Checking out the list to sales price ratio for detached homes in Springfield VA yielded a little surprise. For April 2012 it appears that all three Springfield VA zip codes, 22151, 22152 and 22153 ended up with the close to the same percentage. The good news for home sellers in Springfield homes are selling at close to list price at just over 98%. With days on running between 30 to 60 days it appears the lower inventory is keeping demand high. Growing up in Springfield VA meant many a weekend trip with my mom or dad to Fischers Hardware. The store first opened by the Fischer Family almost 60 years and it was the place to go to find anything you needed for your home.The store moved a few times over the years and when I was renovating my parents home in the late 90's, Fischers was always my first stop. Last weekend the historic Syndensticker School held it's first Community Coffee House. The Sydenstricker School in Springfield VA was the last one room school house in operation in Fairfax County. It closed in 1939 but the building is still used today By the Upper Pohick Community League meeting hall and maintained by the group. The school was named after the first minister of the original Sydenstricker Church next door built in 1909. Rev. With the new National Geospatial-Intelligence Agency (NGA) being built on the old Fort Belvoir Engineering Proving Grounds almost 6500 employees will be working in to the Springfield and Lorton area starting in September 2011. The evidence of the move is evident. The new NGA building is clearly visible for anyone traveling on I-95 and on the newly opened section of the Springfield Parkway. For employees who will be moving to NGA finding homes in a reasonable commuting distance to work will be important. Traffic in and out of NGA will be tough. Long before Homer Simpson made the TV town of Springfield famous, before the Springfield Interchange was created or Slug lines came to town their was a small ‘country” highway stop fifteen miles outside of DC that would come to be known as Springfield Virginia. In 1946 the developer Edwin Carr realized that their was a huge piece of undeveloped land, close enough to DC to be appealing to government workers who worked in town and that would provide space for larger homes than were currently available in Arlington or Alexandria. While sorting through some family paperwork I came across this receipt for a credit report and FHA appraisal from my parents first and only home purchase in Springfield VA in 1955. Wouldn't our buyers today be happy with an FHA appraisal fee of $20.00? If you are thinking about buying a home now in Springfield VA or anywhere in Northern Virginia give me a call.
