We're sorry to inform you our buyer doesn't qualify for financing to purchase your property so we would like to void the contract.  Those words can send a chill down the spine of any home seller.  In the Virginia Regional Sales Contract  the type of financing to be used, the length of time for the financing contingency and whether the contract is contingent on an appraisal are clearly spelled out.  In various other paragraghs throughout the contract more information about the financing contingency is spelled out and what constitutes DEFAULT under the financing contingency.
