in the Northern Virginia area.  As expected the Fairlington Community continues to produce strong sales.  The number of condos SOLD in the month of July stands at 18 closings but what is even more significant is that fact that there are currently 27 units UNDER CONTRACT with closings scheduled in the next 45 days. 
The higest price unit sold was the rare Dominion I model (only 19 in the entire community).

arlington: Positive News in Arlington and Alexandria Virginia - 07/22/07 08:08 AM
Not every community is feeling the pinch of lower prices in the Northern Virginia market.  Some neighborhoods closer to town continue to see price increases as buyers realize the value of being closer to DC for work and play.  Multiple contracts are still being seen in some communities in Arlington. 
Some of the still delivered new construction in Ballston, Clarendon & Shirlington may continue to push the price point into the positive as many of these buyers have contracts from when the new construction frenzy was still in play.

With it's close proximity to DC there doesn't appear to be a cooling trend in sales in Fairlington.  Though prices are down from last year sales are still brisk.  Here is the latest sales for the month of June.

arlington: Fairlington Sales Continue to FLY! - 05/21/07 02:17 PM
Townhomes and condos in Fairlington continue to fly off the market.  Fairlington crosses two localities, Alexandria and Arlington.  When I reported Fairlington sales in March there were 25 units for sale in the community.
As you can see from the April report there were 22 Fairlington closings ranging in price from $268,000 to $476,000 for a rare 4 level Clarendon Model.  In May we currently have 46 active units and another 35 units under contract.
Fairlington is a popular neighborhood for first time homebuyers and with interest rates continuing to hold steady and with all the community ammenities sales appear to be … (3 comments)

The following sales for March 1 to March 31 were compiled from the MRIS.  Sales continue to be brisk in all of Fairlington.  Currently for April there are 25 active units for sale and another 30 units under contract.
