woodbridge va: Can Seller Dictate How Closing Cost Credit Can Be Used? - 11/28/11 04:07 PM
Perhaps that's a trick question. Let's back up. Your home is listed for sale in the MLS. You have agreed to let your agent advertise you're willingness to offer either a dollar amount or a percentage of the sales price as closing cost credit. But and this is the big but, you specify the only thing the closing cost credit can be used for is to do a specific improvement to the property. In Virginia our contract states seller subsidy can be used by the purchaser against loan charges and pre-paid items and other charges as agreed upon by the lender. woodbridge va: Remodeling Your Lake Ridge Home Before You Put It On The Market? - 11/18/11 05:01 PM
Please call me first! Having toured thousands of homes over the years I've gotten a pretty good sense of what appeals to buyers and what doesn't. Though I'm not a professional remodeler or home inspector it isn't hard to spot when a Lake Ridge homeowner might have either decided to make a fix themselves or didn't hire a professional to help them with the job.If you are going to remodel your kitchen adding a power strip and running it through a hole in the kitchen counter instead of installing an outlet on the wall isn't going to fly. Not only

woodbridge va: Glass Half Empty Or Glass Half Full- Lake Ridge VA Real Estate - 11/17/11 07:10 PM
It's really quite simple. The real estate market in Lake Ridge, VA isn't what is used to be. There are two ways to look at that statement. You can compare it to the height of the market and say oh my "we've fallen and we can't get up." You can also look at where the Lake Ridge,VA market was a few years ago and say "WOW we've come a long way baby." Short sales and foreclosures were a prominent feature in the Lake Ridge market in 2008, 2009 and 2010. If you a prospective buyer looking through the Northern Virginia MLS

woodbridge va: Should You List Your Lake Ridge VA Home During The Holidays? - 11/16/11 05:07 PM
It's a question many Lake Ridge VA homeowners ask themselves at the end of the year. Should I list my home for the holidays? Aren't buyers only looking in the spring and summer? Is the work to keep my home presentable worth it? To answer your question, should I list my Lake Ridge home during the holidays, YES you should. Let me explain why. Buyers don't disappear during the holiday season. Last December in Lake Ridge 24 detached homes and 23 townhouses went to closing. That's 47 homeowners who decided to keep their homes on the market for the holidays

woodbridge va: Speechless Sunday-Can You Wear White After Labor Day? - 11/13/11 10:44 AM
If this rose in Belmont Bay has a say, then the no white after Labor Day rule no longer applies. Even though we've had frost on the ground the last couple of days this rose is still blooming and gives any one who walks by a beautiful show and a wonderful whiff of sweet aroma. It goes to show that Mother Nature doesn't always follow the rules when it comes to seasonal wear.

woodbridge va: Tuesday Stroll-Rippon Lodge in Prince William County Virginia - 10/25/11 02:41 PM
Rippon Lodge in Woodbridge VA was built around 1747 and still stands today as the oldest still standing home in Prince William County VA. Though it is not as grand as other local historical homes, Rippon Lodge has a beautiful vantage point across Neabsco Creek and played a significant role in Virginia history. Richard Blackburn the original owner of the home was an architect. He designed the orginal Mount Vernon Estate owned by George Washington. With it's prominent location on the "Kings Highway" (now Route 1), Rippon Lodge was often a stopping point for George Washington and George Mason among other well known early

woodbridge va: Speechless Sunday-Hanging On To Summer As Long As I Can - 10/23/11 10:24 AM
On this morning's stroll in Belmont Bay it was a brisk 40 degrees. Despite the chill in the air this rose is still hanging on the to the warmth of the daytime sun. Most of us where the leaves are changing colors can understand the hope of soaking in a few more days of sunshine before the cold winter months sink in.Hope you have a beautiful fall day where ever you are this weekend.Photo taken with iPhone

woodbridge va: All Aboard The Last Call for Fall in Belmont Bay - 11/10/10 03:38 PM
It is surprising all of the leaves in Northern Virginia haven't changed color yet. Perhaps another week of daytime temperatures in the 60"s have them thinking we are headed into spring instead of winter. If you live in Belmont Bay you know the train plays a large role in the neighborhood. With a Virginia Rail Express Station at the entrance to the community, Belmont Bay is one of the whistle stop communities that was developed when the commuter rail station began to open south from DC into Prince William County. If you are interested in learning more about Belmont Bay or

woodbridge va: Woodbridge VA-Our Taxes Pay For Featherstone Wildlife Refuge But We Can't Use It - 10/02/10 07:18 AM
Most residents of Prince William County don't know that Featherstone National Wildlife Refuge even exists. However it does and has since 1970 when the first 164 acres with access to the Occoquan River were acquired. Now comprising 325 acres the property is still closed to the public. For reasons that no longer make sense. With its location at the intersection of Occoquan and Potomac Rivers it would be an ideal spot for bird watching. Both Osprey and Bald Eagles nest there. Opening the property is also critical to the continuation of the Potomac National Heritage Trail. Fortunately the Occoquan National Wildlife

woodbridge va: Speechless Sunday-Sometimes Spring Cleaning Means More Than Dusting - 03/28/10 07:29 AM
It is spring cleaning time. Not only for our own homes but for the shoreline of the local Northern Virginia rivers and creeks. This weekend's clean up along the Occoquan River produced a few bags of trash and a nice selection of tires as well. Unfortunately no gold dubloons were discovered turning this clean up from Trash to Treasure.
