There are plenty of HGTV, BRAVO and A&E network TV shows that talk about “what you get for the money” in certain areas of the country. If you are a prospective buyer relocating to Northern Virginia or already living here and considering a home purchase the same question applies only on a much more micro level. In the case of Northern Virginia the question may be is the neighborhood you are considering inside the beltway or south of the Springfield Interchange?. It didn't take long for buyers to line up at the door to look at this lovely home in the Barrington neighborhood in Fairfax Station. Listed at $675,000 by CJ Realty Group we had two full price offers within 24 hours of coming on the market. After talking it over the owner selected one of the offers and we were fully ratified.

It's been a busy week closing for CJ Realty Group with two closings Belmont Bay. The first closing was a top floor condominium in the Harborview building. Unlike any other condo in Belmont Bay this 2350 SF condo had it all. From hardwood floors throughout, hidden Murphy bed in the den and a view of the Occoquan River from every room. The sales price was the highest condo sale in the neighborhood in 2013 at $490,000. The second sale was a Miller & Smith Metroplois townhouse in the town center. cj realty group: Looking At Homes To Buy? Don't Get Hung Up On The Current Owners Furnishings - 10/31/13 03:54 PM
To many times when we are touring a home buyers get hung up on looking at the furniture. Guess what? The same room can look completely different with your furniture than the current owners. Here is an example of the same condo I've sold two times. The original owners had more modern and sleek furniture. The second owners had beautiful antiques. The only change to the home was to switch out the the dining room light fixture Yet it looks very different.

You’re selling your home and it's time to move. Whatever you do don't leave planning until the last minute. Having made numerous moves in my adult life I've learned a thing or two. The #1 tip is GET ORGANZIED. The day you accept a contract on your house is the day you should start going room by room to make three lists, what goes with you, what's trash and what to donate. If you haven't used it in the last few years (unless its a family heirloom) then chances are likely it should go in the trash or donate (11 comments)

Yesterday with 30 minutes to unwind I happened to turn on HGTV just as the show "Get It Sold" came on the air. Having stayed out of the debate on whether home staging makes the difference between a sale or not, I decided to pay close attention to the episode to see if it would change my mind. If you haven't caught the show before the premise is to take a home that has been on the market for awhile, have a stager come in to declutter and rearrange and have a Realtor® come in and provide pricing advice. It only took 3 weeks from accepted contract to closing on this Dawson Landing home in Woodbridge VA. For those who wonder if the VA loan process is longer than others this should help put those rumors to rest. This was a VA loan that closed faster than many conventional loans. Thanks to Cathy Smyles from Long & Foster from bringing great military buyers who quickly responded to every request from their lender and kept the transaction on track. Today an email popped into my in-box saying I had a new review on Zillow. I've tried to be better about asking for reviews but admit it doesn't happen as frequently as it should. So this 5 Star review was a nice suprise. "I chose Cindy to help me sell my Townhouse in Springfield. At one point in time, Cindy lived next to me, and I was aware that she would be a fantastic agent as I wanted to work with an agent that I knew. Cindy was the perfect agent. It's been busy for CJ Realty Group in Belmont Bay. Congratulations to Pam Driscoll for her listing and sale of Unit 417 in Harbor Pointe West. This top floor waterfront condo featured 2 Br/2 BA's and a small office. With a nice balcony overlooking the Occoquan River the 1786 square foot Columbus model sold for $425,000. Pam also represented the buyers for Unit 402 in Harbor Pointe East. Another 2 BR/2 BA top floor waterfront unit. The Cook model was 1766 square feet and sold for $420,000. When you list your home for sale security is one of the things you worry about. So how would you feel if you knew the agent has the key to your door under the welcome mat? Recently I called for showing instructions on a listing in the Woodbridge VA area and that's exactly what I was told. Sure enough when my clients and I got to the front door there wasn't a lockbox but the key was there under the mat. My clients were shocked and I wish I could say I was too. Pam Driscoll from CJ Realty Group has two Belmont Bay waterfront condominiums under contract. The first contract is on a top floor waterfront condo in Harbor Pointe East. As representatives of the seller a current tenant in the building approached us about purchasing the unit. After negotiations a contract was ratified and headed to closing. The second condo under contract is a top floor waterfront in Harbor Pointe West. In this case Pam is representing a buyer who wanted to stay in the neighborhood but needed a bigger condo. Forbes Magazine published it's list of the top 10 richest counties in the United States and Prince William County VA is #10. According to Forbes the median household income in the county is $93,101. This ranking is up from the 2011 Forbes list when PWC was #13. You don't have to look hard to see the growth in Prince William County. New business both large and small have found Prince William County, the second largest in Virginia to offer a wide range of value. For anyone who has been worried what they would do without their beloved Twinkies the news is out that they should be rolling off the production line this summer. Just as Twinkies are coming back so is the Northern Virginia real estate market. It seems only a few months ago when we wondered when the real estate recovery would take off. The answer is now obvious. The recovery is here and some of the same concerns we had in 2003-2005 are back as well.
