Just a stoplight away from the Pentagon and tucked in the trees off of I-395, sit the seven neighborhoods that make up the community of Fairlington. The connection between military families stationed at the Pentagon, Fort Meyer or other Military District of Washington facilities remains as strong today as it did in the 1940’s when Fairlington was first built.

In a way you hate to give up the "secret" of your favorite little places to sneak off for lunch or a sweet treat.  On the other hand you want others to realize that you don't have to spend a fortunate at one of the mega chain coffee stores or settle for fast food when in the same area is a great little deli and pastry shop that will satisfy your hunger with real food.

As a Fairlington owner I have posted market reports over the last few months about general real estate trends in the neighborhood.  Last month I wrote a blog titled "Saying No to Local Market Reports" in which I said I would no longer post generic information about the area.  In keeping with that promise I decided this month for Fairlington I would focus on one popular model in the neighborhood and take a look at the prices from August 2006 and August 2007.

Another good sales month for Fairlington!   As I have previously reported the market in Alexandria and Arlington continue to be a bright spot in the Northern Virginia area.  As expected the Fairlington Community continues to produce strong sales.  The number of condos SOLD in the month of July stands at 18 closings but what is even more significant is that fact that there are currently 27 units UNDER CONTRACT with closings scheduled in the next 45 days. 
The higest price unit sold was the rare Dominion I model (only 19 in the entire community).

With it's close proximity to DC there doesn't appear to be a cooling trend in sales in Fairlington.  Though prices are down from last year sales are still brisk.  Here is the latest sales for the month of June.

fairlington: Fairlington Sales Continue to FLY! - 05/21/07 02:17 PM
Townhomes and condos in Fairlington continue to fly off the market.  Fairlington crosses two localities, Alexandria and Arlington.  When I reported Fairlington sales in March there were 25 units for sale in the community.
As you can see from the April report there were 22 Fairlington closings ranging in price from $268,000 to $476,000 for a rare 4 level Clarendon Model.  In May we currently have 46 active units and another 35 units under contract.
Fairlington is a popular neighborhood for first time homebuyers and with interest rates continuing to hold steady and with all the community ammenities sales appear to be … (3 comments)

fairlington: March 2007 Sales for Fairlington - 04/12/07 06:56 AM
The following sales for March 1 to March 31 were compiled from the MRIS.  Sales continue to be brisk in all of Fairlington.  Currently for April there are 25 active units for sale and another 30 units under contract.
