      <title>What is really going on in our lifes as real estate agents</title>
      <description>&lt;p&gt;So, here it is my second post after a long week in real estate.&amp;nbsp; Well, all but 2 of my deals got pushed to next week.&amp;nbsp; All were over lending issues.&amp;nbsp; Now, that no one knows really what to do because it is still changing from day to day most underwriters etc have been told to leave common sense at home.&amp;nbsp; &lt;br&gt; &lt;br&gt; It is simply amazing to me how is stead of the government and the banks which personally in my humble opinion are one in the same.&amp;nbsp; See, it was the banks who came up with all these great loan ideas and funny who were the major stock holders in Fannie Mae and Freddie Mac while all this crap was going down?&amp;nbsp; They made tons of money and guess what they will do it again.&amp;nbsp; They will re-package it dress it up in a new dress and put on the street for us to go googly eyed over.&amp;nbsp; So, silly really it is all just so silly.&amp;nbsp; &lt;br&gt; &lt;br&gt; The news of the week, they want to get do away with Fannie Mae and Freddie Mac interesting since the Banks were really trying hard to get in their business the bast few years till all that they did went wild and then they all ran like the rats they are.&amp;nbsp; When the largest bond buyer in the market says they won't buy any bonds that are not backed by the USA then that tells you something.&amp;nbsp; Most of our large banks are not US owned or the major owners of them are not US. Check out &lt;span class="J-JK9eJ-PJVNOc" style=""&gt;Citi&lt;/span&gt; see who owns them or a major player?&amp;nbsp; &lt;br&gt; &lt;br&gt; Anyway, what all did we solve this week?&amp;nbsp; Well, we had fun deals where we keep having some creepy person or people that keep posting one of our listings for lease and getting innocent people to send them money for keys because they have moved to WA state or some form of the story, thought we had it wiped off after spending about 9 hours of our time tracking all emails, postings on many sites, turning in the fake email address to Google, Yahoo and &lt;span class="J-JK9eJ-PJVNOc" style=""&gt;Hotmail&lt;/span&gt; as well as turning all the emails phone records etc to the FBI to follow up on.&amp;nbsp; They showed up again on &lt;span class="J-JK9eJ-PJVNOc" style=""&gt;Craigs&lt;/span&gt; list.&amp;nbsp; So, we are back on the trail again.&lt;br&gt; &lt;br&gt; One listing that we have had which is priced right, show great and is ready to go can't get even one showing on it in the past 4 weeks.&amp;nbsp; So, I did some calculating to see what we had spent and time involved on just this one listing.&amp;nbsp; We have re taken 4 different shots of photos, First at the beginning of the listing period.&amp;nbsp; Then because the season changed. (we do this for all our listings if listed during a time without leaves etc), then once more because they completely re-did the backyard and repainted the house since they would not do it at the beginning of the listing, then we re-took them again when they moved out.&amp;nbsp; The cost for each time was $75.00 so, there is $300.00.&amp;nbsp; We did an brokers open house cost of food, drinks, marketing and door prizes total cost $337.21.&amp;nbsp; Someone broke the top off the &lt;span class="J-JK9eJ-PJVNOc" style=""&gt;flyer&lt;/span&gt; box so we had to replace it cost $22.00.&amp;nbsp; Color &lt;span class="J-JK9eJ-PJVNOc" style=""&gt;Flyers&lt;/span&gt; for info box to date $37.00.&amp;nbsp; Time staff has worked on posting and re posting the listing over the past 4 months plus time to set up open house which we have had 3 on this home 27 hours at a cost to me of $379.00.&amp;nbsp; Now my time in on this listing trips to the home and talking on the phone with clients I have 26 hours involved.&amp;nbsp; Now, lets break this all down. &lt;br&gt; Also, just so to be completely clear. I offer a $200.00 gift card if a agent would even just preview the home during a 30 day period no one even did that?&amp;nbsp; Plus, I am offering an extra half a percent to the buyers selling agent.&lt;br&gt; &lt;br&gt; So, hard money which if the listing does not sell I will be at a loss of $1,075.21 the sold price for this home should be between 125-129K&amp;nbsp; so, let's continue the math here.&amp;nbsp; So, my total gross commission on this one deal is going to be approx and I will use the higher sold price of 129k&amp;nbsp; that comes to 3225.00 minus 1075.21 a gross profit of $2149.79 now lets deduct the taxes, insurance and gasoline cost from here.&amp;nbsp; Taxes are a total of 53.60 percent yes that is right 38 percent to IRS and 15.6 to social security.&amp;nbsp; That takes it down to 1152.29 and gasoline cost from my office to the property is approx 16 miles I have made 8 round trips for a total of 256 miles total at avg miles per gallon on my car is 15 so my approx gallons used is 17 at an avg cost of 2.69 equals 45.73.&lt;br&gt; Note I have not taken into account wear and tear or cell phone cost here.&amp;nbsp; so that takes my net to 1106.56.&lt;br&gt; &lt;br&gt; So, far I have 26 hours involved to get this one to close I will still put in another minimum of 15 more hours plus more trips to home as well as title companies etc.&amp;nbsp; Taking just what I have into this one deal I am netting approx. 42.56 an hour which will be more like 30.00 a hour by the time it is complete.&amp;nbsp; So, all that being said, I don't know another professional licensed group of people that make this low of an income.&amp;nbsp; I am not complaining I just don't think that most people understand how we get paid.&amp;nbsp; In my case I am the Broker and I get to have all the liability as well as the profits etc.&amp;nbsp; However, if I were still under another Broker you can take that number to half of more per hour.&amp;nbsp; The other Brokers will not be paying none or very little towards the hard cost this comes directly from the agent you hired pocket. So, by the end of the day they are making about $13.00 an hour.&amp;nbsp;&amp;nbsp; So, when someone ask if we can reduce our commissions, I simply say no.&amp;nbsp; &lt;br&gt; &lt;br&gt; By the way the sellers are going to lease the property which I believe is the best thing for them and this time. Yes, I told them that because that is the right thing to do. That means I have a net loss on the deal of $600.00, but that has nothing to do with doing what is right for my clients first and always!&lt;br&gt; &lt;br&gt; Now, I know some deals don't work out like this and sometime we make a lot more or a lot less, but it all depends on the market we are working.&amp;nbsp; To make a real living out of being a real estate agent it is very difficult and it is a very expensive job to keep.&amp;nbsp; When I got into the business agents would put on their business cards they were a million dollar producer which meant they netted maybe $17,000.00&amp;nbsp; a year an assist manager at a fast food place made the same amount of money.&amp;nbsp; So, unless you were moving about 4-6 million a year minimum you were just barely getting by in life.&amp;nbsp; &lt;br&gt; &lt;br&gt; I know there are many people out there that make this kind of money doing the jobs they have and there are many without jobs right now that would like to make this amount of money because it beats the fact they are not making any money.&amp;nbsp; &lt;br&gt; &lt;br&gt; The reality is we as agents get to set our pay checks is a wonderful thing but at the same time we have so many that are finding no value in what we do, because we don't talk about it.&lt;br&gt; &lt;br&gt; We mostly work weekends and evenings because that is when most of our clients are off and available, we have to go in early to keep up with the paper work and marketing to keep the business coming in the door. We have to spend time and money keeping up with all the new contracts, lending issue etc.&amp;nbsp; Some like me spend a lot of time and money being involved in protesting and showing up at city hall, state and national capitals to let our elected government know we won't stand by and allow them to harm our private property ownership rights here in America.&amp;nbsp; &lt;br&gt; &lt;br&gt; The real estate agents is the largest PAC in the US and REALTORS wheel a lot of power and since we are self employed which is unemployed with an attitude people we are the grassroots of America we have been for over a 100 years.&amp;nbsp; &lt;br&gt; &lt;br&gt; I love this country of mine is it messed up sometimes? Yes.&amp;nbsp; Is it wrong sometimes? Yes.&amp;nbsp; Can we the people have something to say or do about it?&amp;nbsp; Yes. &lt;br&gt; &lt;br&gt; I love my industry as well and I want to see it earn the respect of those who become our clients, it starts with being a professional and making sure you do what is right for the clients always, and know your value as a professional.&amp;nbsp; There are plenty of order taking careers out there we don't have to turn real estate into one.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Coffee and Confessions of a REALTOR(R)</title>
      <description>&lt;p&gt;I just love getting up and sipping on my favorite cup of coffee grabthe laptop and walk out to my back patio and just start planning my week.&amp;nbsp; I live in Keller TX just outside of Fort Worth surrounded by Southlake, Roanoke, North Richland Hills, Grapevine.&amp;nbsp; Just between DFW airport and the Alliance Corridor.&amp;nbsp; I am a broker/owner of Texas Sold Team Realty,llc&amp;nbsp; in the heart of Keller, TX.&amp;nbsp; I have all the benefits of being in a big city,&amp;nbsp;but live where you&amp;nbsp;might think&amp;nbsp;is the back woods.&amp;nbsp; I love it here and since I went to 17 schools before I grew up from Hawaii to VA I have a pretty good idea of what the rest of the country is all about.&amp;nbsp; Settled here about 17 years ago. So, enough about myself lets talk about real estate the career that is.&lt;/p&gt;
&lt;p&gt;It is almost of end of month and that means all the crazy stuff will happen. Not all bad but it just has a way of making things get a little more interesting to say the least.&amp;nbsp; I wanted to start this blog because I thought it might be helpful to share what all really happens in a life of a REALTOR(R).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Most people, I believe don't really know what all we really do for a living.&amp;nbsp; Sure it looks great driving around looking at houses.&amp;nbsp; I have had many of my clients over the years express to me that they would find it a lot of fun because they love looking at homes.&amp;nbsp; That is a good part, of what it is we do, but that is far from what the job really encompasses.&lt;/p&gt;
&lt;p&gt;I fondly refer to it as being on a "job interview" about 7 days a week and on some days more than one a day.&amp;nbsp; See, from the time we pick up the phone, answer an email or chat with someone at the check out stand we our on a job interview.&amp;nbsp; Some times, we want the job so bad we will take it even when we know this is not going to be the dream job we were hoping for.&amp;nbsp; See, we are self employed that really means, "we are unemployed with an attitude".&amp;nbsp; I have said this for years and to be completely honest that is exactly what it is really about.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Second major part to the job, is we get fired on a regular basis.&amp;nbsp; See once our clients have signed and the transaction is closed and funded we are once again unemployed.&amp;nbsp; I don't mean we stop working for them, because we do follow up to make sure they are all settled in and address any issue they have once they are in their new home.&amp;nbsp; We don't have to do that but most of us really have a deep passion for our career choice, so we do.&amp;nbsp; Our&amp;nbsp;career is about helping people, so we are not good and saying okay you got your house good luck with that.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There really is not a clear defined ending to our job which is a big reason I love this career choice.&amp;nbsp; I have been doing this since 1992 and have never looked back.&lt;/p&gt;
&lt;p&gt;Well, back to planning out a week that will require no less than 54 hours of my time and&amp;nbsp;many other hours from my team to help me, keep it all together.&lt;/p&gt;
&lt;p&gt;My coffee is cooling and the donkey's and Miss Lily my goat need to be hayed and loved on so, I will fill you in on what happens over the week next Sunday.&lt;/p&gt;

      <title>Leasing Scam:  1814 Swaim Ct.,  Arlington TX:  Don't be a Victim of this</title>
      <description>&lt;p&gt;Hello World,&lt;/p&gt;
&lt;p&gt;Well, it seems one of us humans have managed to show the bad part of ourselves to the world once again.&amp;nbsp; I get that times are hard but the need to make it harder on someone else to help yourself just seems to be one of the lowest forms of humanity.&lt;/p&gt;
&lt;p&gt;The Scam is this:&amp;nbsp; There is someone whom is acting as if it is the owner of this property and that his wife is ill and a job has taken him to Seattle WA for a job and they are looking for a "God Loving Family" to lease this home to them inspite of the fact that his wife is against it.&amp;nbsp; If you will just send him some money he will give you the keys.&lt;/p&gt;
&lt;p&gt;Here are the facts:&amp;nbsp; The home is not for lease, the owner is not married and he does not work in Seattle let alone live there.&lt;/p&gt;
&lt;p&gt;I know he is posting this on Craigs List and Hot Pads we have contacted both as well as yahoo where they have set up a dummy email account.&amp;nbsp; Not only have I contacted these 3 companies I have sent everything and any thing I can find on these horrible people to the FBI.&lt;/p&gt;
&lt;p&gt;I know this has been going around but this one house is really getting a bang up job by these thugs.&amp;nbsp; So, my last step is to Blog.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Please if you would like information about buying this home please call me, but it is not available for lease by us, the owner or whom ever is out there trying to take your money.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The fact that anyone would just give you keys to a property without running your credit and checking you out to any property is just to good to be true.&amp;nbsp; I hope this helps to stop at least one person from becoming a victim.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>New Homes Starts went up in September from August 2009</title>
      <description>&lt;p&gt;According to the Texas Home Builders Association.&amp;nbsp; New Home Starts in August were 580,000 Septembers it was 600,000.&amp;nbsp; It is not a huge jump but it is a jump in the right direction.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is great news in the middle of all the bad news in the world.&lt;/p&gt;

      <title>Commercial is the bottom moving up?</title>
      <description>&lt;p&gt;"The sharp drop in valuations of commercial real estate properties during the past year may be nearing a bottom, according to Los Angeles-based CB Richard Ellis Investors, in its recently released installment of "Investment Research Quarterly".&amp;nbsp; Although the bid-ask gap remains wide between buyers and sellers, three indicators are providing some evidence that pricing will bottom out sooner than later.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;br&gt;First, the sharp pricing correction that has already taken place will continue to have a dramatic impact on sellers' expectations, the authors of the report conclude. The NCREIF Property Index depreciated by 9.5% in the fourth quarter of 2008 and 8.7% in the first quarter of 2009, the two worst quarters in the history of the index that spans more than 30 years.&amp;nbsp; Over four quarters, the index registered a cumulative depreciation of 19.1%. "By contrast, during the last severe real estate downturn in the early 1990s, it took the NPI ten quarters - from the end of 1989 until mid-1992 - to register the same drop," according to CB Richard Ellis Investors.&amp;nbsp; "The increasing willingness of investors to recognize lower value for assets they currently own is putting pressure both on the appraisers to lower values and sellers to reduce asking prices," the report states. "This means that while the pricing downturn in the early 1990s took many years to bottom out, the current downturn is much sharper, and therefore may be shorter."&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;br&gt;Second, the recent upturn in the performance of publicly traded REITs is viewed as significant because REITs have historically acted as an early indicator of pricing declines and recoveries in private markets.&amp;nbsp; After bottoming out in March of this year, REIT stock prices rose 49% year-to-date through June. "Just as REITs led the private markets in 2007 and 2008, it is probable that the recent share price recovery is an early indicator that a trough in private markets is coming soon," writes CB Richard Ellis Investors.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;br&gt;Third, the volume of property sales has fallen to such low levels that deal activity has no place to go but up. During the first five months of 2009, commercial real estate property sales totaled $13.8 billion, a 78% drop from the same period a year ago and 93% off the 2007 pace, according to Real Capital Analytics. "As cash-constrained owners increasingly become unwilling sellers, transaction activity will pick up," concludes CB Richard Ellis Investors. "An increase in sales will provide needed pricing information to both sellers and buyers. This transparency will both encourage more sellers to offer properties at realistic prices and provide buyers with the confidence to re-enter the market.""&lt;/p&gt;

      <title>Praises to Dave Ramsey and his comments on the real housing market!</title>
      <description>&lt;p&gt;Last night as I laid in bed watching a little TV prior to falling asleep, I was flipping channels and came across the Dave Ramsy program.&amp;nbsp; He was talking about real estate so my ears perked up and listened.&amp;nbsp; I was so very impressed since he is the only real person with exposure to the general public that was finally speaking the truth about this industry.&lt;br&gt;&amp;nbsp;&lt;br&gt;I have been so tired of the sky is falling attitude of the media.&amp;nbsp; I totally get that bad news sells, but surely people must be getting tired of this.&amp;nbsp; The truth that Dave Ramsey was saying was that most of the foreclosures are in 35 counties of which most of these are in the following:&amp;nbsp; California, Arizona, Nevada, Florida, Michigan.&amp;nbsp; There is a huge thread about these areas too not just in real estate but with social ideas as well.&amp;nbsp; That I won't go into but the real estate is important.&amp;nbsp; News you won't hear on the national media is that home sales in CA alone are up over 100 percent.&amp;nbsp; WOOO HAAAA but not a word about it.&lt;br&gt;Second talking point that Dave Ramsey said was that we were going to see over 3 million in foreclosures this year alone.&amp;nbsp; I have said this as well most of the ones that file won't get foreclosed on, their foreclosure will be cleared by a sale of the property, the home owner works something out or the sell with a short sale.&amp;nbsp; &lt;br&gt;&amp;nbsp;&lt;br&gt;Third talking point that Dave Ramsey said was that according to the Reatlor.org site put out numbers for January 2009 in that month alone there were over 4 million homes sold.&lt;br&gt;&amp;nbsp;&lt;br&gt;Please not year and month it is important that you are in the know.&amp;nbsp; &lt;br&gt;&amp;nbsp;&lt;br&gt;There are over 4 million out of work and funny apparently there is over 2 million jobs available.&amp;nbsp; Sure might not be what you want or you might have to move to the job or whatever but there is work if you want to do what you want.&amp;nbsp; &lt;br&gt;&amp;nbsp;&lt;br&gt;Ok, so if you have over 3 million in foreclosure in a year that is about 257,000 homes a month going into foreclosure. &lt;br&gt;&amp;nbsp;&lt;br&gt;Why is this news not getting on the national media----- It does not sell.&amp;nbsp; Americans can't get enough of the Dirty Laundry.&amp;nbsp; We wonder why there is so much anti depressant medication available.&amp;nbsp; What we&amp;nbsp; allow&amp;nbsp; to be feed our brains.&amp;nbsp; &lt;br&gt;&amp;nbsp;&lt;br&gt;I am not saying not be informed. Make sure the facts are true and look for the whole story. You can't get the whole story in a 30 second clip. Do your research.&lt;br&gt;&amp;nbsp;&lt;br&gt;I just want to thank Dave Ramsey for standing up to the BS that seems to be spread around on a well fertilized field ready to be planted.&lt;/p&gt; &lt;div class="agent_signature"&gt;

That should not be to much of a problem since most of the foreclosures are in theses areas. &lt;br&gt;&lt;br&gt;My whole team has been trained for this program and we have talked with Emily Weathers at Innovative mortgages who is an approved lender and knows how to get this loan done.&lt;br&gt;&lt;br&gt;Add some BAM to your deal if you are a first time home buyer on top of that your friendly Federal Government is giving you another $&lt;strong&gt;8,000.00 tax credit&lt;/strong&gt; if you buy prior to December 2009.&lt;br&gt;&lt;br&gt;That is a great deal combined with the current cost of homes as well as the current interest rate. What are you thinking if you don't at least look into this deal? &lt;br&gt;&lt;br&gt;Seriously, this is just to good to be true but it is the truth. Yes, there are some conditions that if you don't follow it is not a great deal so you must completely understand the transaction.&lt;br&gt;&lt;br&gt;You need to find someone that won't take you down the wrong path with a home with major issues, not a good buy and that you are not fully aware of all the terms in which you must live by to do these programs. &lt;br&gt;&lt;br&gt;Dude, you can put down any where between 10-20k down on the principle of the loan and you don't have to pay it back if you stay for 10 years.       <title>This has nothing to do with Real Estate or Does it?</title>
      <description>&lt;p&gt;I got the great pleasure to see Neil deGrasse Tyson speak last night at the Arlington Campus of UTA (for non Texans that is University of Texas at Arlington). &lt;br&gt;&amp;nbsp; &lt;br&gt;For those who do not know who he is shame on you. He is one of the most popular Astrophysicists of our time. He is not only a brilliant speaker but an amazing person that helps enlighten the people that prefer to stand in the dark. &lt;br&gt;&amp;nbsp; &lt;br&gt;I went there thinking he would talk about outer space, but instead was tossed into what and how we live today here in America and around the world.&amp;nbsp; The things he spoke about shocked and even worried me a bit at first however, once allowed by my brain he opened my mind to a whole new realm of possibilities. &lt;br&gt;&amp;nbsp; &lt;br&gt;He spoke about the fact we have allowed our schools to dumb our children down not raise them up.&amp;nbsp; The fact that we as a society know more about what Michael Jackson or Britney Spears is doing than how things work in our world.&amp;nbsp; &lt;br&gt;&amp;nbsp; &lt;br&gt;A huge beef with me is the MEDIA. We in the real estate industry have seen the effects they can play.&amp;nbsp; When you read headlines that are about the unimportant vs. the very important we have issues.&amp;nbsp;&amp;nbsp; The MEDIA today runs around and jumps on SOCIAL GARBAGE. If it bleeds shocks and is over the top well it is a headline.&amp;nbsp; &lt;br&gt;&amp;nbsp; &lt;br&gt;But is the MEDIA to blame?&amp;nbsp; Someone turns it on, pays to read it and pays to advertise next to it?&amp;nbsp; Why? Because we have told them this is what is important to our lives. &lt;br&gt;&amp;nbsp; &lt;br&gt;What a sick and sad place our world has become.&amp;nbsp; He was awesome at asking why have Americans stopped dreaming of the homes of the future, the cars of the future, where are the cool things we have to look forward too? &lt;br&gt;&amp;nbsp; &lt;br&gt;I was about 7 years old on my first trip to Disney Land I remember going through Magic Mountain and at the end you road a moving sidewalk through "The Home of The Future" I was so amazed by it.&amp;nbsp; Cordless telephones, Telephones you could see people on the other end, Microwave ovens cooking your stuff in a flash, electronic window treatments, on and on.&amp;nbsp; I just could not believe that it would ever happen.&amp;nbsp; Well, look around it is here and now.&amp;nbsp; &lt;br&gt;&amp;nbsp; &lt;br&gt;What is next is what is missing. Tyson was right. I can't remember the last time I saw something that amazing. Okay, the Iphone pretty cool, but you don't see things that really move us fast forwarded.&amp;nbsp; Where are the Scientists of today, what are they doing and what are will the homes of the future look like? &lt;br&gt;&amp;nbsp; &lt;br&gt;Oh, and Space we think we are running out of real estate think again, look up the word Sextillion and get back to me on it and then realize there are that many planets and stars etc in our universe and that there are thousands of other universes like ours. &lt;br&gt;&amp;nbsp; &lt;br&gt;Gals and Guys we have stuff to sell till daddy takes the T-Bird away. &lt;br&gt;&amp;nbsp; &lt;br&gt;If you would like more information about this wonderful speaker he is on NOVA and Google his name. He is an amazing person and if you think my experience was just luck; well you're right there are only 600,000 Astrophysicist alive and over 6,000,000,000 people on the earth today so, they are ONE in a Million literally.&amp;nbsp; &lt;br&gt;&amp;nbsp; &lt;br&gt;It was an event that will change my way of looking at things for the rest of my life. &lt;br&gt;&amp;nbsp; &lt;br&gt;I am a big dreamer and a big talker to say the least but I try really hard to share things that open, expand and encourage people to be bigger than themselves.&amp;nbsp; I push myself all the time and get myself into things I have no idea what I am really doing but I figure it out.&amp;nbsp; It makes me grow and learn.&amp;nbsp; I encourage you do to the same. When we stop growing and learning we stop our universe and that is a huge issue. &lt;br&gt;&amp;nbsp; &lt;br&gt;I hope you enjoy coming and visiting my blog I hope in my little way I am doing the same for you.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Tax Credit and what it means to First Time Home Buyers as it stands today</title>
      <description>&lt;p&gt;"GOOD COMMUNICATION IS AS STIMULATING AS BLACK COFFEE...AND JUST AS HARD TO SLEEP AFTER." Anne Morrow Lindbergh And communication on the new $789 Billion Stimulus Plan has been flying fierce over the past week, resulting in late nights for Congress and probably more than a few cups of coffee. President Obama is certainly hoping the new plan will wake up the struggling economy, and breathe some life back into the housing market as well.&lt;br&gt;The tax credit in the Stimulus Bill has been scaled down to $8,000 from its previous level of $15,000, or 10% of the value of the home for any first time homebuyers who purchase homes from the start of the year until the end of November. It starts phasing out for couples with incomes above $150,000 and single filers with incomes above $75,000, and buyers will have to repay the credit if they sell their homes within three years.&lt;br&gt;In addition, there's news that the Obama administration is trying to hammer out a new program to subsidize mortgages to fight the credit crisis. The plan would seek to help homeowners before they fall into arrears on their loans, whereas current programs only assist borrowers that are already delinquent. There are no details yet on this plan, but I will be monitoring this news closely in the weeks ahead.&lt;br&gt;&amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Stimulious Package and Realty...OOPs Reality</title>
      <description>&lt;p&gt;Okay, it has passed now what??????&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I have yet to figure out why we are giving money to the people that caused the problem. So, now they will have more money to spend on other bad ideas. The best thing about it all is?&amp;nbsp; We get to pay for it 3 times by the time it is all said and done.&lt;br&gt;I would love for our government take the stand on the people but don't see that happening anytime soon.&lt;br&gt;Maybe they could take the lead the the CEO from Best Buy!&amp;nbsp; Give what the government is planning to give to the companies that have already been given money and give it to the people who put the money in the pot to begin with.&amp;nbsp; (the 40 percent of American's who pay taxes)&lt;br&gt;They could cut the 750 Billion and only give us 250 Billion and see what we can do. Most would pay off all the debt they have, then save some and spend the rest.&lt;br&gt;That would put money back into the banks since they don't have any to lend, credit cards would be paid helping them too. More then likely several cars would be sold too, so that would help them.&lt;br&gt;Most of the people who pay taxes are also the same people who give to charity so, that would help them too.&lt;br&gt;Alot of the tax payers would like to start their own business and or increase the business they own. So there. The jobloss problem is solved. &lt;br&gt;Seems so simple to me, but what do I know I am just another dumb tax payer.&lt;/p&gt;

      <title>Happy New Years more of 2008 or maybe not?</title>
      <description>&lt;p&gt;Now, what does the change of the year make a real difference or is it a state of mind?&lt;br&gt;Something, about having a clean slate makes us feel more secure or renewed.&amp;nbsp; But, does it really happen or is it more of the same stuff different day covered up with new a new attitude?&lt;br&gt;I am a weird fish and believe that a number makes a difference. The number 8 alone makes me feel like you chase your own tail and never get out of the loop.&amp;nbsp; Just look at it and do you see what I mean.&lt;br&gt;The number 9 looks like you revist some of the old stuf but you break free from the loop to maybe do something different or make changes that don't have you chasing your tail.&lt;/p&gt;
&lt;p&gt;I suppose it is a silly thought, but I am hoping that the banking, insurance, government, real estate, the world for that matter loop around on the good stuff for a while and then break free and do something different and hopefully it will be better changes then we saw ourselves do last year.&lt;/p&gt;

      <title>Why I live in the Dallas-Fort Worth TX area and you might like it too.</title>
      <description>&lt;p&gt;I have lived in the Dallas-Fort Worth area since 1981.&amp;nbsp; My parents were in the military my father retired from the US Navy in 1978 between kinda garden and graduation I attended 17 different schools.&amp;nbsp; The families of our armed services surrender their lives as well to the service of our country.&lt;br&gt;&lt;br&gt;This at the time was huge or at least I thought so at the time. I now look at it as something I am proud I got to do.&amp;nbsp; We lived in Hawaii, FL, VA, SC, UT,CA, TX &lt;br&gt;Some of those places several different times.&amp;nbsp; We settled the in Garland TX at the beginning of my senior year in high school.&amp;nbsp; I hated it!&amp;nbsp; It was Flat, it was Hot, it was August in Texas.&amp;nbsp; &lt;br&gt;&lt;br&gt;I married right out of high school after that I was here to stay.&amp;nbsp; I have been here ever since.&amp;nbsp; Reasons I love it here.&lt;br&gt;1 The people in general are just wonderful&lt;br&gt;2 Yes, the Summer can get pretty hot but the rest of the year is super weather.&lt;br&gt;3 The job market has been pretty good to great since I have been here yes even in the 80's I was able to find not just one job but up to three at the same time.&lt;br&gt;4 The cost of living is great compared to the other places I have lived or visited.&lt;br&gt;5 We have everything expect a beach well you can get to some but not the types I am use to yes spoiled but hard to beat Hawaii. Sports, Entertainment, World Class Theater, Art, Gardens, History, Shopping and so much more.&lt;br&gt;6 If you like biking, we have some wonderful trails&lt;br&gt;7 Parks, rivers and lakes abound our area&lt;br&gt;8 Our traffic can be a bit crazy but nothing like I have seen in the LA are or Houston.&lt;br&gt;9 You are in the center just about in the country so flying in and out to the rest of the world it is pretty easy from DFW or Love Field&lt;br&gt;10 Housing cost you can buy a new 3-2-2 Brick home about 1500 sq ft with a fenced yard around 100K and with PITI your total payment would be as little as 950.00 a month.&amp;nbsp; My sister just bought a home in the Long Beach area and paid for an older home 580,000.&amp;nbsp; I won't share the payment but it is high.&amp;nbsp; &lt;br&gt;&lt;br&gt;If you are moving here or thinking about it love to help you find if this is the place for you and/or yours.&lt;br&gt;&lt;br&gt;I am not a native Texan but I got here as soon as I could kicking and screaming but you can't get me out of here now.&lt;/p&gt; &lt;div class="agent_signature"&gt;
