lake ridge va homes: Spring 2012 Inventory Numbers in Woodbridge VA Climb Slightly - 05/20/12 06:16 AM
With spring come flowers, baby birds and a slight increase in the number of properties for sale in Woodbridge VA.  In two of the local zip codes 22192 and 22193, which includes the large neighborhoods of Dale City and Lake Ridge the inventory has continually increased since February 2012.  As of today there are 69 active listings in Dale City and Lake Ridge has 54.It is interesting to see that the inventory in the 22191 zip code has not increased this sping but has continued to decline.  There are fewer resale properties available but a good deal of new construction options … (1 comments)

lake ridge va homes: Remodeling Your Lake Ridge Home Before You Put It On The Market? - 11/18/11 05:01 PM
Please call me first!

Having toured thousands of homes over the years I've gotten a pretty good sense of what appeals to buyers and what doesn't.  Though I'm not a professional remodeler or home inspector it isn't hard to spot when a Lake Ridge homeowner might have either decided to make a fix themselves or didn't hire a professional to help them with the job.If you are going to remodel your kitchen adding a power strip and running it through a hole in the kitchen counter instead of installing an outlet on the wall isn't going to fly.   Not only … (22 comments)

lake ridge va homes: Glass Half Empty Or Glass Half Full- Lake Ridge VA Real Estate - 11/17/11 07:10 PM
It's really quite simple.  The real estate market in Lake Ridge, VA isn't what is used to be.  There are two ways to look at that statement.  You can compare it to the height of the market and say oh my "we've fallen and we can't get up."  You can also look at where the Lake Ridge,VA market was a few years ago and say "WOW we've come a long way baby."
Short sales and foreclosures were a prominent feature in the Lake Ridge market in 2008, 2009 and 2010.  If you a prospective buyer looking through the Northern Virginia MLS … (10 comments)

lake ridge va homes: Should You List Your Lake Ridge VA Home During The Holidays? - 11/16/11 05:07 PM

It's a question many Lake Ridge VA homeowners ask themselves at the end of the year.  Should I list my home for the holidays?  Aren't buyers only looking in the spring and summer?  Is the work to keep my home presentable worth it?
To answer your question, should I list my Lake Ridge home during the holidays, YES you should.  Let me explain why.  Buyers don't disappear during the holiday season.  Last December in Lake Ridge 24 detached homes and 23 townhouses went to closing.  That's 47 homeowners who decided to keep their homes on the market for the holidays … (14 comments)

lake ridge va homes: Woodbridge Market Statistics Change With the Timeframe You View - 11/14/11 03:22 PM
You say Tomato and say Tahmato.  That's the great thing about market statistics.  Anyone can look at them and make an interpretation to suit their purpose.  For example I've posted on the decline of short sales and foreclosures in the Port Potomac neighborhood in Woodbridge VA (22192) over the last few years.  I've also said it's my opinion some folks think short sales and foreclosures appear to be declining ( The Answer to the Question is-It Depends) in our market could be due to the shift of "regular sales" over short sales and foreclosures.A good deal of how we interpret data … (6 comments)

lake ridge va homes: How I Prepare For A First Showing Appointment: By Previewing - 12/16/10 08:36 AM

Do you ever head out and preview?  It is important not only when you have a client but also important in neighborhoods where you consider yourself the "neighborhood expert".  What better way to expand your knowledge but to preview homes to know what is for sale and the condition of the homes.

Via Patricia Kennedy (Evers & Company Realtors):
