One of my business partners had a rather weird experience a few days ago.  She was faced with the dilemma of explaining to a seller that her house is worth more than the seller thought the house was worth.  She wasn't negotiating a lower listing price.  She was negotiating a higher one.  This concept is somewhat unusual in this market.

It seems that spring has finally come to Green Bay just in time for summer.  This past week I've been dealing with two multiple counter offer situations.  One set is on the seller's side while the other is on the buyer's side.  Do you know how long it's been since I've been involved in multiple counter offers?  Me neither.

I have noticed recently that some agents in the Green Bay area are moving off of the traditional Sunday open houses.   A few agents as well as FSBO's are starting to open homes on Friday nights and Saturday mornings.  I'm not exactly sold on the Friday/Saturday approach.  I think many people use Friday night as their "play" night and Saturday morning as their errand time but I am watching and keeping an open mind.

I hate to say this but I'm already beginning my next real estate expo which will take place in the fall.  I feel like I'm wishing summer away which is horrible since we haven't really felt that it is here yet.  Today I saw people wearing winter coats and hats.  It is a little chilly.

Now I know this won't work for everyone.  I happen to work on a sales team of three agents, all female. Lately I have acquired buyers with two beautiful but small children.  They have to bring them when they look at houses on short notice.

A few days ago, there was a terrible traffic accident on one of the busiest streets in Green Bay.  Two beautiful, 18 year old girls were killed instantly.  They had just graduated from high school a few days before the accident.  The accident doesn't appear to be their fault.  Needless to say, everyone feels the pain from their loss.

I just had a rather unusual experiencve.  I had a listing appointment with a seller who understands the market, is realisitic concerning  the price he's asking and is coooperative and actually excited about the process.  He wants to price it low and move it.
Now I know you're asking - OK, what planet is he from?  He's actually in Green Bay.  How cool is that!  Can it be true that sellers are starting to understand the need for accurate, realistic pricing?  Can it be true that expectations can be reasonable?
