      <description>With the market being so rough, have you taken on multiple jobs to keep a float or just planning a future including job diversity.&amp;nbsp; When market is slow it is a great time to look at other choices, whether to change careers or just redevelop what you are doing, maybe take continuing education.&amp;nbsp; I spent the last two weekends earning my Residential Mortgage Professional Certification, a designation offered by Center for International Certificate programs&amp;nbsp;through Hondros College.&amp;nbsp; The course not only gives me a designation, but 24 hours of training required to sit with the Ohio Loan Officer examination.&amp;nbsp; </description>

      <title>Wanted Ohio Real Estate Agents who want to become Auctioneers </title>
      <description>The MORPACE survey tracked growth within individual auction specialty areas.&amp;nbsp; &lt;strong&gt;The fastest growing auction specialty is real estate.&lt;/strong&gt; Residential real estate auctions &lt;strong&gt;grew 39%&lt;/strong&gt; between 2003 and 2006.       <title>Wife Swap Auction - This was cute! Teaches kids responsibilities</title>
      <description>&lt;p&gt;Family A awards/deducts points for each childs activities,homework, chores.... If a child leaves an item out without putting it away their item is auction off at the end of the week(5 kids).&amp;nbsp; If they have points left they can bid for extra quality time with Mom/Dad. &lt;/p&gt;&lt;p&gt;Of course the other family is just the opposite.&lt;/p&gt;&lt;p&gt;I just wish I had thought of this when my kids were growing up, I would have reserved the right to bid and I&amp;#39;d have&amp;nbsp;some really nice stuff!&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Spring fever!</title>
      <description>&lt;p&gt;It was great here in Cincy today!&amp;nbsp; You couldn&amp;#39;t have ask for a nicer day! I had a open house, helped a friend with the internet, reads some articles and did some house work. Business should be crazy, but its not, well it is crazy, it just not that spring fever hot market we all grew a custom too. So now what?&amp;nbsp; &lt;/p&gt;&lt;p&gt;How do you create business where there is none? How do we get the buzz going? We may or may not do intros at the meetings depending on size of the group. Your intro should tell members enough about you so members can request information from you, rather than having you solicit to them. This first meeting will be discussion on the meetup group. &lt;/p&gt;&lt;p&gt;There is a podcasting seminar offered in April, that we could register as group and get a discount. Current price is $49.00 for two days. Join, fill out poll, watch for meeting updates, and plan on having a great time! &lt;/p&gt;&lt;p&gt;If you are unable to attend the meeting please email me your comments. On the other hand, sellers are looking for the competition to bring the price up, if they negotiate ahead of time, they could loose that edge.&amp;nbsp; As real estate agents we are required by law to present all offers, even those that come in ahead of auction date.&amp;nbsp; As auctioneers, we do not want to&amp;nbsp;cancel an auction without a lot of notice, the ultimate decisions is in sellers hand.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why sign at 6 month contract following auction that does not sell?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Typically an exclusive right to sell contract term in my local area is 6 months.&amp;nbsp; If for some reason the seller decides not to accept the high bid on reserve auction, I continue to market the home on sellers behalf on either an exclusive right to sell or by offering a second auction date.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What is the typical commission split/rate when working with other real estate agents/listing agents?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Commission splits/rates are not permitted to be discussed per auctioneer/realtor association rules.&amp;nbsp; Just like a typical listing, everything is negotiable!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>FAQ - Auction - Part III</title>
      <description>&lt;p&gt;&lt;strong&gt;What is the Buyer&amp;#39;s Premium?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;The buyer&amp;#39;s premium is a service charge that is added to the high bid for our public auctions. A 10% Buyer Premium is normal additional to the winning bid. In this regard, buyers pay our fee not the sellers. Sheriff&amp;#39;s auctions or foreclosure auctions generally do not have buyer&amp;#39;s premiums.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What do I need to bring to the auction in order to bid?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;You need to bring a State of Ohio ID or Drivers license and either cash, personal check or certified funds as indicated in bidders package or by advertisement. Letters of credit are not accepted.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Are auction sales contingent on inspection? &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;All of our sales are on an &amp;quot;as-is where is&amp;quot; basis. There are no warranties as to the condition and/or the fitness of the property for a particular use. We encourage our buyers to do their due diligence prior to sale day for their own protection. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;When can I inspect the property?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;For our public auctions the property is generally available for viewing 30-90 minutes prior to the auction. Additional preview times may be scheduled by auctioneer.&amp;nbsp; You are encouraged to perform all inspections prior to bidding on property; there is no contingency phrase in the purchase contract.&amp;nbsp; If you are not comfortable with your inspection or your hired professionals, do not bid on the property.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;If I win the auction, what happens to my deposit money?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;The deposit will count as a credit towards the purchase price of the property and placed in escrow. Please note; it is the purchaser&amp;#39;s responsibility to obtain financing. If you plan to use a mortgage to purchase the property, we recommend that you apply for the loan immediately. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;What happens if for some reason the buyer cannot settle on the property?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;A real estate auction by its very nature minimizes such failures. If the buyer fails to settle on the property, he/she will be considered in default of the sales contract and lose all of their deposit and potentially be responsible for the cost of reselling the property. If buyer fails to close, the auction seller can turn to the next highest bidders, who demonstrated their willingness to pay nearly as much as the buyer who failed to close.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;What happens if for some reason the seller cannot settle on the property?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;Our service contract states that the seller must be able to deliver free and clear title to the property without any liens or judgments. We do not do an independent title search. Buyer is responsible for title search, if something shows up it will be paid from auction proceeds. In the case that free and clear title cannot be delivered by the seller, the buyer will be refunded his/her deposit. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Who is responsible for closing costs?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;For public auctions, the buyer is responsible for all closing costs, as stipulated in our contracts.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

These types of properties don&amp;#39;t sell well by any method, price is what makes these properties sell, so you must have realistic minimum to list such properties.&lt;br /&gt;&lt;br /&gt;One method used by auction firms to determine marketability is the two-thirds rule. A rule of thumb is that if two out of three parts (market, property, seller) lean favorably toward auction, then auction should be offered to a seller as a sales option. &lt;/p&gt;&lt;p&gt;&lt;a name=&quot;21&quot; title=&quot;21&quot;&gt;&lt;/a&gt;&lt;strong&gt;How properties are usually advertised for auction?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;Advertising cost are pre-determine base on size, style, location and reserved price of the property being sold.       <title> Steps to Getting Your Finances in Order </title>
      <description>&lt;p&gt;Run your home like a business, and get your finances in order. Define a budget/plan, work within expense and income requirements. And review your plan weekly/monthly/annual to ensure goals are being met.&lt;/p&gt;&lt;p&gt;1. &lt;strong&gt;Develop a family budget&lt;/strong&gt;. Instead of budgeting what you&amp;#39;d like to spend, use receipts to create a budget for what you actually spent over the last&amp;nbsp;month.&amp;nbsp; Analyze this data every week/month/year going forward to see if goals are being met. Since this figure includes your mortgage, which typically ranges between 25 percent and 28 percent of income, you need to get the rest of installment debt-car loans, student loans, revolving balances on credit cards-down to between 8 percent and 10 percent of your total income. Start attacking one balance, when that is paid off, apply that payment to next balance in addition to what you were already paying. &lt;strong&gt;Maintain a good credit history&lt;/strong&gt;.&amp;nbsp;Make payments by the due date.
