I am really slow these days- before I could really figure out who and why should be using it - Edgeio closed the door. Yes, I syndicated my listings to edgeio, but couldn't understand why anyone would go there to look for real estate listings. cimpler: Has FICO score penalty for short sale increased? - 03/13/08 03:18 AM
In my post Credit consequences of the Short Sale we came to a joint conclusion that the FICO score penalty for short sale is 150 points and for foreclosure 300 points. I have just received an email from myFICO stating that there is no difference in the penalty for short sale and foreclosure: "However, as far as your FICO score in concerned, there is no difference between foreclosures and short sales or deeds-in-lieu of foreclosures." Is that true? Has it changed in the new FICO algorithm or was it the case all along? Or, possibly, it varies dependent on some other

At the end of August I posted a question regarding Credit consequences of the Short Sale and received many wonderful replies. Since then I closed several short sales myself. Every time it was a frustrating experience. Based on this experience I came up with a mini-process for short sale and I give it to my potential short sale sellers and buyers, before they decide to go ahead with it. Here it is:1. A week ago I posted a brief information about the Beta trial of our new "See it in Person, Negotiate On-line(TM)" service. While we don't have an offer acceptable to the Seller yet, we were positively surprised by a number of visitors during our Open House last Sunday. It was just amazing for this slow market - we had between 30 to 40 people stopping by between 1 and 4 PM. As a result - we extended online offers until Sunday, October 21st, 8 PM. We also offered additional incentives to agents who will brave the new on-line word of negotiaitions

Westwood Knoll neighborhood of San Mateo, CA is a quiet, hilly place with homes moderately price (for the SF Peninsula) in the range of approximately $800,000 to slightly over $1,000,000. You can find real estate statistics for the neighborhood in the Trulia’s Real Estate guide for South San Mateo, Westwood Knolls is part of. The neighborhood has good public schools; it hosts the County Medical Center and have plenty of ethnic food and eating places. It is also in close proximity to the largest mall on the Peninsula, the Hillsdale Mall. The following few pictures reflect the character of the neighborhood.

One of our local MLS rules states the following: "Information in the Public Remarks shall only relate to the marketing, description and the condition of the property. DO NOT enter contact information, showing or selling instructions, names, phone or fax numbers, email addresses, website addresses, virtual tours, lockbox or other security codes." I certainly understand why you want to keep lock box and other security information our of the public view. There is also a specific place for for the listing contact information, so it is good idea to keep it separate. But website addresses? What is wrong about that especially if it

It is sandwiched on the San Francisco Peninsula between Burlingame and Hillsborough with their great houses and restaurants to the South and San Francisco a few miles away to the North.
