Why do many real estate agents not follow up with leads that they generate on the web? - 06/30/07 04:32 AM
Dave Conklin from Lanaster, PA asked the following question on Trulia Voices:
Why do many real estate agents not follow up with leads that they generate on the web?
Here is my reply:
It is easier said than done. Out of 100% agents out there probably 15 - 25% is successful and can be referred to as a "finished product". Let’s call the rest as agents “in transition”. Agents “in transition”, either just started their careers, are on the way up or on the way down and out of the business. There are a lot of part-timers and those who will make just … (9 comments)

How to buy a house? - 06/29/07 04:03 AM
This is the answer I give to my clients: It is important that you as a buyer are in a total control of your transaction. If you work with an agent, make sure that he/she does things you want them and expect to do. Amount of your involvement depends on the amount of time you want to spend shopping for home. If you are a professional, busy with your career you might opt to limit your research to basics of home search and selection of the right (for you) agent. If you have or are willing to spend more time yourself … (4 comments)

Is Hillsborough, CA Better Than Burlingame, CA? - 06/29/07 02:34 AM

Is Hillsborough, CA better than Burlingame, CA? The two cities (to be more precise, Burlingame is a City and Hillsborough is a Town), are situated next to each other and share the same zip code – 94010. Hillsborough is known as a town of beautiful and expensive homes. Burlingame has become third most desirable place to live in Northern California (after San Francisco and Palo Alto). According to a local hearsay – Burlingame was conceived as a “service city” for Hillsborough.  However, the truth (according to the Hillsborough town website) is that Hillsborough was created as some of the early … (2 comments)

Are There Any "Old Town" Areas in San Mateo, CA? - 06/29/07 02:21 AM
Someone asked me recently on Trulia Voices if there are any Old Town areas in San Mateo. Author of the question liked my reply, therefore I decided to share it with you:
There are no Old Town area in San Mateo so to speak. However there is nice down town (between 2nd and 4th Ave and B and El Camino Real) and great area to be in the evening is "B Street Theatre District (a part closer to B Street). The place is very vibrant. Plenty of good entertainment, for example a wine festival last weekend. Great restaurants (check Lure!). A … (0 comments)

Let’s say NO to Plagiarism on Active Rain - 06/27/07 03:37 AM
I love Active Rain and effects of their effort – creation of a vibrant online real estate community. I think that our community can play leadership role in elevating the quality of our service.
I believe that real estate community at large made a lot of improvements in the quality of the service we provide over the years. The perception of the public is mixed, however, as it is not easy to fix existing and persisting clients perception. Therefore, it is important that as a community we promote excellence and ethical behavior. It is up to us, the online community, to … (6 comments)

Why the attack against realtors? - My reply to Dan Lowery - 06/26/07 04:40 AM
Dan Lowery posted a following question: “Why the attack against realtors?” http://activerain.com/blogsview/130113/Why-the-attack-toward
In Poland where I was born we have a proverb "there is no fire without a smoke". It certainly applies well to our (agents and brokers) situation. There are many reasons (often justifiable) why people pick up on real estate professionals. The interesting question is, why now? Why now Realtors became a "hunt of the day"?  Here are some reasons as I see them:
Perception that Realtors hold a grip on the real estate market and do not allow low cost alternatives (it is irrelevant if it is … (4 comments)

Dream house slips to a nightmare - 06/25/07 05:13 AM
In the beginning of June I posted a sad story "You can never be too careful" on a house bought on probation auction that later collapsed when buyer was trying to fix its foundation. If you have not read it - you can click here to do it. Today, on Sunday, San Francisco Chronicle published on its first page the "Dream house slips to a nightmare" article describing the continuing story of not only Buyers, but also neighbors affected by the 149 Mangels Ave. house collapse. Today's story you can see online in SFGate.com.

Saturday afternoon in Half Moon Bay and Princeton - 06/25/07 04:40 AM
Past Saturday (June 23) was another gorgeous day on the San Francisco Peninsula. It was sunny, not too much wind, not to warm (70-75 on the Bay side and 63-66 degrees on the ocean side). Just perfect! My duties took me to Half Moon Bay. I had my camera with you and took some shots of favor pastimes in Half Moon Bay. Day like this makes you understand why people love the place, either to live here or com for a visit, be it short or long. You can take your kids on a pony ride:

How to create a website from your listing? A request for advice. - 06/22/07 04:51 AM
Whose product are you using to create a website for your listing, e.g. htpp://www.4321BurlingameAve.com? I found a product called Listing Producer, a product of Baynet World from Cupertino, CA. It lets you to create a website from your listing in a matter of minutes.  Additionally, you can create CDs with the website pages and distribute at Open House instead flyers. Have you used it? Are you using other products to create websites of your listings? Which one? I would like to compare different products to see which one is better, but couldn’t find anything as easy to use and producing similar … (14 comments)

Beautiful Pacifica - 06/22/07 04:21 AM
We all know that there is fog in Pacifica, especially in summer. The city is called sometimes “The fog capital of California”. You sometime forget how beautiful this place is.  I was passing by to visit a client today and I was just amazed. It was a beautiful sunny day (first day of summer!) and not even a trace of fog.  I stopped by to take some pictures. See for yourself:

Is there anything special about San Mateo, CA? - 06/13/07 04:36 AM
There are many “nice” things about San Mateo, CA.  It has a mild climate, a lot of beautiful homes (as the one below), interesting (but not necessarily exciting) history, etc. But is there anything special or unusual about San Mateo?

Here are 10 things I came with:
You Tube was a San Mateo startup (http://youtube.com/ ). They are in San Bruno, CA now. Here is their Last Day in San Mateo Movie studio around 1923-5 - I read about in the Daily Journal, but cannot find the link!). San Mateo had a shot at becoming Hollywood, but I guess the … (9 comments)
