trulia: California Association of Realtors sees "the light" - 05/30/08 09:03 PM
Better late than never:
"The (California) state Realtor group announced this month that 61 MLSs and local Realtor groups in the state have sent non-binding letters of intent to participate in the statewide MLS effort. There are 70 MLSs in the state."
"The goal is to launch the statewide database either in the last quarter of this year or the first quarter of 2009."
Trulia is setting not a bad example on how the search could (or should) look like that MLS' cannot disregard anymore. Have you seen new Trulia's listing capabilities? Quite remarkable. At the sam time Trulia is getting … (6 comments)

trulia: FINALLY!!! - Bay Area MLSs "see the light" - 04/22/08 08:35 PM

In December 2006 I posted information on progress of MLS consolidation in the Bay Area:
California: MLS in Turmoil
A few month later, in my post
Who Started the Real Estate Revolution?  I lamented at that time that MLS owners don't seem to understand what clients want and pointed to these companies that know: Trulia and Zillow. Many things happened since and most of the Bay Area MLSs joined either Quattro or NCREX (NCREX changed its name since to MLSListings). Despite all these changes – Quattro was in denial of the reality (clients’ demand for better public search … (3 comments)

trulia: NCREX and Quattro are here. Is it to little to late? - 09/12/07 08:13 PM
At the end of last year in my post “MLS in Turmoil” I wrote about rush to consolidation in the San Francisco Bay Area caused by enthusiastic reply of clients to services from Trulia and Zillow. Just this week one of the two efforts I mentioned then – NCREX – came to fruition.

I said at that time that:
“Within a few months, we will most likely be able to receive all real estate data in Northern California from 2 sources, NCREX and Quattro. Quattro is a new MLS data-sharing initiative among San Francisco Association of Realtors (SFAR), Bay Area Real … (0 comments)

trulia: Is your income below $12,000 per year? - 08/11/07 10:02 PM
Jim Walker (look up also his Trulia Voice profile) published the following question/request on Trulia Voice earlier today: Agents! Do you know what Nadel's 4 questions are? Read his 66 page polemic to learn to defend yourselves.
For those who don’t know, Mr. Nadel is an attorney/policy adviser with the federal government who published a paper on real estate commissions. Jim sees it as a must read for those who “want to understand the attempts to undermine real estate brokerage, in order to understand the rate cutters arguments, or to defend your profession”.  I agree with Jim on the “must … (17 comments)

trulia: A question for Pete Flint, CEO of Trulia - 07/24/07 11:43 PM

Pete, did you really do that?

Are you familiar with Trulia Voices? According to the information on the Trulia’s website it is a place for “real questions & answers from people like you”. For last few weeks I became a frequent visitor to this site. I am a fan of Trulia as you some of you possibly noticed from one of my posts, “Who started Real Estate Revolution”.I was browsing through new questions section on Trulia Voices earlier today and I came across the following question: … (12 comments)

trulia: Can Zillow annihilate Realtors? - 07/11/07 11:03 PM
I have just read the post by Greg Swann, BloodhoundRealty.com Zillow.com to launch Realtor rating system Greg is a superb writer, so it doesn’t matter how bad news he might be writing about, you will enjoy Greg’s rhetoric more than your will fear its possible meaning. Yes, I don’t see Zillow to be conscious benefactor of Realtors, however I don’t believe that it is in Zillow’s, Trulia’s or Redfin’s power to damage Realtors in a long run. Only we can achieve this! But joking on the side – as I pointed out in my recent post

trulia: Who Started the Real Estate Revolution? - 06/30/07 08:26 PM

My vote goes to two companies, Zillow and Trulia. To be more precise, I believe that revolution started shortly after dot.com collapse (2001?). There were new efforts undertaken by a number of dot com companies, but other than spectacular collapse of a few over funded start ups, there is not much that can be attributed to the period before 2001. But the end of dot com era caused a tremendous influx of talented people, including large numbers of developers to real estate. Over last several years we are witnessing development of new technologies and process automation. Progressive MLSs embraced new capabilities, … (12 comments)

trulia: One-stop shop in real estate - 06/30/07 06:46 PM
A client asked if there is a single MLS to search listings at, as she is trying to find a “one stop shop” in real estate.
Here is my reply:
There is no real "one-stop shop" in residential real estate. Realtor.com comes close but, even they don't have all data as some local MLS' opted not to display their data via Realtor.  For your information, there are 900 MLS out there and until recently they didn’t see any advantage in sharing data. Your other option is to look to large brokers search engines, such as Coldwell Banker, Re-Max or Prudential. They … (6 comments)

trulia: Why the attack against realtors? - My reply to Dan Lowery - 06/25/07 09:40 PM
Dan Lowery posted a following question: “Why the attack against realtors?” http://activerain.com/blogsview/130113/Why-the-attack-toward
In Poland where I was born we have a proverb "there is no fire without a smoke". It certainly applies well to our (agents and brokers) situation. There are many reasons (often justifiable) why people pick up on real estate professionals. The interesting question is, why now? Why now Realtors became a "hunt of the day"?  Here are some reasons as I see them:
Perception that Realtors hold a grip on the real estate market and do not allow low cost alternatives (it is irrelevant if it is … (4 comments)

trulia: California: MLS in Turmoil - 12/17/06 04:52 PM
Arrival of new companies such as Zillow, Trulia and many others innovators put pressure on MLS to adapt. Known for stifling innovation through its bureaucracy MLS realize that if they don't change clients might choose alternative ways to list, sell and buy properties. Please check my posts MLS In Turmoil Public Access to SFAR MLS Goes Away MLS Turmoil Continues - Northwest MLS get rids of Realtor.com to read about reasons behind the turmoil and possible consequences. For now customers are winning as market changes are pressuring MLS to change. We see a rapid scramble to consolidation and hopefully the astronomic … (6 comments)
