      <title>NO FEE BPO'S #@!%#&amp;</title>
      <description>&lt;p&gt;What the HECK!!! Has anyone out there been&amp;nbsp;contacted by these BPO companies that want you to do BPO's for FREE!!!!! Are they out of there minds? USRES is the worst. They will try to convince you that if you do this FREE BPO for them then you will be the first one in line for the listing..if it ever goes into a listing. FAT CHANCE of that happening. Most of the BPO's that they are doing are for short sales and if the property does go into foreclosure and gets listed then it will more than likely be transferred to another servicing company if the bank doesn't handle it themselves.&lt;/p&gt;
&lt;p&gt;Are you aware that these companies are still making money off of the FREE BPO that you are doing for them? Only now they are getting 100% of the fee that is coming to them for it.&amp;nbsp; I told their rep that I would only do a free BPO for them if they already had the authority to list it&amp;nbsp;and could verify in writing to me that I was going to be receiving the listing. Of course, that was not possible since none of the properties that they are doing BPO's on are actually under their control and they have no authority to list them. What a racket!!!!&lt;/p&gt;
&lt;p&gt;If you refuse to do them for free then you can be categorized as a paid agent and not be eligible for the listings.. Whoopeee!!!! Frankly, the $75 fee that they would pay you for the BPO is not really worth it to me. There are a few companies out there that are genuine and when you do a BPO for them you have a very good chance of getting the listing but they are few and far between. I have had agents in my office do BPO's for these free companies before only to see the listing go to some other agent in another County. &lt;a href="mailto:BULL!@#!#%24%"&gt;BULL!#!#$%&lt;/a&gt;!!!!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Be sure to ask when you are contacted by one of these companies to this FREE service for them what the status of the loan is and if it is a BPO for a short sale or for a foreclosure. If they want tell you then RUN as fast as you can. They are having you do this FREE service for them with absolutely no benefit to you. And belive me when I tell you that they are going to try and smooth talk you into doing this for them...it is very adventagious to them for you to do all the work for them for FREE.&lt;/p&gt;
&lt;p&gt;My strong recommendation...NEVER do a free BPO. NEVER!!! If we will all stick together on&amp;nbsp;this then we can change the way this corrupt system is now running and maybe make it work for us..the REAL Real Estate Professionals.&lt;/p&gt;</description>

      <title>Software Suggestions for the NEWBIE</title>
      <description>&lt;p&gt;I am in the process of becoming a Certified Residential Property Manager. Have all the classes scheduled but won't actually be done with them until after the first week in May. I am very excited about getting into the property management side of real estate and was wondering if anyone out there could give me some feedback on what type of software programs that they are currently using and which ones to avoid. I was hoping to use a system that is very versatile and could be used for both single-family properties as well as multi-family units. In addition, it would be nice if it were also able to be used for homeowners associations since I am in the process of getting my C.A.M. license.&lt;/p&gt;
&lt;p&gt;I know that I may be jumping the gun here because I am sure that they will go over the most popular systems in the classes I will be taking, but you know how that goes. I don't want someone pushing a program on me just because it might benefit them. I am looking to use a program that can benefit me for a long time without having to convert to something different in a few years.&lt;/p&gt;
&lt;p&gt;I have done a little research on Yardi and TenantPro7 and they both look like good programs. Yardi looks like it is much more popular and used by a variety of different companies, but it does look like it is a little more difficult to learn.&lt;/p&gt;
&lt;p&gt;TenantPro7 looks pretty simple and seems like it would be pretty easy to learn, but when I searched out several large management companies that handle multi-unit housing they all use the Yardi system&lt;/p&gt;
&lt;p&gt;Any advice would be helpful.&lt;/p&gt;

      <title>New Development in Baker County</title>
      <description>&lt;p&gt;I just recieved the local newspaper and wanted to share some exciting news with you about some upcoming growth in Baker County. The Baker county Board of Commissioners approved on Monday,3/16/09, a plan to ramp up development around the US90 and I-10 intersection. The plan increased the development area, called the Olustee Interstate Development Node, from 1,130 to 4,362 acres. The hope for increasing the size of the area is that it will create space for more than 7,000 new residences and more than 16 million square feet of space for other developement that could potentially be used for industrial space and hopefully help advance the county as an inland port.&lt;/p&gt;
&lt;p&gt;Now that the plan has passed next month a request will be submitted to create 10 million square feet of industrial space within the developement area. This is all great news for the growth in Baker County and will hopefully bring much needed new industry to the County.&lt;/p&gt;</description>

We are currently ranked 717 in the State for filings, which include default notices, foreclosure action notices or bank repossesions. Our filings actually went down by almost half from December 2008 to January 2009.&lt;/p&gt;
&lt;p&gt;In January there were 4 pre-foreclosure filings, 3 auctions and 1 REO which is down from December&amp;nbsp;which produced&amp;nbsp;8 pre-foreclosure filings, 4 auctions and 2 REO's.&lt;/p&gt;

      <title>Welcome to the Country</title>
      <description>&lt;p&gt;Welcome to the Country. I just wanted to share with the city folks why country living is so great. When you wake up in the morning out here you smell the fresh air and forest dew. You hear the birds singing and the roosters crowing. When night falls you are surrounded by billions of bright stars and if you stare at the sky long enough you will no doubt see a few of them shooting across the&amp;nbsp;sky.&lt;/p&gt;
&lt;p&gt;How long has it been since you saw fireflies? We see them almost every night. It is very rare that we suffer from boredom, but if the itch gets to us we just take off to the river for a little fishin', or hit the forest for some horseback riding or four-wheeling.&lt;/p&gt;
&lt;p&gt;I work exclusively in the rural areas of North Florida and love to get the opportunity to show off what I consider to be the most beautiful part of Florida. My home town is Baker County, Florida. We are blessed with many natural beauties out here such as the Osceola National Forest, the St. Mary's River, the Great Florida Birding Trail, Ocean Pond and the historical Olustee Battlefield.&lt;/p&gt;

      <description>&lt;p&gt;Any suggestions on how to get REO listings. We do tons of BPO's put it seems like all the listings go to just a few select Brokers. Most of them not even in our county. How do we get our foot in the door with the banks that list these properties?&lt;/p&gt;</description>

      <title>HELP WITH GETTING STARTED???</title>
      <description>&lt;p&gt;I am considering getting started in Property Management in my area. We have severl lRealtors in the area but none handle rentals. I get at least ten calls a week for rentals and&amp;nbsp;I have to tell them to check the paper for local listings. I feel like i am missing out on a pretty big share of the market that no one is working.&lt;/p&gt;
&lt;p&gt;The thing is I really don't want to go into it uneducated. Can anyone suggest a good (great) class on Property Management? I refuse to get into it until I really know what I am doing and can be educated on the laws and processes of everything involved.&lt;/p&gt;
&lt;p&gt;Any help or advice is greatly appreciated. :)&amp;nbsp;&lt;/p&gt;</description>

      <title>DRINKING AT A CLOSING?????</title>
      <description>&lt;p&gt;Oh MY Gosh!!!! I just got back from the weirdest, most ridiculous and downright strangest closing ever. My Sellers had already signed everything and were not present at the closing so I waited about thirty minutes after it started to show up (no since in sitting there while the Buyers went through all their mortgage stuff). I walk in and there is beer and champagne all on the table. Everyone, with the exception of the title agent, was drinking. Evidently the LENDER brought the booze.&lt;/p&gt;
&lt;p&gt;It was the worst closing ever. Absolutely rudest agent and miserable looking Buyer. No one was drunk but I just thought that it was very unethical to have alcohol prior to, and during, the signing of the closing documents. I am not a prude, I love to drink. I just think that there is a time and a place for it. The closing was not smooth. The Buyers were very bitter and the agents attitude was probably what provoked theirs. The agent never even spoke to me except to bark at me about some receipts and then never even said goodbye, just gave me an evil glare from hell.&lt;/p&gt;
&lt;p&gt;Did I mention that she was about fifty years old and wearing a see through shirt with a push-up bra? Well, she was. GROSSED ME OUT!!! Anyway, I was so frustrated by the whole event that I left without my check. Told them I would be back tomorrow. Just couldn't take anymore of it.&lt;/p&gt;</description>

      <title>FEES, FEES, FEES</title>
      <description>&lt;p&gt;It seems like every few months I get billed for something else from my Association and the MLS. My question is how are they protecting our right to make money so that we can pay these bills when they allow companies to charge nominal fees to simply post&amp;nbsp;for sale by owners&amp;nbsp;homes&amp;nbsp;the MLS. There ar no Realtors on these listings that you can deal with. They may be listed as the listing agent but trust me...they are not listing agents.&amp;nbsp;You are directed to contact the Seller directly, who by the way, has no skills in reading or negotiating a contract. I think that the MLS should do a better job at protecting the Realtors who keep their service alive and thriving.&lt;/p&gt;</description>
