It's been one of those days. Or maybe weeks that makes me long for the days of the insane Northern Virginia market of 2003-2005. Now why would I want to back track? In those days buyer's were thrilled to get a home. They were waving home inspection and buying homes "as is" right and left. They didn't expect seller to jump through every hoop imaginable to finalize a deal.All week I've been negotiating the "little" things that a buyer asks for just minutes before settlement. Now I'm not suggesting that a buyer doesn't have the right to ask for the home

Anyone who sells real estate in Northern Virginia knows the routine. See a home priced below $250,000 and you need to to brace yourself. It's common to see in the MLS, “multiple offers received-submit your highest and best offer.” These could be the most hated words in the MLS right now! When the Northern Virginia market was hot most buyers were emotionally prepared for the losing contract scenario. In a market where it is supposed to be a “buyer’s market” multiple contracts aren’t something many buyers are emotionally prepared to deal with. As agents we need to set the right expectations

buying a new home: Prince William County New Construction-Don't Go It Alone - 07/01/09 06:44 PM
On a regular basis I tour new developments in Prince William or Fairfax County. I also check in on developments that have been under construction for a while to see what has been done and how pricing has changed. Today was a follow up day with a new development project in Prince William County. It was apparent that the neighborhood has come a long way since I took my first look two years ago. The club house and amenities are in, the grounds are fantastic and the streets are all paved. One of the things I've learned with new construction projects
