springfield: Wordless Wednesday-The Last One Room School House in Fairfax County - 10/07/09 07:05 AM

The Sydenstricker School in Springfield VA was the last one room school house in operation in Fairfax County.  It closed in 1939 but the building is still used today as a community meeting hall.  The belfry contains the original school bell purchased in 1920's from the Sears Roebuck store in Alexandria. The school was named after the first minister of the original Sydenstricker Church next door built in 1909.  Rev. Syndenstricker was also the uncle of Nobel Prize Winner Pearl Buck the author of The Good Earth.

springfield: Busted-Largest Mortgage Fraud Ring in Fairfax County - 09/24/09 07:48 PM
After a two year investigation the FBI and Fairfax County (VA) officials have finally unraveled a multi-million dollar mortgage fraud case.
"According to the federal indictment, real estate agents Ruben Rojas, 30, and his sister-in-law, Litcia Linares, 32, organized the fraudulent transactions, along with Rojas' sister, 28-year-old Lourdes Rojas Almanza, a loan officer, and his brother, Jaime Rojas."Many of us who worked in the Springfield (VA) area during the "hot" market were familiar with the names of those who were named in the federal indictment.  The Rojas group was involved in buying and selling a significant percentage of the older homes … (7 comments)

springfield: Springfield Mall-Changes Are On the Way - 05/16/09 12:46 PM
For the last few years there have been plans on the books to redevelop the area where the current Springfield Mall is located into a pedestrian friendly urban center.  The long range plans include mixed use residential, office and retail.Springfield residents and supporters of the plans have waited anxiously for the final plans to be approved.  On May 18, 2009 the Fairfax County Board of Supervisors is expected to meet with the malls owner Vornado Realty Trust and sign the final rezoning proposals.
Having watched Springfield Mall first being built and having seen many stores come and go over the decline … (4 comments)

springfield: Fort Belvoir Relocation-Watch Out for the Falling Acorns in Springfield Oaks - 11/19/08 07:19 AM
If you are headed to Fort Belvoir and are looking for a reasonably priced townhouse community where the developer left green space and clustered courtyards then check out Springfield Oaks in Fairfax County.

Situated on 18 acres of wooded and gently rolling terrain the 382 townhouses in Springfield Oaks are only 5 miles from Fort Belvoir.  The community is also within 5 minutes of the Lorton Station VRE, 15 minutes to the Springfield Metro or you can catch a Fairfax Connector or Metro bus at either entrance to the community

Having owned a townhouse myself in Springfield Oaks I knew how well the … (2 comments)

springfield: Market Data-Its Slippery than a Greased Pig - 10/23/08 04:50 PM
Trying to wrap your arms around market data in Northern Virginia these days is like trying to catch a greased pig at the county fair.  Everyone has a different take on the numbers and trying to figure out why might get you a blue ribbon but that is about all.Recently I read a market report indicating only one townhouse had sold in a local neighborhood last year.  Instinctively I knew the data was incorrect.  There was just no way that only one townhouse sold in this very popular local neighborhood.
So  I went to the MLS to check the data.  This is where … (10 comments)

springfield: Market Reports-The Data Can Make Your Head Spin - 10/20/08 06:42 AM
If you are a seller in today's Northern Virginia market reading the newspapers or listening to the TV news can completely make you lose your equilibrium.  The best advice that anyone can give you is not to rely on the paper or news reports to help you make a decision on either the listing price of your home or what price to offer.  Instead you need to turn to a local Realtor® with knowledge of your area to help you decide about pricing.  Not all agents look at a neighborhood and see the same number so it is important to understand how … (6 comments)

springfield: Hidden in Plain Sight-Hidden Pond Nature Center - 10/18/08 02:23 PM
Perhaps it is a stretch to say that Hidden Pond Nature Center in West Springfield is in plain sight.  It wouldn't have been named "hidden pond" if it was.  In fact you could drive by the small sign on Keene Mill Road that points to the nature center for years and not realize what was down the road.
Tucked at the end of a residential street Hidden Pond Nature Center offers the type of small park that makes it easy for anyone to take a leisurely stroll around the perimeter of the pond and through the woods.  At twenty five acres … (5 comments)

springfield: History and Mystery in This Northern Virginia Community - 10/07/08 09:58 AM
Greentree Village located in West Springfield seems typical of many of the townhouse neighborhoods in the area. Brick front townhouses backing to trees and grassy islands slow traffic down for the kids to be able to play safely. Across the street from the neighborhood is one of the 380 parks maintained by the Fairfax County Park Authority. A Fairfax County Connector bus stop is at the entrance to the neighborhood, within 15 minutes is the Springfield Metro, close by shopping and great schools put the neighborhood in a central location. But there is more to this terrific little neighborhood than houses, … (2 comments)

springfield: Charlestown-A Springfield VA Neighborhood Welcomes You Home - 10/03/08 06:36 PM

In the past few months two of my military buyers have decided to call the Charlestown subdivision in West Springfield home.  Having owned a home myself in Charlestown for a number of years, knowing the schools, the commute to either the Pentagon or Fort Belvoir and the local shopping, helped me give them the inside scoop on the neighborhood.
One of the benefits of the Charlestown neighborhood is the outside maintenance that the HOA provides.  Besides the lawn care, trash pickup and snow removal the HOA also paints the exterior trim of the townhouses on a three year cycle, replaces the … (2 comments)

springfield: Fort Belvoir Neighbors-Gearing Up for the Big Changes - 08/29/08 01:13 PM
The Base Realignment and Closure (BRAC) team has continued to put in place the plan for moving over 21,000 military and civilian jobs to Fort Belvoir by 2011.  Popular neighborhoods close to Ft Belvoir including Kingstowne, Lorton and Springfield are already beginning to see some of the changes to the infrastructure that will help accommodate the huge influx of new personnel.
For buyers who are part of the relocation the opportunity to purchase homes in popular neighborhoods close to the base has never been better.  With lower prices and the VA home loan program being one of the few 100% financing … (6 comments)

springfield: Looking For an Afternoon of Old Style Fun in Northern Virginia? - 07/14/08 07:33 AM
It is happening every day in dark alleys throughout Northern Virginia.   Fun is happening away from the glare of the hot summer sun.  How can it be?  It is easy when you let your eyes adjust to the darkness and spy a group of adults tossing a grapefruit size ball at miniature pins in a game of duck pin bowling or a party full of little bowlers keeping the ball in the lane with the rubber bumpers covering the gutters.
Back in the day bowling alleys had the reputation of being smoke filled buildings with greasy fries and hot dogs as … (4 comments)

springfield: What Happens When You Build a Highway Instead of An Airport? - 02/24/08 11:41 PM
Ask the residents of Northern Virginia who drive through the Springfield "mixing bowl"  everyday and they may tell you that an airport would be preferable to the 50 ramps and 20 lanes they deal with everyday.  Ask a tourist driving through and you can bet they would rather be flying over than trying to navigate their way through the maze.  In 1945 this same area was the location of a 3,000 foot long unpaved runway as part of the Springfield Airport.  The tiny airport offered fuel and maintenance facilities for small aircraft.  One of the mechanics at the airport in the late 1940's was Charlie Kulp … (18 comments)

As a follow-on to my posting earlier regarding Fairfax County Foreclosures-Detached Homes in Springfield VA this list is the current townhouse properties listed in the MLS in either Foreclosure or as an REO property in Springfield, VA.Just as with the previous list a foreclosure property may or may not be the best deal available in a neighborhood and working with an agent to help you look at all of the options before deciding on a Fairfax County foreclosure property is essential.

springfield: Fairfax County Foreclosures-Detached Homes in Springfield VA - 02/16/08 07:39 AM
With the news continuing to talk about foreclosures and short sales it makes sense to continue to post information on different cities and a list of the current properties available.  Throughout Farifax County buyers will find a great variety of homes available to consider.  Deals are beginning to emerge from among hundreds of homes available. As a buyer before you consider buying a bank owned property you need to understand that buying a property from a bank or mortgage company is not the same process as buying directly from an owner.  Buying a foreclosure takes patience and sometimes weeks of waiting for the bank representative … (3 comments)

springfield: A Million Dollars in Springfield VA-Who Could Have Imagined - 02/01/08 10:49 PM
Sometimes it is hard to imagine how far an area has come when you know the long term history.  For some of the original buyers in Springfield, Virginia it may be hard to believe that the new homes being built just off the Fairfax County Parkway are selling for well over $1 million dollars.
This week I had prospective buyers checking out Belmead at South Run Crossing a new luxury home development by Van Metre homes in Springfield Virginia.  The homes are grand and as can be expected with Van Metre the standard features are what you would expect for … (8 comments)

springfield: Getting to Know Springfield Oaks-Fairfax County Virginia - 01/30/08 07:37 PM
If you live in Springfield Oaks in Fairfax County you are lucky to have found a neighborhood where the developer left multiple pockets of green space and built a community clustered around courtyards to keep cut through traffic to a minimum.  Situated on 18 acres of wooded and gently rolling terrain 17 miles south of Washington DC this townhouse development is in a prime location for homeowners who commute to DC or any of the nearby military bases.
