Yesterday I stopped by the Woodbridge office of the National Park Service to pick up my “America The Beautiful” season pass. Turns out I was the first person to stop by the local office to get one and hopefully the word will get out about this great opportunity. In support of our troops the National Park Service is offering a special free pass to use at any park maintained by the NPS for active duty military and their dependents for the next year.

You would think with over 600 acres and multiple watering holes at the Occoquan Bay Wildlife Refuge the turtles could spread themselves out a bit. However this must be the best place to hang out with your turtle buddies.

This week on my blog in the Washington Post- “Should you make that low ball offer? a commenter suggested “many agents will try to prod you into offering more than necessary in the hopes that the seller accepts and the agent can collect his/her commission that much sooner.”
The comment made me think about how consumers get the impression that Realtors® are only driven by a quick commission. It's painful but there are times when we need to pull out these three simple words; "I Don't Know." This past weekend a lender asked me for information on a condo association. My holiday brain wasn't connecting and I started to give him an answer off the cuff. Then it dawned on me the best answer was "I don't know." You put time and effort into putting together an offer for your clients. You make sure the other agent knows the offer is coming. And then you wait...wait...wait...and wonder? Did the offer make it to it's intended destination.It doesn't matter whether you have sent it by email or (gasp) by fax, having an agent acknowledge receipt on the other end is a simple gesture. We're sorry to inform you our buyer doesn't qualify for financing to purchase your property so we would like to void the contract. Those words can send a chill down the spine of any home seller. In the Virginia Regional Sales Contract the type of financing to be used, the length of time for the financing contingency and whether the contract is contingent on an appraisal are clearly spelled out. Perhaps that's a trick question. Let's back up. Your home is listed for sale in the MLS. You have agreed to let your agent advertise you're willingness to offer either a dollar amount or a percentage of the sales price as closing cost credit.
